My family has lived here since 2022. We came while I was 8 months pregnant and moved into a home with no hot water or heat for 3.5 weeks. The door wasn’t working right and then was then bolted shut by the current maintenance man. It remained bolted shut for 3 months until new management came. Then our front door wouldn’t close. They don’t have safe doors on these paper thin walls and because of it the doors won’t latch properly. Most times I can maybe unlock the top, lock the bottom, and still pull my door open without even turning the knob. Because of it the water damage was terrible. It ruined the floors and walls. I demanded a new home. They moved us into a “new” home which was clearly refurbished. (The property manager at the time was actually extremely helpful and I think he was the only person who positively impacted this community. But this place is so ran down it would take a whole team to repair this community) We asked for the extra charge for a new home be taken off. The old manager was willing to work with us. Told us to give our 30 day notice and we could leave no charge. So we did. Spent a month trying to contact them and no one was ever there. Office sign always off. Door always locked. Phone never answered. Our family is facing so much because of the lack of care, safety, communication within this community. I currently don’t have steps on the back door(about a 3 ft drop) so anyone who didn’t know is subjected to a broken leg or arm. Our water heater was outdated. Moldy anode rod. Flooring wasn’t laid properly and cuts up our 1 year olds legs. Zip ties in our toilet tank because water doesn’t properly flush. Can’t afford an extension cord for our water line and have duct tape around it instead. They throw away our work orders and claim they don’t have them. They basically threaten you with a m-t-m and say if you don’t sign another lease you have to pay 100$ monthly to them for a year. Please, please just be aware before moving your family into here. Do your research and only use as a last option. Once you’re in here, they won’t care about you, your family, kids, safety; only your money. The new regional manager, Kimberly, told us to come back in an hour after we said our houses were unfit (because she had customers in there of course). We did so. She asked what got us into our position we are in now and as soon as I explained our first house being unfit (that’s literally what started this.) she said “I’m not doing this get out” then talked over every word after. It’s all voice recorded. So many recordings of them saying they’d do stuff they haven’t; of the old managers basically saying this place is going to the ground. We’re tired of maintenance never showing up. Never doing anything. We’re tired of constantly putting in orders that “aren’t there” but then them screwing over every person they can; Never listening to tenants but evicting 10 people a day. Again… she said “I’m not doing this. Get out. You have until the 18th. Actually a few days after.” Extremely rude considering she asked us a question to which she couldn’t handle our answer. It was extremely unprofessional of any landlord to say, but a regional? Have some respect for a family whose hurting because of you.Edited to add: you simply cannot leave your phone number to contact you back as a response every time, when you indeed do not answer your phone or voicemails.

Apr 23, 2025 · cheddar bobStephanie at the office was extremely prompt and kind. My trash can was taken and we literally had someone bringing a can in 2 mins. I now have hope that this management we have now will take care of us. We have been severely neglected the 3yrs we have lived here, everyone has. But I will now start putting in work orders again cause I truly believe they will do their job this time!. I have always said this could be a great little community if the owners would put in proper management and take care of us like they are supposed to by law. Thank you again Stephanie and Jessica. They are working hard to turn this place around!❤️🙏🏼
Dec 11, 2024 · Cara KislingIf I could give this place a 0 star, I would. However, I was forced to give it at least a 1 by Google. Where to begin. This will be a LONG one. So I moved in in October, 2021 with my at the time 4 year old son. It was odd moving in because they charged a $500 non- refundable holding "fee"to "take the trailor off the market," and those monies were not applied to the first months rent, nor was their a security deposit taken on the unit. I lived in the trailor at Lot 953. Upon move in, I noted there was no fridge. After 2 weeks, a new one was delivered and plugged in. My front nor back doors had locking deadbolts. A maintanence man promptly fixed my front dead bolt, however not the back door- and never returned to do so. Also, upon move- in, only 1 burner of 4 total functioned on the range of the gas stove. A strong, gas odor was always ommitted while engaging the 1 burner that worked. I promptly put a work order in person, in the office, with the interum property manager at the time. I was assured by the property manager at the time, Alexess, one would be ordered from a vendor and installed. Flash forward to June 12th, 2022. My stove still isn't replaced. A massive storm equivalent to a category 2 hurricane rips through the trailor park. My front door is ripped out the frame and rendered useless and unable to lock. The new property manager, Charlene G., is out side walking the trailor park with an 'insurance adjuster.' I approach the 2 of them on foot, they walk over to my trailor, and note the damages to my door from the storm. The property manager asks that I wait a few days to put the order in. So I do- and in the meantime I purchase a door jam to keep the door securely jammed. I go to the office in person and re- remind the property Manager of the issue, as well as speak to the maintanence man Tim, myself. I fill out and turn in a maintanence order a week later because it still wasn't done. I also re-submit maintanence orders about the back door and stove. No one does anything. A month after that, the city of Fort Wayne unexpectedly shut off water to the entire park. Flash forward to September- my trailor still has not been maintanenced in spite of multiple documented attempts on my part pleading them to fix all the issues in which according to my lease contract- I was not liable to repair- THEY were. I filed September 8th in Allen County Superior Court Small Claims Division for breach of contract against the Defendant - Fort Wayne Mobile Home Community, LLC. No one from the company showed up for our scheduled exiting walk- through of the trailor when I moved out. Court was November 21st, 2022 and they did not show up. Fort Wayne Mobile Home Community, LLC was order to pay me a default judgement, joint and severally, of $1,497 within ten days of receiving notice of the money. They have my forwarding address and I haven't received my money still! Not a cent! I forsee the park filing for bankrupcy in the near future to avoid the unsurmountable debt that they will incure from lawsuits and Judgements that they have in collections. Charlene will blow smoke but can't start a fire. The maintanence man just leans around on his car eating snacks in the parking lot most days. Their are no fluid business hours as staff is rarely in the office. They only pick the phone up once in a blue moon. This place BLOWS. No service, they keep raising the total amount owed by making residents who aren't receiving assistance pay for: lot rent, home rent, water, sewage, trash, gas, and electric. In total, this cost about $1,500+/ mo. For my 2018 , 3 bdrm 2 bath. I moved to Ohio and now pay $689/ mo. Plus electric only. Living in a safer, larger, friendlier, more affordable and dependableCommunity with same day, excellent maintanence. (Shout out to Eagles Point Apartments in Kenton Ohio!) Also, at Fort Wayne Mobile Home Community on Dunkelberg Rd., it's always LIVE outside with domestic violence and drugs. Trap trailors. I pray this nasty place gets condemned and the village of stray cats get to live in them for free. That's all.

Maint man “D”, who in 2023 drilled my back door shut for 3 months after I had my first baby, illegally drilled my front and back door closed as well while we were moving the last of our stuff to the storage unit. We were supposed to move out due to 2 homes that weren’t up to date per their own lease. After that manager was fired, no one was in office and we were evicted. Regional manager kicked us out when she heard the word unsafe (we were trying to give backstory and why we were confused about the eviction letter to begin with) and she said “I’m not doing this. Get out.”. They wouldn’t open their front door for us so we called a sheriff out ourself(they were baffled on the phone. “THEY DID WHAT!?”) .. but of course they opened the door for him🚔👮♂️ we got just a few of our belongings and said forget the rest because the one maint man D, who drilled our doors, was so worried about “defamation” because I took a picture of the back door being pried open by maint man #2.(simply so they couldn’t blame us for anything.) Also, maint man 2 said yeah these doors are drilled and maint man “D” said what no way they are (even after he previously told us our front door was wide opened but now he has no clue how they’re closed or what happened) and I said just like you did our first home huh? No response from him but That’s when he walked away calling people and yelling to his coworker about us and don’t let them in that house… when they, themselves, shouldn’t have been in there. We then said this is a joke and we handed maintenance the keys. An hour later they charged us for the month of April. We never stepped foot in that house the month of April. We handed the keys back before April but you guys can charge people for a place they’re not living in because you’re simply upset? Then you can’t answer your phones or doors after overcharging and locking people out of their account?And please, do not respond saying call this number that I already simply know you won’t answer. Oh and the management facility you call in Utah for your complaints? Their mailbox has been full for over 2 months.Even if it takes a year to get through with the court and every other place we’ve contacted,We will do everything in our power to not let you harm other families like you have in the past. So unprofessional and dehumanizing how you treat people, customers, even your own property. Let’s do better. You 100% know what you’re doing to your customers and that’s incredibly disheartening.
