Blue Granite Estates Mobile Home Introduce
Blue Granite Estates Mobile Home, located at 1319 S Hollow Cove Rd, Florence, SC 29506, USA, is presented here for local users who may be exploring residential options listed under platforms like 'RV Parks Near Me'. While such platforms often include a variety of accommodation types, including mobile home parks, it's crucial for prospective residents to have a comprehensive understanding of the property based on available information. This introduction aims to provide an objective overview of Blue Granite Estates Mobile Home, drawing primarily from the experiences shared by individuals who have resided there.
Based on the limited information available, particularly the direct feedback from previous residents, it is important to approach Blue Granite Estates Mobile Home with caution and conduct thorough due diligence. The provided reviews paint a concerning picture of the living conditions and management practices at this location.
One former resident described their six-month experience as the 'worst ever,' citing a significant roach infestation from the very first night. Despite reporting the issue to the landlord and subsequent spraying, the resident indicated that the problem persisted. This suggests a potentially ongoing pest control issue that prospective residents should be highly aware of and investigate further.
The same review also raises concerns about billing practices. The resident mentioned an unexpected water bill for $80, despite water supposedly being included in the rent unless an overage occurred. This incident, coupled with an attempt to make the resident pay it, points to potential discrepancies or a lack of clarity in the lease agreement and utility charges. It is crucial for anyone considering living at Blue Granite Estates Mobile Home to meticulously review the lease terms and understand all associated costs, including utilities, before signing any agreement.
Furthermore, the review highlights issues with property maintenance and the landlord's response to repair requests. The resident reported a malfunctioning shower knob leading to water damage and a subsequent air conditioning failure during the summer. In the case of the air conditioning, the landlord allegedly instructed the resident to hire a technician at their own expense. This raises questions about the landlord's responsibility for essential repairs and the overall maintenance standards of the mobile homes within the estate. The resident also mentioned frequent breakdowns of various elements within their unit, including cabinets, deteriorating walls, and a continuously malfunctioning smoke detector, suggesting potentially aged or poorly maintained properties.
The negative experiences extended beyond the immediate living conditions. The former resident also claimed to have been unfairly charged after moving out, allegedly for not providing a 30-day notice and for supposed damage to the trailer, which they described as 'raggedy' upon moving in. Additionally, they reported a negative impact on their credit score due to these claims. This underscores the importance of detailed move-in and move-out documentation, including photographs and written condition reports, to protect oneself from unwarranted charges and potential credit issues.
Another review offers a similarly critical perspective, describing the property as looking like it's 'about to fall apart' and characterizing many residents in a derogatory manner. While such subjective descriptions should be interpreted with caution, the comment about residents driving through yards suggests a lack of respect for property boundaries and potentially inadequate enforcement of community rules. The reviewer also contrasts Blue Granite Estates Mobile Home unfavorably with a better-maintained property across the street, implying that there may be alternative mobile home living options in the vicinity that offer a superior living environment.
Given these serious allegations and negative experiences shared by former residents, it is imperative for local users considering Blue Granite Estates Mobile Home through platforms like 'RV Parks Near Me' to exercise extreme caution. The information strongly suggests potential issues with:
- Pest Control: Persistent roach infestations.
- Maintenance: Poor upkeep of the mobile homes and potentially slow or unwilling response to essential repairs.
- Billing Practices: Potential discrepancies and unexpected charges for utilities.
- Management Practices: Allegations of unfair treatment regarding move-out charges and credit reporting.
- Community Environment: Concerns about property maintenance and adherence to community rules.
Prospective residents are strongly advised to take the following steps before making any decisions regarding Blue Granite Estates Mobile Home:
- Visit the Property: Conduct a thorough on-site inspection of any available units and the overall grounds. Pay close attention to the condition of the mobile homes, common areas, and infrastructure.
- Request to See the Specific Unit: Do not rely on model units. Inspect the exact unit you would be renting to assess its condition and any existing issues.
- Inquire About Pest Control Measures: Ask specifically about the park's pest control policies and history.
- Review the Lease Agreement Carefully: Pay close attention to clauses regarding rent, utilities, maintenance responsibilities, and move-out procedures. Seek clarification on any ambiguous terms.
- Document Everything: If you decide to proceed, take detailed photographs and videos of the property's condition before moving in. Obtain a signed and dated move-in condition report from the landlord.
- Inquire About Community Rules: Understand the park's regulations regarding noise, pets, parking, and other aspects of community living.
- Speak to Current Residents (If Possible): If the opportunity arises, try to speak with current residents to get their firsthand perspectives on living at Blue Granite Estates Mobile Home.
- Research Local Tenant Rights: Familiarize yourself with tenant rights in South Carolina to understand your protections as a renter.
It is important to note that the information presented here is based solely on the provided customer reviews, which are subjective accounts. However, the consistency and severity of the issues raised warrant serious consideration. While Blue Granite Estates Mobile Home is listed under a category that might suggest temporary or flexible accommodation, the experiences shared indicate potential long-term habitability concerns.
For local users seeking a mobile home park in Florence, SC, it would be prudent to also explore other options in the area. The review mentioning a 'much better kept property' across the street suggests that alternative choices may exist that offer a more positive living experience. Utilizing platforms like 'RV Parks Near Me' can be a starting point for discovery, but thorough investigation and critical evaluation of each option are essential.
In conclusion, the available feedback regarding Blue Granite Estates Mobile Home raises significant concerns about its living conditions, maintenance, and management practices. Local users considering this property should proceed with extreme caution, conduct thorough due diligence, and explore alternative mobile home park options in Florence, SC, to ensure a safe, comfortable, and positive residential experience.

Blue Granite Estates Mobile Home Reviews
Worst experience ever was living here. I only stayed for 6 months. The place was roach invested. My first night there, I killed lots of them. I'd tell the landlord, someone would come out to spray, but that didn't help anything. Also, they treat you like you own the place. I was rent to owning. Shortly after moving there, the knob on the shower flew off. Water was everywhere. I called the landlord and informed him what happened. A few weeks later, I received my rent receipt with an $80 water bill. Water supposed to be included unless you go over. They tried to make me pay it too. Lastly, my air went out during the summer. I called the landlord. They said I had to call a technician at my own expense to get it fixed. Everytime I turn around something stayed tearing up. The cabinets, wall deteriorating, smoke detector going of continuously for hours. They saying I still owe them money because I didn't put my 30 day notice in and they said the trailer was damaged. They messed my credit score up too. When I moved there, it was a raggedy trailer. I'll never get my self into a situation like that again. Those people are nothing but conartis.
Feb 14, 2019 · Jennifer WorthamThis property looks like its about to fall apart and most of the residents are the definition of ghetto.(why drive on the road when we have every body's yard to drive through.) Just across the street there is a much better kept property that the owner of this one should take an example from
