Blue Ridge Estates Introduce
For local users in the Churubusco, Indiana area who are searching for 'rv parks near me', it's important to clarify that Blue Ridge Estates, located at 6560 N 650 E, Churubusco, IN 46723, USA, is a mobile home park, not typically designed for short-term RV stays. While some mobile home parks might occasionally accommodate RVs on a longer-term basis, the primary focus of Blue Ridge Estates appears to be on providing a residential community for mobile home owners. You can contact them at (260) 508-3156 or +1 260-508-3156 for specific inquiries about their policies on RVs, but the following introduction will primarily focus on its nature as a mobile home park based on the available information.
Based on recent feedback from residents, Blue Ridge Estates appears to be undergoing positive developments, particularly with the introduction of a new manager. Several residents have expressed their appreciation for the new manager's approachability and the positive impact she is having on the community. One resident mentioned loving living there and specifically highlighted the new manager's exceptional niceness and the "awesome activities planned for residents." This suggests a growing sense of community engagement and a proactive management style aimed at enhancing the living experience within Blue Ridge Estates.
Another resident echoed these sentiments, noting that it is "great to have a manager who is always here and quite easy to talk to." This accessibility and open communication between management and residents are often crucial for fostering a positive community atmosphere. The reviewer also appreciated that the manager "does not purport herself as being above the residents," indicating a down-to-earth and respectful leadership style, which can contribute significantly to resident satisfaction and a sense of belonging.
The maintenance of the park also receives positive feedback. One resident specifically mentioned the maintenance man, Nate, describing him as "very nice and helpful" and commending him for keeping the park in "great condition." This suggests that Blue Ridge Estates prioritizes the upkeep of its grounds and infrastructure, which is essential for the comfort and safety of its residents. Prompt and effective maintenance can address issues quickly and contribute to a well-maintained and aesthetically pleasing living environment.
However, not all feedback is entirely positive. One resident raised concerns about the increasing lot rent, coupled with a lack of attention to certain infrastructure issues, specifically mentioning the failure to fix the street lights. This resident expressed frustration with the rising costs while dealing with safety concerns related to inadequate lighting and reported instances of theft from their driveway and deck. This feedback highlights a potential area for improvement in the park's management and maintenance priorities. Addressing issues like malfunctioning streetlights is crucial for resident safety and security, and the perception of value for the increasing lot rent can be negatively impacted if such concerns are not adequately addressed.
Considering Blue Ridge Estates as a potential long-term residential option within the broader context of 'rv parks near me' (understanding it's a mobile home park), local users might consider the following aspects based on the available feedback:
Positive Management: The new manager is receiving high praise for her approachability, community engagement efforts, and overall positive demeanor. This can contribute to a more pleasant and responsive living environment.
Well-Maintained Grounds: The positive comments about the maintenance man and the park's condition suggest that the physical upkeep of the community is generally well-handled.
Sense of Community: The planned activities for residents indicate an effort to foster a sense of community and social interaction among the residents.
Potential for Long-Term Stability: As a mobile home park, it offers a more permanent housing solution compared to the transient nature of most RV parks.
However, potential residents should also be aware of the concerns raised:
Rising Lot Rent: The increasing cost of lot rent is a significant factor to consider for long-term affordability.
Infrastructure Issues: The reported problem with unfixed streetlights raises questions about the responsiveness to certain maintenance needs and the prioritization of infrastructure improvements.
Security Concerns: The resident reporting theft suggests potential security issues that may need to be addressed by the park management, such as improved lighting or other security measures.
As Blue Ridge Estates is a mobile home park focused on long-term residency, promotional information in the traditional sense (like discounts for short stays) is unlikely to be applicable. Any potential promotions would likely be related to incentives for new residents bringing in or purchasing mobile homes within the community. To obtain specific information about lot rent, any current incentives, or the park's policies on security and infrastructure maintenance, interested parties should contact the management directly at the provided phone numbers.
In conclusion, Blue Ridge Estates in Churubusco, Indiana, appears to be a mobile home park with a generally positive community atmosphere, particularly under the new management. Residents appreciate the manager's approachability and the planned community activities, as well as the efforts of the maintenance staff in keeping the park in good condition. However, prospective residents should also consider the concerns raised about rising lot rent and the need for infrastructure improvements, such as fixing the streetlights, as these can impact the overall living experience and perceived value. For local users seeking a long-term residential option in a mobile home community, Blue Ridge Estates warrants further inquiry to understand the current policies, costs, and plans for addressing the concerns raised by existing residents. Direct communication with the management is essential to gain a comprehensive understanding of what it's like to live in this community.

Apr 30, 2024 · Patricia LoefflerThey keep raising the lot rent but I can't get them to fix the street lights. I am tired of people stealing things out of my drive and off my deck
Jan 30, 2025 · Scot GabyWe have lived here 24 years. Used to be a great place! Not since the past manager was forced out. Now there is no manager on site, the property is not taken care of, the water quality is gross. The number to call an off site manager is a joke. I left 2 messages & no return call. There are children destroying cars & property. They lie about referrals—which I wouldn’t refer anyone again because it’s gone downhill so badly—they refused mine with no explanation. I’d honestly look somewhere else if I were you at this point.
Sep 23, 2023 · Heather NoyesBlue Ridge EstatesI am a resident of what used to be a really nice mobile home park located in Churubusco, Indiana called Blue Ridge Estates. It is located out in the country, and usually always quiet. People were friendly, management was always on site and always helpful. Parents watched their children or pets. The individual who is supposed to be the manager at Blue Ridge Estates is never in the brand-new office. So attempting to discuss anything with her is next door to impossible. However, within the last year things have turn pretty uncomfortable. There have been many cases of vandalism apparently caused by a youth that lives here in the park. Throwing rocks, dirt clods, gravel and pieces of concrete at vehicles causing large amounts of damage, in excess of $700 to $800. Breaking windows in new homes, spray painting mobile homes. Smart mouthing residents.Currently at this point in time The acting park manager is allowing a previously evicted violent criminal to reside within his mother’s home.I personally made a call to Auburn Estates and spoke with Sales representative for Auburn Estates who stated he already knew about everything. I asked what was going to be done about this? He didn't respond. At which point I suggested the Adults need to be relocated somewhere else. The sale Representative rudely told me "Don't you tell me what to do". I told him I wasn't; I was simply making a strong suggestion. It seems management is turning a blind eye to everything that is wrong as though they simply don’t care. The previous management would have never put up with any of this. I sure wish something could be done to bring this park back to it's former peaceful place to live
Sep 26, 2023 · Patricia LoefflerVery well maintained, neat, quiet, place with nice larger lots, and a well maintained, wide, safe streets where you can see residents walking their dogs and waving hello! Very little traffic too. A true community/neighborhood feel! I sure like having management on site and they are doing great job keeping up with repairs, mowing and anything else that needs done! Very impressed and so happy to live here and make this our home! Highly recommend!
