When evaluating a mobile home park for potential residency, several aspects are typically considered, including the environment of the community, the services and amenities offered, and the overall features that contribute to a positive living experience. Mobile home parks often provide an opportunity for more affordable housing, where residents may own their manufactured homes but lease the land or rent both the home and the lot. A well-managed mobile home park ideally offers a stable and pleasant environment for its residents.
Common services in mobile home parks usually include basic utilities such as water, sewer, and electrical connections for each lot. Depending on the park, there might also be on-site management, maintenance services, waste disposal, and potentially communal amenities like laundry facilities, clubhouses, or recreational areas. The responsiveness and effectiveness of the management and the quality of the services provided are crucial for resident satisfaction.
Features that can enhance the desirability of a mobile home park include well-maintained common grounds, clear and fair community rules, accessible and responsive management, and a sense of security and community. The upkeep of infrastructure, landscaping, and shared facilities contributes significantly to the overall living environment. For those exploring "RV parks near me" for long-term or permanent housing in manufactured homes, these features are important factors in their decision-making process.
However, the available customer reviews for Maple Grove Colonial Sales raise significant concerns regarding the management and property maintenance that potential residents should carefully consider.
One reviewer describes the management as "Absolutely horrible," stating that they have had to contact corporate to get any issues resolved. This suggests a lack of effective on-site management and potential difficulties in getting necessary actions taken. The specific issue mentioned is the prolonged delay in receiving a new lease. According to the review, the resident had been requesting a new lease since February, with their current lease expiring in May. Despite assurances from the landlord ("I’ll print it off next week") following corporate intervention, the lease remained unsigned. This indicates a severe lack of administrative efficiency and communication from the management.
The second review also expresses negative sentiments, stating, "Never had problems with this place until recently." The recent issue appears to stem from a "butch woman walking around people's yards and handing out violations." The reviewer, who claims their yard had been "fine for 2 years now" and whose rent is current, now faces demands to fix unspecified issues within a 10-day timeframe. This suggests a sudden and potentially inconsistent enforcement of yard maintenance rules, which can be frustrating for long-term residents.
Furthermore, the second reviewer mentions a significant unresolved maintenance issue: "2 years in though and my central air has yet to be fixed." This highlights a serious lack of responsiveness to essential property maintenance, which can severely impact the comfort and quality of life for residents, especially during warmer months. The resident's desire to purchase their trailer to address the issue themselves underscores the level of dissatisfaction with the management's handling of repairs.
The reviewer's statement, "Once this butch lady keeps her distance, i will change my rating, though im sure i haven't seen the worst yet," indicates not only a negative interaction with a specific individual associated with the management but also a general apprehension about future issues within the community. The question, "Also, would it really kill you to sell me my trailer??????? I could fix my own air then," further emphasizes the resident's frustration and desire for more control over their living situation due to the perceived lack of management support.
Based on these two reviews, Maple Grove Colonial Sales appears to be facing significant challenges in terms of management responsiveness, administrative efficiency, and property maintenance. The issues raised, such as the inability to obtain a lease in a timely manner, sudden and seemingly arbitrary enforcement of yard rules, and a long-standing unresolved central air conditioning problem, are serious concerns for potential residents.
For individuals searching within the "RV parks near me" category for a stable and well-managed mobile home community, the feedback regarding Maple Grove Colonial Sales suggests the need for extreme caution and thorough investigation. The experiences shared by these residents indicate potential difficulties in dealing with the management and a lack of attention to important aspects of community administration and maintenance.
Prospective residents are strongly advised to conduct a thorough on-site visit and attempt to speak with current residents to gain a broader understanding of the day-to-day living conditions and management practices at Maple Grove Colonial Sales. It would be prudent to inquire specifically about the lease process, yard maintenance expectations, and the typical response time for maintenance requests. Asking about the management's communication practices and how they address resident concerns could also provide valuable insights.
It is important to note that no promotional information is provided in the given reviews. Therefore, potential residents should contact Maple Grove Colonial Sales directly using the provided phone numbers to inquire about any current promotions, available homes or lots, and a comprehensive overview of the community's services, features, and management policies.
In conclusion, while Maple Grove Colonial Sales is located in Kendallville, IN, and offers a mobile home park option for those searching within the "RV parks near me" category, the available customer reviews raise significant red flags regarding the effectiveness and responsiveness of the management and the handling of property maintenance. Potential residents should proceed with extreme caution, conduct thorough due diligence, and seek additional information from current residents and the management before making any decisions about living in this community. The issues highlighted in the reviews suggest that significant improvements may be needed to ensure a positive living experience for residents.

Maple Grove Colonial Sales Reviews
Absolutely horrible management. We have to call cooperate in order to get ANYTHING done. Been nagging the landlord since FEBRUARY about a new lease and our lease is still not “available”. It’s been up since May and she refuses to print it off. Every week it’s “I’ll print it off next week” that’s been going on since cooperate told her to print it off for us. Still no signed lease. Absolutely horrible. I’d give 0 stars if able to do so.
Jul 26, 2021 · Bridgette NunemakerNever had problems with this place until recently, all of a sudden there's a butch woman walking around people's yards and handing out violations. My yard has been fine for 2 years now. Now all of a sudden there's problems. My rent is and has been current. I have 10 days to fix a bunch of stuff that really shouldn't matter. 2 years in though and my central air has yet to be fixed. Once this butch lady keeps her distance, i will change my rating, though im sure i haven't seen the worst yet. Also, would it really kill you to sell me my trailer??????? I could fix my own air then.
Oct 19, 2017 · J BIve lived here for almost a year, as soon as we moved in the repairs werent finished. We called several time about a huge crack in our ceiling but they kept putting it off. Our furnace wouldnt stay lit.the water heater wasn't working properly, they also kept putting that off. The roof was also rotting and falling in, the heat was only working in one half of the trailer because it wasnt hooked up properly. They gave us small space heaters that didn't do much of anything but Jack up our electric bill to 300 dollars a month. Then our pipes kept freezing up causing the sewer to back up into the house, found out the pipes were not hooked up right which was what was causing the freezing. Our steps were completely crooked because of the tree out front and I fell twice because of that. Then our yard out front floods so bad it comes up.to the stairs and caused the ice to become so thick salt didn't no good, fell 3 or 4 times on that. They finally put new stairs in about 2 months ago and 3 week's ago they fixed one part of the roof. Because of all the rain the flooding is horrible right out front, can't step outside on the concrete, or even the grass with out getting your shoes soaked. Then I called this.morning to try and get screens put in that haven't been there since before we moved in, and a screen door to try and help bugs from getting on the house, Dennis Carper answers the phone and then hung up on me when I told him what I needed. They are some.of the rudest people I have ever met. They act like it is such and inconvenience to put a work order in the system. And the worst part is you have no way to get a hold of the new owners to let them know what a bunch of a-holes they have working for them. I would like to move but I definitely can't now with my 720 rent ( which I shouldnt be paying with allbthe issues we have) and now they are raising the lot rent 45 dollars over a water tax! I would have no problem if this place was fixed right and was worth the money I'm payingWe need a way to get a hold of the owners, if anyone knows how please let me.know.
Jun 18, 2019 · Keri JonesLived there for 8 years. Rent almost always paid ahead. Left home I owned gave to ex wife who didn't pay rent. So filed eviction on me after I already moved and was gone for 3 months. Park manager is very rude and gossips worse then a teenaged girl. Live anywhere else then here.
Dec 19, 2019 · BK JoeWoRse place ever to live! Do not move here even if there is no where else to live! Walks in home without warning, management lady is crazy and forgetful she can’t even keep her head on straight! Absolutely the worse place ever to live, neighbors harass you and stalk who comes and goes from your house. I pay my bills ahead of time every month that changes nothing Sharon doesn’t even know who is who and just busts through your door then when she realizes it’s the wrong home it’s not supposed to be a big deal. Do not move here it is the worrrrsssstttt!!!
