Blue Sky I-35 RV Park Introduce
If you are searching for "RV parks near me" in the Elm Mott, Texas, area, Blue Sky I-35 RV Park, located at 15131 I 35 N Frontage Rd, Elm Mott, TX 76640, USA, presents itself as an option along the I-35 corridor. However, recent customer reviews paint a mixed picture of the park, with significant concerns raised regarding management practices, infrastructure, and the overall living environment. It is crucial for prospective guests to consider these points carefully.
One lengthy and critical review suggests a considerable decline in the park's quality and management since a change in ownership a couple of years prior. The reviewer, claiming to be among the remaining "37ish families" out of a reported 120, alleges that the new staff initially assured residents that "nothing would change and we would all be grandfathered in." However, the reviewer contends that the reality has been a deliberate effort to "run" the remaining residents out of the park.
A primary grievance is the frequency of rent increases, stated to have occurred more than six times in the past two years. While acknowledging that improvements might justify higher rates, the reviewer asserts that at Blue Sky I-35 RV Park, the situation is reversed: "everything gets worse and prices still go up." This raises serious concerns about the value proposition for residents.
The reviewer provides specific examples of what they perceive as mismanagement and misplaced priorities. They mention the purchase of a new highway sign costing over $100,000 while alleging a failure to maintain essential services, such as the water supply being shut off when temperatures drop below 50 degrees Fahrenheit. This suggests a potential disconnect between aesthetic investments and basic infrastructure upkeep.
Furthermore, the review details instances of what the resident describes as micromanagement regarding "grandfathered in items" like wheelchair ramps, fences, and sheds. The reviewer claims that management will find reasons to object to these existing structures while allegedly neglecting other issues within the park, such as "loud music, dogs ties outside trailer left to bark all day, or any of the other problems." This selective enforcement of rules is likely to create frustration and resentment among residents.
The critical review includes a list of specific problems encountered at Blue Sky I-35 RV Park:
- Internet/Wi-Fi: Described as "great until more than about 20 people log on," after which it becomes unusable. This suggests unreliable internet service, especially during peak usage times.
- Noise: Characterized as a "car show' park" with "loud music," potentially creating a disruptive environment for those seeking peace and quiet.
- Pets: Allegations of "dogs tied outside trailers left to bark all day," indicating a potential issue with noise and animal welfare within the park.
- Water: A significant concern is that "Water DOES NOT WORK when it get down below 50 degree," implying a severe disruption of a basic necessity during colder weather.
- Power: Reports of frequent power outages, with "power is generally off at least 1 day a month, and have seen 4 days in one month." This suggests an unreliable electrical system.
- Septic System: Described as having a "terrible" smell that becomes particularly noticeable when the wind blows, indicating a potential sanitation issue.
- Community: The reviewer states that "There is almost no one here that is part of a 'community'," attributed to the new owner allegedly driving off over 120 families. This suggests a potentially fractured and unwelcoming social environment.
- Dog Parks: Allegations that "Dog parks are not maintaine. In fact there is dog droppings everywhere no one cleans up," indicating a lack of upkeep in designated pet areas.
In stark contrast to this highly negative review, another customer offers a very positive perspective, stating, "Great, very helpful staff. Such nice people. Always willing to help you out anyway they can. May have so regular park issues but they get it fixed asap. I would definitely stay here again and again. Thank y'all for everything!" This review praises the staff's helpfulness and responsiveness to issues. The significant discrepancy between these two accounts highlights the potential for varied experiences at Blue Sky I-35 RV Park, possibly depending on individual circumstances or the specific staff encountered.
The critical reviewer also provides a list of alternative RV parks in the area that they suggest looking into instead, including Deer Crossing, Waco RV Park, Magnolia RV Park, Nicole Creek RV Park, and 4URV Park, along with some information about their approximate monthly rates and features.
Given the conflicting nature of the reviews, it is challenging to form a definitive picture of the environment, services, and features of Blue Sky I-35 RV Park. The negative review raises serious red flags concerning management, infrastructure reliability (water and power), noise levels, and community atmosphere. The positive review, on the other hand, commends the staff's helpfulness.
The provided information does not offer details about the number of RV sites, the specific types of hookups available (e.g., water, electricity, sewer), the availability of restrooms and showers, laundry facilities, or other amenities. Additionally, there is no promotional information mentioned in either of the reviews.
Prospective guests are strongly advised to contact Blue Sky I-35 RV Park directly at (254) 829-0698 or +1 254-829-0698 to inquire about the issues raised in the negative review, such as water and power reliability, noise levels, internet service, and park maintenance. It would be prudent to ask about the management's response to these concerns and any steps being taken to address them. Additionally, inquiring about the specific amenities offered, the park's rules and regulations, and current rates is essential.
Visiting the park in person, if possible, could also provide valuable insights into the current environment and the condition of the facilities. Speaking with current residents (if feasible) might offer additional perspectives beyond the provided reviews.
In conclusion, Blue Sky I-35 RV Park in Elm Mott, TX, presents a complex picture based on the available customer feedback. While one review praises the helpful staff, another raises significant concerns about management, infrastructure issues, noise, and the overall living environment. Potential guests should carefully consider these contrasting viewpoints and conduct thorough due diligence by contacting the park directly and seeking further information before making a decision about staying at Blue Sky I-35 RV Park.

Blue Sky I-35 RV Park Reviews
First there is NO WAY this place has a legitimate 4.3 stars.have you ever lived in Russia? well move here and find out how bad it can be. this park was bought out a couple years ago, and the new staff told us they were told "nothing would change and we would all be grandfathered in". Here we are about 2 years later and the few of us that are left (37ish families) are being run out of here, Literally ..In the last 2 years the rent has gone up more than 6 times. I totally understand fixing things up and changing more, but this is the first place I have lived where everything gets worse and prices still go up. As I hear they bought a new sign for the highway that cost more than 100 thousand dollars. But it's to much to keep the water on when the temperature falls below 50 degree. And if They don't like your wheelchair ramp, fence, shed or Any other "grandfathered in item" they will micro manage you out of here. while not doing anything about the loud music, dogs ties outside trailer, or any of the other problems. In short here are a list of problems they have at this park. The internet, the Wi-Fi here is great until more than about 20 people log on. If so you won't be able to use the interne. This is a "car show" park if you love loud music you will love it here.Dogs tied outside trailers left to bark all day.Water DOES NOT WORK when it get down below 50 degree.Power is generally off at least 1 day a month, and have seen 4 days in one month. The septic system smells terrible and when the wind blows your in for a real treat. There is almost no one here that is part of a "community", as a result of the new owner running off over 120 families.Dog parks are not maintaine. Feb 02, 2025 · Ryan MockI highly recommend coming to Blue Sky Rv Park. The Welcome Home sign isn’t an exaggeration. From the moment you arrive, you feel at home. The staff is super sweet and extremely helpful. On your next adventure, stop by Blue Sky!!!
Mar 05, 2025 · angel jonesExcellent location! Easy on and off 35. Nice, clean park with friendly staff. They have laundry, pool, showers, club house.
Mar 22, 2025 · Lisa DuchacThis place has potential to be a REALLY nice park if they had better customer service. The location was a hope and a skip from the highway but like I said previously customer service was very rude.First let’s start with we arrived after the office was closed we drove from Colorado and had a long trip, when we arrive 12 mins after the office closed the lady was very rude. There online system booked us on a 30Amp when I chose 50amp. The sites was tight no picnic tables at all and we paid for a premium site. It was hard to find the sites as the numbers are not posted in a visual spot also if I paid for a premium spot I would had expected at least a table. The dog park is nice. That all I have to say about this place. We will not return it was better to stay at a truck stop than here. The treatment the front desk person gave us for arriving late was uncalled for.If you do not have late arrival box for customers who are traveling do give an attitude.Travelers please spend your money elsewhere do not even stay here.
