Bolivar Oaks Mobile Home Park Introduce
When searching for "RV parks near me" or investigating different housing possibilities in the Bolivar, Tennessee area, Bolivar Oaks Mobile Home Park, located at 810 Penny Ln, might appear as a potential option. However, it is crucial to understand that mobile home parks differ from traditional RV parks, primarily catering to longer-term residents who own or rent manufactured homes on leased land. Therefore, individuals seeking short-term recreational vehicle stays should look elsewhere.
The information available regarding Bolivar Oaks Mobile Home Park is derived solely from customer reviews found online. It is essential to approach these reviews with a critical eye, recognizing that they represent individual experiences and may not be universally representative. However, the overwhelmingly negative sentiment expressed in the provided reviews warrants serious consideration for anyone contemplating residing at this property.
One former resident, who stated their family lived peacefully at Bolivar Oaks for several years under previous management, recounts a stark decline in the living environment after new management took over. The review details alleged unprofessional behavior by the new park manager, Jay, including attempts to alter lease terms without proper agreements, harassment of residents looking to move, and a perceived condescending attitude towards renters. Specific incidents mentioned include the manager's reaction to delayed responses due to a family emergency and a statement indicating a low regard for renters. The reviewer strongly advises potential residents to "RUN" from this place, citing run-down trailers, unexpected rent increases, and what they describe as an "extortionate price" for the condition of the homes. They further suggest that the owners and management should be investigated and the park shut down, claiming to possess text messages as evidence for their allegations.
Another former resident echoes the sentiment of a peaceful environment under prior management, followed by a significant deterioration after the change. This reviewer details instances of alleged mismanagement, including incomplete repairs, rent increases, and a policy shift making pest control the tenant's responsibility, even in units with pre-existing infestations. They describe the new management, James and Amanda, as initially appearing friendly but ultimately untrustworthy, alleging that they shared residents' personal information and engaged in gossip. This review also includes disturbing accusations of harassment, including tantrums, unannounced entry into a resident's home for a "surprise fire inspection" (which was recorded by another resident), and the removal of air conditioners without notice. Most seriously, this reviewer recounts a racial comment allegedly made by the manager via text message, for which no explanation was offered. Despite moving out before an eviction court date, the manager reportedly continued to contact the former resident. The reviewer also mentions allegations of hidden cameras and constant surveillance by the management when on the property, fostering an environment of distrust. This individual concludes with an emphatic warning to avoid Bolivar Oaks Mobile Home Park to prevent experiencing similar issues.
An update from the second reviewer details further alleged unprofessional behavior after they had vacated the property, including accusations of trashing a vacant trailer and receiving accusatory and vindictive text messages from the management. This continued contact after the resident had moved out reinforces the claims of harassment and unstable behavior.
Based solely on these strongly negative and detailed accounts, it is impossible to provide a positive introduction to the environment, services, or features of Bolivar Oaks Mobile Home Park. The recurring themes of unprofessional and hostile management, deteriorating living conditions, unexpected cost increases, and alleged harassment create a concerning picture for potential residents. There is no information available in these reviews to suggest any positive aspects of the park's environment, services, or features under the current management.
The absence of any positive feedback or information regarding amenities, community spaces, maintenance, or management practices (beyond the negative portrayals) means that a balanced or encouraging introduction cannot be constructed based on the provided text. The overwhelming emphasis on negative experiences serves as a significant red flag for anyone considering this mobile home park as a place to live.
For local users searching for "mobile home parks near me" in Bolivar, TN, the available information strongly suggests exercising extreme caution when considering Bolivar Oaks Mobile Home Park. The detailed allegations of mismanagement, harassment, and poor living conditions warrant thorough independent investigation and consideration of alternative housing options. Potential residents should seek additional information from sources beyond these reviews, if possible, and carefully weigh the risks associated with residing at this property based on the experiences shared by former tenants.
In conclusion, the provided customer reviews paint a highly unfavorable picture of Bolivar Oaks Mobile Home Park under its new management. Allegations of unprofessional conduct, harassment, poor property maintenance, and financial instability are significant concerns. Without any positive information to counter these claims, it is impossible to recommend this mobile home park to potential residents. Local users seeking housing in Bolivar, TN, are advised to proceed with extreme caution and explore other options before considering Bolivar Oaks Mobile Home Park.

Bolivar Oaks Mobile Home Park Reviews
I only leave one star because you cannot leave less than that. My entire family and I lived here for several years in peace. This park was purchased by new management and it all went downhill. When the new management took over they tried altering terms of leases without getting the tenant to sign a new lease, claiming they knew things "without a doubt" and then became hostile when they were proven wrong, they began harassing people who were looking to move, I could continue for a long time but you get the picture. Jay is an unprofessional, insecure, pathetic excuse for a park manager. After my parents moved out he continued to harass them. He threw a fit when i did not respond to him immediately since i was at the hospital with my wife and newborn son, and when I was talking with him about moving out, he made the comment "I shouldn't expect anything more from a renter." Which shows they look down on renters as lower class people. If you are looking for somewhere to just settle down and live your life, don't walk, RUN from this place. The trailers are run down, they will tell you that they want one price, but then jack your rent up and demand an extortionate price to live in their barely-held-together trailers. The owners and management of this park deserve to be bankrupted, investigated by law enforcement, and shut down. Do not rent here. Do not buy here. Don't even consider it. I have text messages to prove every claim made. All you have to do is ask. I'll say it one more time. DO. NOT. CONSIDER. THIS. PLACE.
Jun 21, 2023 · Jeremiah MillerWhere do I start?? When I first moved over there it was run down, but peaceful!! I lived there for 3 years. When new management bought Paula & Jack out the place went to hell. The new management went in & fixed some stuff, but not everything. Rent went up! My neighbors that stayed maybe two months were told that pest control was the tenant's responsibility. The trailer they lived in already had roaches & the roaches had to be knocked off her young children (the tenant told me & another tenant before she moved out). James & Amanda appear to be nice, but will switch up on you. They will try to befriend you & told one of my kids that your personal business is their business. My business is my business!! I stopped paying rent & began to prepare to move out when I could not afford to stay there. When I started making preparations to move a month ago, he started having tantrums & harassing me. He also made a racial comment to me & I still have the text in my phone "the mask comes off when you people don't get your way". I asked him what he meant by "you people" & he never responded. He went in unannounced to my trailer & did an unannounced fire inspection on another trailer. He snatched the air conditioners out of mine without notice. The other family recorded him doing a "surprise fire inspection". He still had me served with a court order for eviction. I moved out before court, but he texted me asking why I did not show up for court & when I was moving out. Yet he could walk in there & snatch air conditioners while I was at work. That was a cowardly move!!! He even had the owners call me & argue with me after I asked why he pulled the a/c that was in there when I moved in. From hidden cameras to your every move being watched when they are on property. They will seem like your best friends, but don't trust it!! They will talk about you to all the other tenants!! They talked about others to me & some tenants told me other things that were said about tenants. If they do not like you, they will look for a reason to evict you!!! So with that being said, DO NOT PUT YOURSELF THRU ALL THAT. RUN AS FAST AS YOU CAN IN THE OTHER DIRECTION!! I AM FREE FROM THAT MESS!!*****UPDATE: HE TEXT ME AFTER GOING IN THE VACANT TRAILER. I WAS ACCUSED OF TRASHING THE TRAILER. I WAS TOLD I WAS A PETTY PERSON & THAT HE HOPES KARMA CATCHES UP WITH ME. THIS COMES AFTER I CUT TIES WITH THAT PLACE. WHY CONTINUE TO HARASS PEOPLE THAT NO LONGER RESIDES THERE. VERY UNPROFESSIONAL & UNSTABLE!!! RECONSIDER WHEN MOVING THERE. NOT WORTH THE STRESS!!!!!*****
Oct 12, 2023 · Connie RiversIf you want a place to just pay your bills and be left alone, this is NOT the place for you. Most units are rundown and in varying states of disrepair, yet they will require $2000.00 - $3000.00 or more to move in. Even if you purchase ( I do not recommend) they will demand periodic inspections inside your home even though maintenance and repair are up to you.The new management look down on renters as though they are lower class "I shouldn't expect anything more from a renter " a direct quote from the management.Even after giving 30 day notice of moving out, they sent a demand for rent including a late fee with a late notice for the month after the 30days had expired
Jun 09, 2023 · J MillerCheck this park out. It's definitely a good, safe location to raise your family. Options to buy allow you to own your home for less than you can rent most places.
Mar 02, 2024 · Cathy RusnakThe trailers at this park look terrible & horrible. And there's no way, that it should cost you $1,400.00 to rent one of those terrible trailers. The city of Bolivar should definitely check into the management of the park. And the city should definitely do a trailer to trailer inspection of each individual trailer. And I bet the city would find, that they are definitely not worth $1,400.00 to rent at all. A person who went to find about one. But none of them are worth that much money at all. A concerned visitor.
