Briarwood Estates Introduce
For those searching for "RV parks near me" in the Keizer, Oregon vicinity, Briarwood Estates, located at 1301 Briarwood Cir N, Keizer, OR 97303, presents a 66-lot mobile home park that could potentially accommodate long-term RV residents. While Briarwood Estates is primarily designed for manufactured homes, it's worth considering as a potential option for individuals seeking extended stays in the area, keeping in mind that the amenities and services might differ from those found in dedicated RV parks.
Based on customer reviews, the environment of Briarwood Estates offers both positives and limitations. The park features a single entry/exit point, which can contribute to a sense of community and controlled access. Decent street lighting is noted, enhancing safety and visibility within the grounds. A centrally located set of locked mailboxes provides a secure way for residents to receive their mail. On-site managers are present, which can be beneficial for addressing resident concerns and overseeing the park's operations. The presence of numerous speed bumps suggests an effort to manage internal traffic speed and ensure a safer environment for pedestrians, although the review explicitly mentions the absence of sidewalks.
However, the environment also has its drawbacks when compared to typical RV parks. Briarwood Estates lacks common gathering spaces such as a clubhouse, as well as recreational facilities like a playground or open park space. The scarcity of shade trees is also mentioned, which could impact the comfort level, particularly during warmer months. These omissions are important considerations for RVers who value communal areas and outdoor recreational opportunities.
In terms of services and features directly related to RVs, the provided information is limited. As a mobile home park, the infrastructure is primarily geared towards manufactured homes, with individual lots designed for long-term occupancy. While utility hookups such as water, electricity, and sewer are likely available at each lot, the specifics for RV connections (e.g., amperage of electrical service, location and type of connections) are not detailed. It's crucial for potential RV residents to inquire specifically about the availability and compatibility of these hookups for their RV type.
A significant point raised in the reviews is the lack of included amenities with the space rent. Residents are informed that the space rent increases by a minimum of $25 annually, and this fee covers the basic lot rental without additional amenities typically found in RV parks. These might include Wi-Fi access, cable television, laundry facilities, or access to recreational areas, none of which are mentioned as being included at Briarwood Estates.
One practical piece of information shared by a resident concerns the Keizer city water system, which relies on wells. The blend of water can change as different wells are tapped, potentially affecting the taste. The reviewer recommends using a Zero Water Filtration Pitcher for those sensitive to taste variations in drinking water.
Parking at Briarwood Estates appears to be primarily accommodated within individual driveways, with most homes needing to fit two cars end-to-end. There are only three small overflow/guest parking 'lots', which could be a limitation for RV owners with additional vehicles or frequent visitors. This parking situation might also impact the maneuverability of larger RVs within the park.
The location of Briarwood Estates offers some advantages. It is situated within a neighborhood of stick-built houses, just off Chemawa Rd and half a mile from Keizer Rapids Park, providing access to potential outdoor recreation. The park is also close to McNary High School and approximately a mile from River Road, where a variety of grocery stores, restaurants, and other businesses and services are located, offering convenience for daily needs.
One concerning review mentions a neighbor entering the resident's yard to cut rose bushes and take roses. While this appears to be an isolated incident related to neighborly conduct rather than a park-wide issue, it highlights the importance of clear boundaries and respectful interactions within any community. The reviewer's desire to contact the on-site manager, Fritz, suggests that residents do have a point of contact for addressing such issues.
No specific promotional information or special offers for Briarwood Estates are provided in the given data. Individuals interested in exploring long-term RV living options here should contact the management directly using the provided phone numbers: (503) 393-3450 or +1 503-393-3450. When contacting the management, it is crucial to inquire about:
- **Availability of RV-suitable lots:** Confirm if the park accommodates RVs for long-term stays and if there are any size restrictions.
- **Utility hookup specifics for RVs:** Understand the type and capacity of electrical, water, and sewer connections available at potential RV sites.
- **Monthly or long-term RV rates:** Obtain detailed information on the cost of renting a space for an RV, including any additional fees.
- **Park rules and regulations for RV residents:** Inquire about any specific rules or guidelines that apply to RVs, including parking, exterior modifications, and pet policies.
- **The process for addressing resident concerns:** Understand how to contact management and what procedures are in place for resolving issues.
In conclusion, Briarwood Estates in Keizer, OR, while primarily a mobile home park, presents a potential option for those seeking long-term RV stays within the "RV parks near me" category. Its location offers proximity to local amenities and Keizer Rapids Park. However, the park lacks many of the typical amenities found in dedicated RV parks, such as a clubhouse, playground, or open park space, and space rent covers only the basic lot. Prospective RV residents should carefully consider these factors, directly contact the management for detailed information relevant to RVs, and weigh the benefits of the location against the limited on-site amenities before making a decision.

Briarwood Estates Reviews
A 66 lot park with one entry/exit point, decent street lighting, centrally located set of locked mailboxes, on site managers, lots of speed bumps to slow internal traffic. No sidewalks, no clubhouse or other gathering space, no playground or open park space or even many shade trees. No included amenities with your space rent, which goes up a minimum of $25 annually. A 9.3 acre spread tucked back in a neighborhood of stick-built houses, just off Chemawa Rd and half a mile from Keizer Rapids Park. 3 small overflow/guest parking 'lots' mean most homes need to fit 2 cars end to end in their driveways. Close to McNary High School, just a mile from River Road where there are grocery stores, restaurants, and a variety business/services. Note: Keizer uses a system of wells for their city water, so the blend changes as they tap different wells. I recommend using a Zero Water Filtration Pitcher for tasteless drinking water here. A decent place to call home, but you don't get much for the space rent, which will be a monthly fee as long as you live in the park.
Mar 29, 2019 · Debbie “Einstein” MNice place to live. One exception. My neighbors think they can come in my yard and cut my rose bushes and take roses. If Fritz had a email I would tell him about it. Some people have a lot of nerve and think they can take anything they want from your yard.
Jul 24, 2015 · Alan MunroThe mail boxes keep getting broken into by the homeless, crackheads are everywhere, the landlord is always checking yards for work that needs to be done, the place sorta sucks.Their is alot of fighting in this place, cops get called alot.
Feb 14, 2022 · Tired Eye SharkmationsFritz Is amazing we have good management the way briarwood is run makes it a community vs a park. I appreciate the one way in and out It keeps traffic low and the neighborhood safer.
Mar 16, 2022 · Tiffany SharpThe rent space goes UP to often. That's more than any human should endure. The park managers knew about a resident here that trapped cats and allowed him to do it. Residents pet cats were disappearing. Bad managers.
