Bunker / Valley Manufactured Home Community Introduce
For individuals and families exploring housing options on Long Island, particularly those searching for "RV Parks Near Me" with a focus on long-term manufactured home living, Bunker / Valley Manufactured Home Community in Bohemia, NY, presents itself as a potential consideration. Located at 1 Sunflower Dr, Bohemia, NY 11716, USA, this community operates under a model distinct from transient RV parks, primarily catering to permanent or long-term residents in manufactured homes. You can reach the community by phone at (631) 589-4200 or +1 631-589-4200.
Bunker / Valley Manufactured Home Community is situated in Bohemia, a hamlet within Suffolk County, New York. Bohemia is characterized by its suburban environment, offering a mix of residential areas, local businesses, and convenient access to broader Long Island amenities. The community itself, located on Sunflower Drive, is designed as a residential park with individual plots for manufactured homes.
Long Island provides a diverse environment, from bustling commercial centers to more serene residential neighborhoods. Bohemia offers access to essential services, including grocery stores, dining establishments, and other retail options within a reasonable driving distance. Its location on Long Island also means proximity to various recreational opportunities, including beaches, parks, and cultural attractions, typical of the greater New York metropolitan area.
The internal environment of a manufactured home community is heavily influenced by the residents' collective efforts in maintaining their properties and adhering to community standards. Reviews suggest a mixed perception regarding the overall upkeep of the community. While some residents reportedly take "great care of their area," there are concerns about a decline in "aesthetics overall" due to a few residents who "don't follow any rules or consideration for one another," leading to issues like vehicles parked on lawns and discarded cigarette butts. This indicates that while the inherent environment of Bohemia is suburban, the lived experience within the park can vary significantly based on individual plot maintenance and community management's enforcement of rules.
As a manufactured home community, Bunker / Valley primarily provides the infrastructure necessary for residential living. This typically includes:
- Land Lease: Residents own their manufactured homes but lease the land on which their home is situated. This land lease arrangement usually involves monthly fees that cover the use of the lot and contribute to the maintenance of common areas and essential utilities.
- Utility Connections: Individual homes are typically connected to essential utilities such as water, sewer, and electricity.
Beyond these basic infrastructural provisions, the specific amenities offered by Bunker / Valley Manufactured Home Community are not extensively detailed in the provided information. Unlike some RV resorts, manufactured home communities often focus more on providing residential comfort rather than extensive recreational facilities like pools or clubhouses.
A significant aspect highlighted in the reviews is the role of management and staff. Older feedback praises former office staff, "Kerry and Zack," for being "great with getting back to me with any questions I had," indicating a history of responsive and helpful management. However, more recent reviews express dissatisfaction with management, citing a decline in overall conditions "since staff changed once again." This suggests fluctuations in the quality of administrative services and rule enforcement. While a "safe and friendly environment" was once a key feature, recent changes in staff and resident behavior have reportedly impacted this perception, with concerns about a lack of "management caring, kindness, and presence."
Therefore, prospective residents should be prepared for a community experience where the quality of services and amenities may be largely tied to the effectiveness of current management in upholding community standards and fostering a harmonious living environment.
The homes within Bunker / Valley Manufactured Home Community are manufactured homes, designed for permanent or long-term residency. These homes offer an alternative to traditional stick-built housing, often providing a more affordable entry point into homeownership.
While specific details about the types, sizes, or features of individual homes within Bunker / Valley are not provided, manufactured homes generally feature:
- Various floor plans, typically offering multiple bedrooms and bathrooms to accommodate families.
- Standard kitchen and living areas.
- Individual plots or yards for each home, though the maintenance of these areas can vary by resident as noted in reviews.
- Dedicated driveways for parking, although concerns about vehicles parked on lawns suggest that adherence to parking rules might be an issue.
The ownership model, where residents own their home but lease the land, is a defining characteristic. This means that residents are responsible for the maintenance and upkeep of their individual homes, while the community management is responsible for common areas and rule enforcement. The feedback about varying levels of plot maintenance among neighbors is a direct reflection of this dynamic.
Direct promotional information for Bunker / Valley Manufactured Home Community is not provided beyond its basic contact details. The community's appeal would traditionally stem from its potential to offer affordable homeownership on Long Island and a sense of community living.
However, customer reviews provide a stark contrast in perceived quality and community dynamics over time.
Positive aspects noted from past experiences include:
- A "safe and friendly environment" for residents, including long-term owners of 30 years.
- Responsive and helpful office staff (historically, "Kerry and Zack").
- Efforts by some residents to "take such great care of their area," contributing to an aesthetically pleasing environment in certain sections.
More recent feedback, however, points to significant challenges:
- Declining Standards: A strong sentiment that the community is "going downhill" due to changes in staff and a perceived lack of rule enforcement.
- Neighborly Conduct Issues: Concerns about "neighbors don't follow any rules or consideration for one another," specifically mentioning parking on lawns and littering (cigarette butts).
- Impact on Value and Aesthetics: The actions of a "few coming in" are seen as "really lower the value in here" and making the community "look so trashy, embarrassing to have company visit."
- Management Responsiveness: A perceived "lack of management caring, kindness, and presence" is a major complaint, suggesting that recent management changes have led to a less attentive and less effective oversight of community standards.
This divergence in reviews suggests that Bunker / Valley Manufactured Home Community has experienced a shift in its internal dynamics and management effectiveness. While it has historically been a stable and friendly place for long-term residents, recent challenges related to rule enforcement and community upkeep are significant considerations for prospective residents.
For those considering this community under the "RV Parks Near Me" category (specifically for long-term manufactured home residency), it is highly recommended to:
- Visit the community in person multiple times to observe the current state of maintenance and resident adherence to rules.
- Attempt to speak with current residents to gather up-to-date perspectives on community life, management responsiveness, and any ongoing issues.
- Directly inquire with the current management about their policies regarding rule enforcement, community upkeep, and how they address resident concerns.
In conclusion, Bunker / Valley Manufactured Home Community in Bohemia, NY, offers manufactured home living with a history of long-term residents. While it has previously been praised for its safety and friendly environment, recent customer feedback indicates challenges related to community standards and management oversight. Prospective residents should conduct thorough due diligence to ensure the community aligns with their expectations for a safe, well-maintained, and harmonious living environment.

Bunker / Valley Manufactured Home Community Reviews
Thought it was getting better in here but since staff changed once again going downhill. Neighbors don’t follow any rules or consideration for one another. New neighbor parks his truck on front lawn although he has a cleared driveway. Cigarette butts thrown out onto his lawn however blows over in my adjacent driveway along with leaves they won’t pick up after. Last owners took such great care of their area and now it looks so trashy, embarrassing to have company visit. It’s a real shame. Mostly everyone takes care of their plot but the few coming in do not and really lower the value in here. ☹️
Mar 30, 2025 · Patti SiefertMy husband and I own a home here about 30 years and my daughter for 5 years.Safe and friendly environment and Kerry and Zack who were in the office were great with getting back to me with any questions I had.
Mar 13, 2025 · Diane KoehlerI have lived in the community for over 20 years and have been through many different managers and office staff... and I can honestly say that out of them all, Zack & Theresa are the best. Not only do we have more resident events but they're always friendly and helpful. Would definitely recommend our community to others.
Dec 14, 2023 · Zack Hoge1st 9 years were very nice. Last 3 have been not so nice. The roads are patched up but only some. The maintenance in here got very bad. Weeds and overgrown bushes, didn't mow all summer behind me. But the maintenance that you are responsible for, THAT they will send you letters of warning if you don't clean up your yard they will get someone to do it and charge you. It never looked this bad and I really don't think anyone cares. I showed pics to the office , was told give him time because he's very busy and last Saturday I drove around the block and did it myself. All summer it was never touched. I should get money off my rent for doing it myself! It's horrible here now, no one checks on the condition of these blocksapparently. I spent 4 hours cleaning it up and had to leave the thick weeds because I don't have a mower, I pay a landscaper to do my lawn. It's disgusting here now.
Dec 11, 2023 · VeeNo one is in the office that knows what they're doing. We have been trying to sell my mom's mobile home for over 2 months. The buyers have been waiting 2 months for an approval to live there.
