Lakewood Park LLC Introduce
Lakewood Park LLC, located at 1964 River Rd #112, Calverton, NY 11933, USA, is primarily known as a 55+ mobile home park, designed for residents seeking a long-term, community-oriented living experience. While its classification as a "mobile home park" might initially differentiate it from traditional "RV Parks Near Me" that cater to transient or short-term stays, understanding its nature is crucial for local users who might be seeking extended stay options for their RVs or considering purchasing a manufactured home within a community setting. This introduction aims to provide an objective overview of Lakewood Park LLC, encompassing its environment, services, features, and relevant community information, based on publicly available details and customer feedback.
Lakewood Park LLC is situated in Calverton, New York, a town within Suffolk County on Long Island. The park offers a residential environment, suggesting a structured community layout with individual lots for manufactured homes. While specific details about the immediate natural surroundings of the park are not extensively detailed in public information, the general area of Calverton offers a mix of suburban and semi-rural landscapes, with proximity to the scenic North Fork of Long Island, including vineyards, farms, and coastal areas. This geographical context implies a generally peaceful setting, away from the dense urban bustle, making it potentially appealing for retirees or those seeking a quieter lifestyle.
The park is designed as a 55+ community, meaning it caters specifically to senior residents. This age restriction often contributes to a more tranquil and mature atmosphere, which can be a significant draw for its target demographic. However, resident reviews indicate that the tranquility can be impacted by various factors. One review highlighted concerns about a neighbor's property upkeep and issues with disruptive behavior, indicating that maintaining a harmonious environment can be a challenge within any community, and effective management of community rules plays a crucial role. Another review expressed significant concerns about road maintenance during winter, specifically the lack of salting, sanding, or plowing, which created hazardous conditions for residents, including those with medical needs. These accounts suggest that while the physical setting offers a residential community feel, the lived experience is heavily influenced by community management and adherence to park regulations by all residents.
As a mobile home park, Lakewood Park LLC's services and features are geared towards long-term residency rather than short-term RV stays. Prospective residents typically purchase a manufactured home and then pay a monthly lot rent. This lot rent is a significant aspect of the park's services, and available information indicates that it can be around $850-$941 per month (as per various real estate listings for homes within the park). This fee typically includes essential services such as water, garbage pick-up, and snow plowing of the streets. The inclusion of snow plowing is a critical service, especially considering the concerns raised in resident reviews about winter road conditions, underscoring the importance of this service for resident safety and access.
Individual manufactured homes within the park come with their own set of features, which can vary widely depending on the specific unit. Common features mentioned in listings include multiple bedrooms and bathrooms, living and dining areas, and sometimes screened-in porches or patios. While homes in the community typically have their own heating (e.g., oil, forced air) and cooling systems (though some might lack central AC), utilities like electricity and propane are usually the responsibility of the individual homeowner, distinct from the lot rent. Sewer services are often shared, and water is public.
For those considering a permanent or extended stay with an RV in a community context, understanding that the park is structured around manufactured home ownership is key. It implies that while an RV might be accommodated on a lot, it would be within the framework of purchasing a manufactured home lot and adhering to the park's specific rules for permanent structures. The park's management oversees the common areas and enforces community rules, aiming to maintain a certain standard of living for all residents. The phone numbers provided, (631) 591-9006 and +1 631-591-9006, are likely points of contact for inquiries regarding lot availability, park rules, and general management matters.
The core feature of Lakewood Park LLC is its designation as a 55+ community. This means that at least one occupant of each household must be 55 years of age or older. This demographic focus typically fosters a community with shared interests and a quieter pace of life. Amenities that might be common in 55+ communities, such as clubhouses, social activities, or recreational facilities (e.g., pools, fitness centers), are often a part of the appeal, though specific details for Lakewood Park LLC are not prominently available in the provided snippets. However, general real estate listings for similar 55+ communities often highlight these types of amenities as key selling points.
Community rules are a significant aspect of living in a mobile home park, especially a 55+ one, designed to ensure a harmonious environment. Reviews, however, suggest that the enforcement and adherence to these rules can be a source of tension. Issues such as property upkeep by individual residents and the management's responsiveness to such concerns were raised. This indicates that while rules may be in place to maintain order and appearance, the practical application and resolution of disputes can affect the overall living experience. The concern about increasing "turmoil" and people no longer speaking to each other, attributed to "management & rules," points to the critical role of effective communication and rule enforcement in maintaining a positive community dynamic.
For potential residents or those searching "RV Parks Near Me" with a long-term perspective, it's important to investigate the community's specific rules regarding property maintenance, noise, and guest policies. The presence of a resident who "seems to have the police there all the time because she’s in a drug stupor" highlights that even in a 55+ community, issues can arise, and a transparent and effective management response system is crucial for resident peace of mind. The update where management stated "letters have gone out to my neighbor and they are ignoring management letters" indicates an ongoing challenge in enforcing compliance.
For individuals interested in Lakewood Park LLC, whether for a manufactured home purchase or an extended RV stay (if permitted, which is less common for mobile home parks), it is crucial to conduct thorough due diligence. Direct contact with the park management at (631) 591-9006 or +1 631-591-9006 is essential to confirm availability, lot rental rates, specific eligibility requirements for the 55+ community, and the current park rules and regulations. This would include understanding the process for park approval, which often involves income verification (e.g., "minimum income of $2,700 a month" or "$2500 a month" as seen in some property listings for homes within the park), credit score checks (e.g., "credit score of 650"), and background checks.
Prospective residents should inquire about the park's policies on winter road maintenance and other community services, especially in light of the concerns raised in customer reviews. Visiting the park and speaking with current residents (if possible and appropriate) can provide valuable insights into the day-to-day living experience and the effectiveness of management in addressing community issues. Understanding the full scope of what the monthly lot rent covers and what additional expenses (utilities, home maintenance, etc.) are the responsibility of the resident is also vital for financial planning.
While Lakewood Park LLC is primarily a mobile home park and not a typical transient RV park, its existence provides a long-term housing option for those seeking a quiet, age-restricted community in the Calverton area. For those using the "RV Parks Near Me" search, if their need is for a semi-permanent or permanent placement of an RV within a managed community, then understanding the structure of a mobile home park like Lakewood Park LLC becomes relevant. It offers a structured living environment with community amenities, but the quality of that experience is heavily influenced by management's attentiveness and residents' adherence to community standards.

Lakewood Park LLC Reviews
We live in unit 33 and have a neighbor that does not clean her property at all since we’ve been here for five years.Today they called the cops on us because when we were blowing some of the leaves went on their property, today we bagged 22 bags of leaves just on that side and they scream that maybe 10 leaves went on there derelict property, we’ve called management before about them and nothing has been done .Something has to be done because these people should not be living here if they cannot take care of their property. It’s very hard on us to fight such a loosing battle, we bag over 49 bags of leaves and WE DO NOT HAVE TREES!! Now she has someone living there that seems to have the police there all the time because she’s in a drug stupor, it has not been quiet since this other woman moved in , it has not been a quiet 55+ I included the pictures of my neighbors grounds and it shows that their property is completely a mess, before we blew my 3 foot flower bed. I just hope something could be done with these people cause this place is really all not that bad. It just takes a bad egg to ruin the dozen. UPDATE: Just spoke to management and they said letters have gone out to my neighbor and they are ignoring management letters!!
Dec 07, 2024 · Karen CancelToday is January 20, 2025I have been a resident here for almost 13 yrs now & this is so crazy. There has been no salting, sanding or plowing of our roads. We live in a busy community here with many people who need to get to work, shopping & Dr's visits. As there are many sick elderly people living here that the ambulance is here quite often as well. With that being said our roads are a sheet of ice and the temperatures are dropping fast. Management here is so focused on removing leaves instead of the safety of our community roads. What once was a happy, loving, respectful place to live has turned to a lot of turmoil. Many no longer speak to eachother & most of this all is due to the management & rules. What are we going to do.?
Jan 20, 2025 · Dee CavaliereUpdated my review 12/24. Neighbor that didn't clean property next to mine has been keeping it up after management got after them. raising a star for that. Minimum 2 cars per house allowed and my street looks like a city street there are so many cars. Several houses with 3-4 cars each, and those extras parking on the grass also a no-no. New tenants on the street with 3-4 cars with some different model cars from week to week. I "suspect" they may be rooming immigrants there with all the comings and goings. Also possibly not of the ages allowed in the park too. Raise the limits on cars allowed if you're not enforcing it.
