Greenwood Village Introduce
Greenwood Village, located at 370 Chapman Blvd, Manorville, NY 11949, USA, is a distinguished 55+ active adult manufactured home community, not a traditional RV park for transient stays. While the category "RV Parks Near Me" might prompt a search for short-term recreational vehicle parking, Greenwood Village caters to long-term residents who own their manufactured homes but lease the land beneath them. This distinction is crucial for understanding its environment, services, and financial structure. The community can be reached at (888) 495-3057.
Greenwood Village is designed as a "quaint village for seniors," nestled in a peaceful setting amidst the rustic landscape of Manorville, Long Island. This area contrasts with the busier, more suburban neighborhoods of Central Long Island, offering a more tranquil and natural environment. The community is characterized by "picturesque tree-lined streets," contributing to a pleasant and visually appealing atmosphere. While some older homes might resemble traditional trailers, many are "modern and quite cute, pretty, handsome," indicating a range of housing styles and a focus on well-maintained residences. The community is gated, providing a sense of security and privacy for its residents. Reviews suggest that the outdoor spaces are maintained, with services like "weekly lawn maintenance" included in the monthly fees. The location is advantageous for those who appreciate nature, with "hundreds of acres of state and county parks" nearby, including Long Island Game Farm and Pine Barrens Trails Information Center. Scenic walking and biking trails are also available within the community, allowing residents to enjoy the outdoors without venturing far. The overall environment aims to foster a comfortable and serene living experience for its senior residents.
Greenwood Village provides a comprehensive suite of services and facilities, typical of a well-established 55+ manufactured home community. The community operates on a land-lease model, where residents own their homes but pay a monthly fee for the land. This fee, often referred to as an HOA fee, covers essential services such as "snow removal and garbage pick up and landscaping." Utilities like water, sewer, and trash collection are often included or managed within this fee. Individual homeowners are generally responsible for their own home's utilities (gas, electric, cable, internet) and maintenance.
At the heart of Greenwood Village's offerings is its vibrant clubhouse, serving as the central hub for recreational and social activities. This clubhouse features a "state-of-the-art fitness center" with "combination of cardiovascular and weight machines," encouraging residents to maintain an active lifestyle. Other indoor amenities include a "game room," "billiards tables," "card tables," a "library" for quiet reading, a "great room" for relaxation, and even a "woodworking shop" and "catering kitchen," catering to diverse interests and hobbies.
Outdoors, residents have access to a "community swimming pool," tennis courts, pickleball courts, shuffleboard, and bocce ball. There are also "scenic lakes & ponds" within the community, along with picnic areas and a gazebo. The community provides a "shuttle bus to various locations," including local stores and houses of worship, offering convenient transportation for residents who may prefer not to drive. On-site management is present, aiming to provide peace of mind and support for residents, though some reviews indicate a high turnover rate in management. While the community prides itself on these amenities, it's important to note the financial structure: monthly "HOA fees" are significant and "go up every year 3 to 5% NO MATTER WHAT," a point of concern for some residents, particularly those on fixed incomes. Property taxes on the homes are also separate and can be substantial.
Greenwood Village's core features are designed to promote an active and engaging lifestyle for its 55+ residents.
- Vibrant Social Calendar: The community thrives on social interaction, offering "many events in the club house" and a wide array of "clubs, activities and classes." These include "bingo, card games, billiard, ladies groups, dancing and so more entertainment." The presence of a "Seniors Club" and organized "trips" fosters a strong sense of community.
- Fitness and Wellness: The fitness center, swimming pool, and various sports courts (tennis, pickleball, shuffleboard, bocce) provide ample opportunities for physical activity and maintaining health.
- Gated Security: The gated neighborhood enhances safety and security, allowing residents to feel comfortable and enjoy their surroundings.
- Convenient Location: Strategically positioned "eleven miles south of I-495 and just two miles north of NY-27," Greenwood Village offers easy access to wider Long Island. Long Island MacArthur Airport is about 20 miles away, and New York City's JFK and LaGuardia Airports are approximately 60 miles away. Local shopping, dining, and the renowned beaches of the Hamptons are also within a few miles, providing diverse leisure options.
- R.V./Boat Parking: A notable amenity for residents is the availability of RV/Boat parking, catering to those with recreational vehicles or boats, although this is for storage of residents' vehicles, not for transient RV camping.
- Well-Maintained Homes: The community features homes that are "impeccably maintained and move-in ready," with many boasting modern updates and attractive designs.
For those searching for "RV Parks Near Me" with a view towards a permanent or long-term manufactured home residency, Greenwood Village is promoted as an "idyllic active adult community" and "one of the New York City metro area's best kept secrets." Promotional materials highlight its "peaceful setting," "charming ranch-style homes," "plentiful amenities," and "convenient location." The emphasis is on a "maintenance-free lifestyle" (for the land and common areas) and a "vibrant social lifestyle."
However, it is vital to provide a balanced view, incorporating feedback from actual residents to set realistic expectations:
- Land Lease Model: It is crucial to understand that residents "DON'T own the land your manufactured house is on." This is a land-lease community.
- Monthly Fees (HOA): The "outrageous HOA fees" are a significant point of concern for some residents. Prospective residents should be aware that these fees "start paying at least $1000 per MONTH the first year" and "go up every year 3 to 5% NO MATTER WHAT." This can be a substantial financial commitment, especially for those on fixed incomes.
- Property Taxes: Property taxes on the manufactured homes are separate and also described as "outrageous."
- Management & Maintenance: While on-site management is a listed amenity, some reviews express frustration with a "high high turnover rate" and perceive maintenance as "get very little if anything done." This suggests varying experiences with day-to-day operations.
- Cash Only Purchases: It's frequently noted that "all purchases are cash only, and approval through the community application is required," which is an important financial detail for prospective buyers.

Greenwood Village Reviews
You DON’T own the land your maufactured house is on. Most who reside there are nice BUT outrageous HOA fees (that’s what I call it because that is what it is in fact). It’s for snow removal and garbage pick up and landscaping. It is not for rent. the monthly HOA fees go up every year 3 to 5% NO MATTER WHAT. What is worse, the first year you may pay $1000 per month so the second year you’ll pay $1050 per month. The third year you’ll pay 5% of $1050 and so on and on. it goes up a lot faster than you think. For people on Social Security and pensions that’s a lot to pay to keep Greenwood Village shareholders happy. If you move there you will start paying at least $1000 a MONTH the first year. The management has a high high turnover rate. Don’t bother complaining because nothing is gonna change. It is one step above a geriatric ghetto. The “maintenance” men just ride around in a truck and try to hide from management all day and get very little if anything done. Property taxes are outrageous, too!

Dec 09, 2024 · Gary NastaGood community as far as people! The only reason it got two stars is because they've raised what we pay in rent and we own our place out right! It went from $1,000 a month to $1500 a month in a 5-year period how stupid is that? At this rate in five more years we won't be able to afford to live here anymore
May 04, 2024 · Tony JacksonVisiting for community yard sale. Did quite well except for a elder gentleman selling me 28 fake coins! Didn't falt him, giving him the benefit of the doubt 🤔. Still a very pleasant and profitable day!
