Camellia Gardens Mobile Home Park Introduce
Camellia Gardens Mobile Home Park, located at 3440 Fulton Ave, Sacramento, CA 95821, USA, presents itself as an established option for mobile home living in the Sacramento area. While the platform category "RV parks near me" might suggest a primary focus on recreational vehicles, it is common for such platforms to also list mobile home parks, as both offer long-term residential solutions for individuals and families seeking alternative housing. Camellia Gardens specifically caters to mobile home residents, aiming to provide a community setting for those who own or rent manufactured homes.
The park's location on Fulton Avenue places it within a dynamic part of Sacramento, offering residents access to a variety of local conveniences. Fulton Avenue is known for its diverse range of businesses, including shopping centers, dining options, and service providers. This accessibility means that residents of Camellia Gardens Mobile Home Park can easily reach everyday necessities and enjoy the amenities of the surrounding urban environment. The provided contact information, phone: (408) 778-4456 ext. 2 and mobile phone: +1 408-778-4456 ext. 2, offers direct lines for inquiries, site availability, and resident support, which is crucial for a residential community.
The environment at Camellia Gardens Mobile Home Park, as described by residents, offers a nuanced perspective. Some reviews suggest that the park is generally "calm and well taken care of," creating an impression of a peaceful and orderly living space. This positive outlook points to a maintained appearance and a comfortable atmosphere for some residents. The idea that it "seems like a great place to live" indicates that for certain individuals, the park meets their expectations for a residential community.
However, a more critical review provides a significantly different portrayal of the park's environment and management. This feedback describes the park as a "dump" under the current ownership, alleging a lack of care and maintenance beyond initial street repaving. A major point of contention highlighted is the presence of numerous old palm trees on every lot. While initially planted by previous owners, these trees are described as being "VERY messy," shedding "ALLOT limbs and other nasty things." The review emphasizes the potential hazards of unmaintained older palm trees, including falling limbs that can damage mobile homes, awnings, vehicles, and pose risks to people and pets. The claim that most of these palm trees have not been maintained in "8 to 10 years" suggests a significant oversight in property upkeep, which directly impacts the safety and well-being of residents. This issue points to a potentially neglected aspect of the park's landscaping and infrastructure.
Further concerns regarding the environment are raised about the lack of working streetlights. The review states that "all of the private street lights around the park, that were installed by the previous owners, have gone dark and nothing is being done about it." This directly impacts safety and security, especially during nighttime hours, and suggests a failure to maintain essential park amenities. The mention of a brief security patrol, initiated for a specific purpose by the current "owner" management company and then discontinued, further raises questions about ongoing security measures within the park.
In terms of services and features, the provided information does not detail a comprehensive list of amenities typically found in mobile home parks, such as clubhouses, laundry facilities, or recreational areas. However, the mention of "re paving the streets" indicates that some level of infrastructure maintenance has occurred. The critical review, however, strongly suggests a significant decline in the provision of services and general upkeep under the current ownership compared to previous management. The lack of proper palm tree maintenance and non-functional streetlights are direct indicators of a reduction in services that were once present or expected.
A key aspect of mobile home parks, often categorized under "RV parks near me" due to their shared long-term residential nature, is the sense of community and the relationship between residents and park management. The critical review highlights a significant negative shift in this dynamic. While the previous owners were described as a "nice couple" who "cared about the park and its residents," the current owners are portrayed as an "investment group that apparently wants big returns with little overhead or any maintenance cost." This suggests a business model focused on maximizing profit at the expense of resident welfare and property maintenance. The constant raising of rent to the "max allowable by law," particularly impacting "low income people that living on a fixed income," is a major point of contention. This directly affects the affordability and sustainability of living at Camellia Gardens for many residents, raising questions about the park's long-term viability as an accessible housing option.
Promotional information, based solely on the provided reviews, is somewhat limited. While some residents find the park "calm and well taken care of" and a "great place to live," these positive sentiments are countered by significant criticisms. For potential residents searching for "RV parks near me" or mobile home parks, the most compelling promotional aspect for some would be the general tranquility and the presence of a mobile home community. However, the negative feedback regarding ownership, maintenance, and rent increases would serve as a crucial cautionary note. It suggests that while the park provides mobile home lots, the quality of living experience and the cost can be highly variable and potentially challenging for residents.
For those considering Camellia Gardens Mobile Home Park, it is essential to conduct thorough due diligence. This would involve directly contacting the park management at (408) 778-4456 ext. 2 or +1 408-778-4456 ext. 2 to inquire about current lot availability, rental agreements, maintenance policies, and any associated fees. Furthermore, prospective residents should visit the park in person to assess the current condition of the property, including the palm trees, street lighting, and overall appearance. Speaking with current residents, if possible, could provide invaluable insights into the day-to-day living experience and the responsiveness of management. Understanding the terms of any lease or rental agreement, particularly regarding rent increases and maintenance responsibilities, is also paramount.
In conclusion, Camellia Gardens Mobile Home Park offers mobile home living at 3440 Fulton Ave, Sacramento, CA 95821. While some residents find it to be a calm and well-maintained environment, significant concerns have been raised regarding current ownership, the lack of proper maintenance for hazardous palm trees, non-functional streetlights, and frequent rent increases. These issues, if accurate, point to challenges in the park's environment and services, potentially impacting the quality of life for its residents. For individuals seeking a mobile home park under the "RV parks near me" umbrella, Camellia Gardens presents a complex picture that necessitates careful investigation before making a commitment. The park's historical context with previous caring owners contrasts sharply with the current perceived emphasis on financial returns over resident well-being, making it a community with both potential advantages and notable drawbacks.

Camellia Gardens Mobile Home Park Reviews
As far as mobile home areas go, this place is calm and well taken care of.Seems like a great place to live.
Jan 25, 2025 · Jordan MathewI don't know where all these people live that they are giving 5 star ratings about, but it isn't this park. This park is a dump, owner is an....I'll just say not a good person and leave it at that. The present owner purchased the park some years ago now, and has done nothing but repave the streets and raised the rent, every chance he legally gets and the max allowable by law.The previous owners were a nice couple and cared about the park and its residents. They got too old to care for the park, and sold to an investment group that apparently wants big returns with little overhead or any maintenance cost.Every lot in the park has a palm tree in its yard. Palm trees that were planted by the previous owners many years ago.Older palm trees are VERY messy, they shed ALLOT limbs and other nasty things. If older palm trees are not properly maintained they drop large limbs and when the wind gets to blowing, they can be down right hazardous, dropping allot of limbs and debris that breaks things in your yard, will punch holes in the roof of your mobile home, smash into your awning and cause leaks, damage vehicles and be hazardous to pets and humans. That's why older palm trees should be maintained at least every other year. Most of the palm trees in the park have not been maintained in 8 to 10 years. Last May the wind was blowing pretty good, and a resident came home to find the entire yard absolutely covered in palm limbs and debis from the palm in the yard, seriously, no bull! All of the private street lights around the park, that were installed by the previous owers, have gone dark and nothing is being done about it. There was a security patrol, back when the new "ower" management company took over, only because he wanted to catch residents that he was accusing of dealing drugs, but when it didn't work, there was no more security patrol.I understand it's a business, and the point is to get a return on the investment, but it is still a rental property, people live here, low income people that living on a fixed income and can not afford to live anywhere else. When the rent is being raised higher and higher, to the point that it takes all that fixed income, they can't eat, or pay for medications. When does "just business" become personal?I really do not understand how anyone could give a 5 star rating on this park, they have to be getting paid, or a break on the rent for a month, or some damn thing.
