They are very biased and have double standards for people they don’t like. If they don’t like you, you will be harassed. Despite the fact that your lease agreement is you only get your yard inspected so many times a year, they will do it whenever they feel like it and nitpick to the point of harassment. I was told to call the office to find out why they sent somebody to barge into my yard without notice or even my knowledge to take pictures. Not because they didn’t know why they were there, but because they weren’t sure if they were allowed to tell me why they were in my living space. When I asked her why he was here she said she smelled dog poop while doing inspections. When I said they can’t just do inspections whenever they want, she said they absolutely can and claimed my house was a health hazard, and then followed up with if they get complaints, then they have every right. So she contradicts herself. She said she smelled the dog poop doing inspections, but when I called her out on being unlawful, she said there was a complaint. Don’t expect honesty or compassion at this place, even if you are a single parent taking care of a special-needs child alone. They say the cats aren’t allowed to run around free, but even a woman that works in the office has several cats (more than allowed) that live outside and poop and pee all around my trailer and get up under my trailer, even puked on my porch carpet. I have even seen one walk out from under my trailer with insulation stuck to its back paw like toilet paper. When I made a complaint about the cats because they complained about my dogs poop being extra raunchy, I was told to fix my skirting, despite the fact that before they even inspected my trailer I had already fixed it, and the cats bust through it eventually regardless. I get a note being told I must fix my skirting, and yet my neighbor has skirting that’s wide open because of missing panels and it has been like that since before I moved in. Even the neighbors on the other side of me who have had crap piled up so high, stuff consistently falls into my yard, you can even see it from the street, and it has been like that since before I moved in. But now they’re targeting me and wanting my trailer and yard to be perfect while almost everybody else can have theirs however they want it.If they don’t like you, you will get blamed for pet waste around the neighborhood while the privileged people get away with allowing their animals to go everywhere, even in your yard. But you, following the rules and picking up after your pet when you walk them will get you the blamed just because they don’t like you. always record and keep record because they will try to get you in any way they can. They are out to get the maximum amount of money they can with minimal responsibility, whatever they can get away with legally in any way they can. The manager will lie to you. don’t believe her when she says prices only go up about $30 or less a year. Mine has been over $30 every single time they raise prices, which is regularly, and I was told they do that just because they legally can. They do it by percentage so it will never be less than $30, like she will lie and tell you. Highly recommend having cameras around your property and on your person when dealing with these people because they are not always honest. What they say in writing and what they say in person will often times be two different things. They usually keep up with the park and keep the pool clean, but when people ignore the rules and keep swimming with T-shirts on, or something like that, they will threaten the entire park with taking it all away, while planning to still charging you the maximum price. I know because I asked. Despite the fact that they have cameras and can find out who the people are. They don’t care. If they don’t like you they are out to get you.I don’t have enough space to write everything. The worst part is the manager has full control, and there is no one else you can go to when authority is being abused. - Ginger Howell

Camellia Village Mobile Home Introduce

If you are searching for "RV parks near me" or considering a mobile home community in Sacramento, California, Camellia Village Mobile Home, located at 8231 Gerber Rd, Sacramento, CA 95828, USA, presents a residential option. You can reach them at (916) 423-1110 or +1 916-423-1110 for inquiries regarding availability and specific details relevant to your needs.

When exploring "RV parks near me," potential residents often seek information about the environment, services, and features of a park, with a strong emphasis on fair management and a positive community atmosphere. Similarly, those considering a mobile home park prioritize transparent and consistent rule enforcement and a respectful living environment. The available information for Camellia Village Mobile Home comes primarily from a detailed and critical resident review, alongside a brief positive note about a community amenity. It is crucial to carefully consider these perspectives as you evaluate whether this park might be a suitable option for your needs, whether for a long-term RV stay or as a mobile home resident.

One extensive resident review expresses significant concerns regarding the management practices at Camellia Village Mobile Home. The reviewer alleges bias and double standards, suggesting that residents perceived as unfavorable by management may experience harassment. Specific examples include frequent and seemingly unwarranted yard inspections, purportedly exceeding the terms of the lease agreement and described as "nitpicking to the point of harassment." The reviewer recounts an incident where park personnel entered their yard without notice or knowledge to take pictures, with the explanation for this intrusion being the alleged smell of dog poop during unrelated inspections. This incident led to a dispute regarding the legality and consistency of inspections, with the reviewer claiming contradictions in the manager's explanations.

Further complaints in the same review involve the handling of pet policies. The reviewer states that while residents are informed that cats are not allowed to roam freely, an office worker allegedly has multiple outdoor cats that create issues for neighboring residents, including defecating and urinating around trailers and even causing damage. When the reviewer raised concerns about these cats in response to complaints about their own dog's waste, they claim they were unfairly targeted with requirements to fix skirting, despite pre-existing issues with neighbors' properties being ignored. The reviewer perceives a pattern of selective enforcement, where certain residents are held to a much higher standard than others, particularly if they are not favored by management.

The reviewer also expresses distrust in the honesty and transparency of the management, particularly regarding financial matters such as rent increases. They advise potential residents to document all interactions and install cameras due to perceived discrepancies between verbal and written communication. The reviewer further alleges that the management prioritizes maximizing profits with minimal responsibility and may resort to legal loopholes to do so.

Concerns about the management's approach to community amenities are also raised. While acknowledging that the park generally maintains the common areas, such as the pool, the reviewer describes instances where the entire community was threatened with the removal of these amenities due to the actions of a few individuals, despite the presence of security cameras that could identify the rule-breakers. This suggests a potentially punitive approach that could negatively impact all residents.

The reviewer concludes by emphasizing the perceived absolute control of the manager and the lack of recourse for residents who believe they are being unfairly treated. This paints a picture of a potentially challenging living environment for those who may find themselves at odds with the management.

In contrast to the overwhelmingly negative assessment of the management, the same reviewer offers a positive note about the "community room." They describe it as "really nice," air-conditioned, with ample seating, a kitchen, and clean bathrooms. This suggests that Camellia Village Mobile Home does offer some well-maintained common facilities that can be enjoyed by residents for social events and gatherings.

Considering the perspective of someone searching for "RV parks near me," the detailed negative review focuses heavily on management issues and rule enforcement, with no specific mention of RV accommodations or amenities. Therefore, it is crucial for anyone interested in bringing an RV to this location to contact the park management directly to inquire about the availability of RV sites, the types of hookups provided (water, electricity, sewage), the rates for short-term or long-term stays, and any specific rules or regulations for RV residents. The strong concerns raised about management practices should be a significant consideration for potential RV residents as well.

For those considering Camellia Village Mobile Home for long-term mobile home living, the extensive negative review provides significant points of concern regarding management bias, inconsistent rule enforcement, and potential financial practices. While the positive mention of the community room is a potential benefit, prospective residents should carefully weigh the serious allegations made by the reviewer and seek further information and perspectives before making a decision. It would be prudent to speak with multiple current residents, if possible, and to thoroughly review the lease agreement and park rules.

Based on the available information, it is challenging to provide a comprehensive overview of the services and features offered at Camellia Village Mobile Home beyond the community room and the pool (which is mentioned in the context of rule enforcement). Typically, mobile home parks provide essential utilities such as water, sewer, and electricity to each lot. Other common amenities might include laundry facilities or recreational areas, but these are not mentioned in the provided reviews. Therefore, it is essential for interested individuals to inquire directly about the full range of amenities and services available to both mobile home residents and potential RV guests.

Promotional information is not included in the provided data. The resident reviews offer personal experiences and opinions, with the majority focusing on negative aspects of management. The positive note about the community room is descriptive rather than promotional. To obtain any information about promotional rates, incentives, or unique features of Camellia Village Mobile Home, interested parties should contact the park directly.

In conclusion, Camellia Village Mobile Home in Sacramento, CA, presents a complex picture based on the limited resident feedback. The positive mention of the community room and the implication of a clean pool are potential benefits. However, the extensive and detailed negative review raises serious concerns about management bias, inconsistent rule enforcement, and a potentially challenging living environment. For individuals searching for "RV parks near me" or considering mobile home living, it is imperative to contact the park management directly at (916) 423-1110 or +1 916-423-1110 to obtain detailed information about the availability of RV sites or mobile home lots, the specific amenities and services offered, the rates and terms of residency, and the park's rules and regulations. Due to the significant concerns raised in the resident review, prospective residents are strongly advised to conduct thorough due diligence, including visiting the park, speaking with current residents, and carefully reviewing all documentation before making a decision.
