Camelot Terrace Manufactured Home Community Introduce
When exploring long-term residential options, particularly within the broad 'RV Parks Near Me' category, it is essential to distinguish between recreational vehicle parks designed for temporary stays and manufactured home communities. Camelot Terrace Manufactured Home Community, located at 1110 Lancelot Ct, Pulaski, WI 54162, USA, falls into the latter, serving as a permanent residential community for manufactured homes rather than a transient stop for RVs. Therefore, for individuals seeking a long-term housing solution, evaluating Camelot Terrace requires a comprehensive understanding of its environment, services, and community dynamics.
Camelot Terrace Manufactured Home Community is situated in Pulaski, Wisconsin, a village that offers a blend of small-town charm and access to larger nearby cities. The park's address on Lancelot Court suggests a dedicated residential layout, typical of manufactured home communities. Such communities are designed with individual lots where manufactured homes are placed, usually organized along internal roads. The overall environment is residential, comprising a collection of homes, and potentially some shared green spaces or common areas. The aesthetic and atmosphere of a manufactured home community are influenced by the general upkeep of individual homes, the maintenance of shared infrastructure, and the overall sense of community among residents. Public reviews for Camelot Terrace present a nuanced picture. While one review expresses significant dissatisfaction with past management, describing the park as "the worst place to live" due to perceived money-hungry and lazy management and issues with lease enforcement, another more recent review indicates a positive shift. This latter review explicitly states that the park is "under new long term management," with owners "refurbishing homes" and the presence of a "very nice new manager and long term maintenance man." It also notes that the park "has been and continues to be cleaned up and many updates to utilities when needed." This suggests a proactive effort to improve the living environment and overall quality of the community. The mention of a "nice country atmosphere" points to a setting that likely offers a quieter, more relaxed pace of life compared to a densely urban environment. Prospective residents should prioritize an in-person visit to assess the current condition of the park's physical environment and observe the changes and improvements firsthand to ensure it aligns with their expectations for a long-term home.
As a manufactured home community, Camelot Terrace is designed to provide the essential infrastructure and services required for permanent residential living. The primary services typically offered in such communities include individual lots equipped with utility hookups for manufactured homes, such as electricity, water, and sewer connections. Residents typically own their manufactured homes but lease the land, or "lot," from the community management. The management team is responsible for the overall operation and maintenance of the park. Common features and services provided by manufactured home communities, which Camelot Terrace would likely offer, include:
Utility Connections: Each lot is expected to have the necessary hookups for electricity, water, and sewer, enabling residents to establish fully functional homes. The review mentioning "many updates to utilities when needed" suggests a commitment to ensuring reliable service.
Lot Leasing: The core business model involves renting out individual lots to homeowners, with terms and conditions outlined in a lease agreement. The negative review's mention of being "not on the lease or responsible so they can get peoples trailers that they own that are too old to move so they’re able to charge 900-1000 a month" points to past practices concerning home ownership and lot fees, which prospective residents should thoroughly clarify with the new management.
Community Management: A dedicated management team oversees the park's operations, including rent collection, enforcement of park rules, and addressing resident concerns. The positive review highlights a "very nice new manager," indicating a potential improvement in management's approach and resident relations compared to previous experiences.
Maintenance and Upkeep: The park owners are reportedly "refurbishing homes" and the park is being "cleaned up," indicating an active approach to maintaining and improving the community's appearance and infrastructure. A "long term maintenance man" further suggests a consistent effort in this regard.
Manufactured home communities like Camelot Terrace are often presented as an accessible and potentially more affordable pathway to homeownership or long-term rental, compared to traditional housing markets. For those specifically looking within the 'RV Parks Near Me' category but needing a permanent residence, Camelot Terrace offers a distinct type of living arrangement. When considering Camelot Terrace Manufactured Home Community as a potential home, several critical factors are important to evaluate, especially in light of the contrasting public feedback:
Impact of New Management: The most significant factor is the reported change in management. The negative review likely reflects an experience under previous management, while the positive review indicates recent improvements. Prospective residents should directly engage with the current management to understand their philosophy, policies, and plans for the community. Inquire about how past issues are being addressed and what changes have been implemented.
Transparency in Leasing and Fees: Given the previous concerns about lease responsibility and increased lot fees, it is absolutely crucial for prospective residents to obtain and thoroughly review all lease agreements and fee structures in writing. Clarify all costs, including lot rent, utility charges, and any other potential fees. Ensure that any verbal assurances are also documented in the lease. Seek legal advice if any terms are unclear or concerning.
Observation of Improvements: During your visits, actively look for evidence of the "cleaning up" and "updates to utilities." Observe the condition of common areas, roads, and a representative sample of homes. This direct observation will help validate the claims of ongoing improvements.
Community Atmosphere and Neighbors: While the negative review focuses on management, the positive one hints at a "nice country atmosphere." Try to gauge the general community feel. While a "money-hungry" management was mentioned previously, a new management committed to improvements could foster a more positive resident experience. The "great places to eat nearby and nice country atmosphere" further promote the appealing local environment.
Pulaski Location Benefits: Living in Pulaski offers residents a smaller-town experience with access to local amenities, schools, and services. Its proximity to larger areas like Green Bay (approx. 20-30 minute drive) means residents can access broader employment opportunities, shopping, and entertainment. Consider how the park's specific location within Pulaski aligns with your daily needs and lifestyle.
In conclusion, Camelot Terrace Manufactured Home Community in Pulaski, WI, serves as a permanent residential community for manufactured homes. While it has faced criticism in the past, recent reviews suggest a positive shift with new management, ongoing improvements, and a focus on community cleanliness and utility updates. For prospective residents looking for a long-term housing solution, particularly one offering a country atmosphere, it is imperative to conduct thorough due diligence, including direct engagement with the current management and in-person visits, to ensure the community aligns with their expectations for a stable and pleasant living environment.

Camelot Terrace Manufactured Home Community Reviews
Doesn't even deserve a single star. The worst management. The worst people to deal with. They do not care about their renters. Money-hungry and lazy. The worst place to live. You can go to the management and they say they’ll work with you and then they stab you in the back and serve you with papers even when you’re not on the lease or responsible so they can get peoples trailers that they own that are too old to move so they’re able to charge 900-1000 a month.
Feb 11, 2025 · Deanna kellyThis park is under new long term management. The park owners are refurbishing homes and has very nice new manager and long term maintenance man. The park has been and continues to be cleaned up and many updates to utilities when needed. There are some great places to eat nearby and nice country atmosphere.
Dec 04, 2020 · Melvin TimmThis park was wonderful the first year and a half I lived here. Then onsite management started to change like water. Many rules changed. And management now micro manages. Owners coming home from work with chore lists on their doors. Witch include them forcing home owners to repair or replace things that are owned by the park. Oh and if you buy a place here and it has a garage on it. That’s not yours. So don’t let them include that into the price of the trailer.
May 16, 2019 · Rebecca SkulanDO NOT RENT OR BUY! Everyone who works for this company is terrible no care for any human life! They are a nasty and slimy company. If you want to live in the worst place ever it’s here! If you rent here beware they will try to kick you out for any reason they can find, and keep all your down payment and if you own they will do whatever they can to make sure you pay them more money (I’ve heard lots of other terrible things that happen if you own) Everyone who works/lives here is immature just like kids in high school it’s all drama! Wish I could give zero stars!
