Carriage Estates Introduce
For individuals searching for "RV parks near me" in the Elmira, New York area, it's important to consider various housing options that might accommodate recreational vehicles, especially for those seeking longer-term stays. Carriage Estates, located at 3374 Lower Maple Ave # 201, Elmira, NY 14901, USA, is identified as a mobile home park. To provide local users with a detailed, objective overview in the context of potential RV parking, we will analyze the available information, primarily derived from customer reviews.
The environment surrounding Carriage Estates is the city of Elmira, situated in Chemung County, New York. Elmira offers a mix of urban and suburban settings with access to local amenities, shopping, and services. The park's location on Lower Maple Avenue suggests a setting within the Elmira area. However, specific details about the landscaping, natural features within Carriage Estates itself, or its immediate proximity to particular attractions or services are not extensively provided. One long-term resident of over 30 years expresses a desire to leave due to various issues, while a resident of one year reports having "no problems at all," indicating potentially differing experiences within the community.
As a mobile home park, Carriage Estates is designed to provide essential utilities for long-term residential living in manufactured homes. These typically include water, sewer, and electrical hookups. For RV owners considering this location, it is crucial to ascertain whether the park offers spaces suitable for RVs and if the utility connections are compatible with RV systems. This includes inquiring about the amperage of electrical service available at potential RV sites (e.g., 30 or 50 amp), the type of water hookups, and the availability of sewage disposal connections. Given that it is primarily a mobile home park, the infrastructure might be geared towards manufactured homes, making specific inquiries regarding RV compatibility essential. One long-term resident specifically mentions "terrible water pressure" and frequent, unannounced water shut-offs due to "older-than-dirt pipes," which could be a significant inconvenience for any resident, including those in RVs.
Mobile home parks often provide communal amenities for their residents, such as maintained roadways, lighting, and waste management services. Some might also offer facilities like laundry rooms, community centers, or recreational areas. One reviewer mentions that the park does not maintain the grounds well. In contrast, another resident states that there are rules for the benefit of residents, such as keeping yards trash-free and mowed, and requiring dog licenses and inoculations. This suggests a set of community standards, although the enforcement and overall maintenance quality may be inconsistent according to the differing reviews. The long-term resident notes that despite a lack of maintenance, the rent has increased to $370.00 and that the park does rent out trailers. They also mention the presence of motor homes/RVs, which they believe is against New York State rules for mobile home parks, suggesting a potential inconsistency in enforcement or understanding of regulations.
Promotional information is not explicitly provided. However, the one-year resident's positive review could be seen as implicitly promoting a community with rules that benefit residents and helpful management, citing an instance where management assisted with frozen water pipes. This positive experience contrasts sharply with the long-term resident's negative assessment, highlighting the potential for varied experiences within Carriage Estates.
The contrasting customer reviews present a complex picture. The long-term resident of over 30 years expresses significant dissatisfaction, citing poor water pressure, frequent unannounced water shut-offs, a lack of park maintenance, rent increases without improvements, and concerns about rule enforcement (specifically regarding a resident's "huge stone pools" versus restrictions on second sheds, and the presence of RVs). This reviewer strongly advises against recommending Carriage Estates. On the other hand, a resident of one year reports having "no problems at all," appreciates the community rules, and found the management to be helpful. This stark difference in experiences suggests that conditions within the park or individual perceptions may vary significantly.
Given these conflicting reviews, anyone considering Carriage Estates for RV parking must exercise caution and conduct thorough due diligence. Contacting the park management at the provided phone numbers, (607) 734-4283 or +1 607-734-4283, is essential to directly address the concerns raised by the long-term resident, particularly regarding the water system, park maintenance, and the presence of RVs (and the park's policies on them). Prospective residents should also inquire about the specific rules and regulations of the park, the current rent for RV spaces (if available), the utility hookups provided, and any amenities accessible to RV residents. It would be beneficial to understand the management's response to maintenance issues and their enforcement of community rules.
A personal visit to the property is highly recommended to assess the current condition of the park, the suitability of any available RV spaces, and to potentially speak with current residents (if possible) to gain a broader range of perspectives on the living conditions and management. Observing the water pressure and the overall maintenance of the park firsthand would be particularly important given the issues raised in the negative review.
When comparing Carriage Estates with dedicated "RV parks near me" in the Elmira area, it is essential to weigh the potential benefits of a potentially lower cost (as suggested by the $370 lot rent mentioned, although RV rates might differ) against the significant concerns raised about infrastructure and maintenance. Traditional RV parks are typically designed with reliable utility systems and maintained grounds suitable for recreational vehicles. The conflicting reviews for Carriage Estates highlight the uncertainty and the critical need for thorough personal investigation before considering it as an RV parking option.
In conclusion, Carriage Estates in Elmira, NY, presents a mixed and uncertain picture for those searching for "RV parks near me." While one newer resident reports a positive experience, a long-term resident expresses significant dissatisfaction with the park's infrastructure, maintenance, and management. Individuals considering Carriage Estates for RV parking should proceed with caution, prioritize direct communication with the park management to address the concerns raised, and ideally visit the property to make their own assessment before making any decisions about staying there. The starkly contrasting reviews underscore the critical need for thorough scrutiny and comparison with other available RV parking options in the Elmira area.

Carriage Estates Reviews
Been here since 1990 and I'd be out in a heartbeat if I could afford my own land. The water pressure sucks and they are always turning off the water to fix the older-than-dirt pipes and they NEVER let you know. I'm just waiting for the day I'm in the shower and they decide to shut down the whole park instead of just the section where the water main break is. They have allowed one resident to build huge stone pools in his front yard and it looks like hell!!! But don't you dare ask if you can have a second shed! They don't maintain the park and yet they don't have a problem raising the rent which is now $370.00 and they DO rent out trailers. Plus there are motor homes/RV's that pull in here every year which isn't supposed to be allowed per New York state rules & regulations for mobile home parks. The fairly new owner is no better than the one before. Different rules for different folks. Would NOT recommend.
Jun 05, 2023 · Charlie DuckBeen living here a year now and have had no problems at all. They do have several rules but all are for the benefit of the residents. Yards must be kept trash free and mowed. Dogs must be licensed and had all their necessary inoculations, etc. I am thankful for these rules. Have no issues with neighbors or the management. The management has been very helpful in fact when we had our water pipes freeze they came and thawed them for us and it isn't their job to do that. Great place for us retired folks for sure. People watch out for you.
Jun 12, 2018 · Naoma Barber BirdNice little trailer park. Quiet. Only thing is you cannot rent. They only sell to own and rent out the lots. So no good if your trying to rent! It's okay tho. Decent place otherwise.
Dec 05, 2019 · Christian WilsonMy husband and i have lived in carriage estates for about 13 years. It is a very nice place to live . It’s very clean and people are very friendly. NO CRIME which is great.
Feb 17, 2022 · Nelda ThielLot rent is like $330 a month. Pretty nice trailer park. They don't have any riff raff or routy tenants. They don't allow stuff like that in the park.
