Casa De Francisco Mobile Home Community Introduce
If you're searching for "RV parks near me" in the Phoenix, Arizona area, Casa De Francisco Mobile Home Community, located at 303 E South Mountain Ave #109, Phoenix, AZ 85042, USA, presents itself as a residential option. You can reach them at (602) 268-7522 or +1 602-268-7522 to inquire about residency. While categorized under "RV parks near me," it's important to understand that Casa De Francisco primarily operates as a mobile home community, offering spaces for manufactured homes intended for long-term residents, thus fostering a more permanent community atmosphere than typical short-term RV parks.
Based on the available customer reviews, the environment at Casa De Francisco Mobile Home Community appears to have both positive and significant negative aspects. One long-term resident (nearly six years) expresses extreme dissatisfaction, labeling it the "worst park to live in" with anticipated regret for choosing to reside there. This reviewer alleges a significant issue regarding the ownership status of the trailers, claiming that management changed the terms after years of payments, stating that residents were renting rather than owning. This resulted in a substantial financial outlay without equity. Further concerns include the unsafe condition of a former playground with nails and spikes, its subsequent removal leaving a "sad" field of dirt, multiple car thefts in the office parking lot, and strict towing enforcement for parking additional vehicles on the side or gravel areas. This overwhelmingly negative review paints a picture of a community with serious management and safety issues.
Conversely, another reviewer, whose daughter lives in the park, offers a more positive perspective, particularly noting that the "management is very cooperative and listens to any issues." However, they also point out a potential drawback, stating that maintenance requests for trailers might experience delays. On the positive side, this reviewer emphasizes that the trailer park is "kept very clean and orderly" and is visually appealing. They acknowledge that the rent is "a little high" but attribute this to Arizona's popularity and the current economic climate. This reviewer ultimately recommends the park, describing it as "very safe, friendly, and family-oriented" with a "low crime rate" attributed to "Under New Management" and a policy of not allowing felons to reside there. This contrasting review suggests a community that may have undergone positive changes in management and prioritizes cleanliness and safety.
Considering these divergent experiences, the environment at Casa De Francisco Mobile Home Community seems to be in a state of transition or subject to differing perceptions. While the negative review highlights past issues with management integrity, safety (car thefts), and the condition of communal areas, the positive review emphasizes the benefits of new management focused on cooperation, cleanliness, and safety through resident screening. Prospective residents should carefully weigh these conflicting accounts and inquire specifically about current management policies and safety measures.
In terms of services and features, the reviews provide some insights. The mention of a former, unsafe playground indicates that recreational facilities for children may have existed but were removed. The current state is described as a "field of dirt," suggesting a lack of recreational amenities at present. The towing policy for additional vehicles implies strict parking regulations. The positive reviewer's mention of cooperative management suggests an on-site office and staff to address resident concerns. Standard services in mobile home communities typically include water, sewer, and electricity hookups for each space. The cleanliness and orderliness of the park, as noted by one reviewer, suggest that groundskeeping is a priority under the new management. However, specific amenities like laundry facilities, communal gathering spaces, or pet policies are not mentioned. To obtain a comprehensive list of services and features, it is crucial to contact the management directly using the provided phone numbers.
The features of living in Casa De Francisco Mobile Home Community include the potential for a family-friendly environment with a focus on safety and cleanliness under new management. The cooperative nature of the management in addressing resident issues, as reported by one reviewer, could be a significant benefit. However, prospective residents should be aware of the past issues raised in the negative review, including alleged unfair financial practices, safety concerns (car thefts), and the lack of current recreational facilities. The strict parking policy for additional vehicles is also a factor to consider for households with more than one car. The higher rent, while acknowledged as potentially market-driven, is another feature that prospective residents will need to assess against the perceived benefits and drawbacks of the community.
Promotional information is not explicitly provided in the text. However, the positive aspects mentioned in the second review can be seen as promotional points. The emphasis on "Under New Management," a "low crime rate" due to the exclusion of felons, and the "safe, friendly, and family-oriented" atmosphere are key selling points. The cleanliness and orderliness of the park's appearance could also attract potential residents. To learn about current lot rental rates, any specific promotions for new residents, and the terms of residency (including trailer ownership vs. rental agreements), interested parties should contact the management directly at (602) 268-7522 or +1 602-268-7522. They would be able to provide the most current information and address any specific questions about the community's offerings and policies under the new management.
In conclusion, Casa De Francisco Mobile Home Community in Phoenix, Arizona, presents a complex picture based on the available reviews. While one reviewer recounts significant negative experiences under previous management, another offers a more positive outlook under new management, highlighting safety, cleanliness, and a cooperative approach. Prospective residents are strongly encouraged to contact the management directly to gain a clear understanding of the current conditions, policies, and the status of trailer ownership/rental agreements. Visiting the community in person to assess the environment and speak with current residents (if possible) would also be a prudent step in making an informed decision about whether Casa De Francisco Mobile Home Community is the right fit for their long-term housing needs.

Casa De Francisco Mobile Home Community Reviews
Worst park to live in you will definitely regret living here. My family and I where living here for almost 6 years and we thought we where paying to own the trailer but management changed it up and said we were renting this whole time, thousands of dollars spent on renting a trailer when we could’ve saved up to own a house, the playground that used to be there was super dangerous there where nails on the tire swing and spikes on it too they took it down but now there’s just a field of dirt that just looks super sad there have been so many car that have been stolen in the office parking lot oh and if you have more then one car don’t try to park it on the side or on the gravel or you’ll find it getting towed. There is so much more to complain about this place to be completely honest it’s just not safe and don’t let the clean features fool you it might look nice and neat but seriously reconsider in living here
Mar 01, 2020 · AlineMy daughter lives at this trailer park. The management is very cooperative and listens to any issues you may be having however if you need any maintenance done on your trailer it might be awhile before they get around to it. Other than that the trailer park is kept very clean and orderly and is very appealing to the eye. Rent is a little high however, since Arizona has become very popular state to live in it makes sense for the rent to be a little high considering the economy as well. I would recommend this trailer park to anyone. It's very safe friendly and family oriented trailer park and it has a low crime rate because it is Under New Management. No felons are allowed to reside there which is a plus.
Jan 13, 2019 · CeciliaI can't make a comment till I rate this place, but it would be a zero. We moved in because we needed a place at the time. I gave them the items and information on what needed to be done upon moving in. We moved in September 15, 2017 it is March 9, 2018 I have yet seen anything done and I went in to break my lease, but unfortunately I can't till, so I have till July 31 , 2018 before we can move. The office people are pollite and that is the only thing this place has to offer oh and that the outside looks nice. Expect the water to keep going off due to water line break. I can't wait to move out.
Mar 09, 2018 · Christina CampuzanoWhere do I start LOLWelcome to doggy oasis where dogs and animals roam free. Home of the get chased to your door by a Chihuahua/random dog you just saw the neighbor set outside. Your child will get great exercise from getting chased to their school bus. Have company? They'll get a head start! Feel free to beg the front office to fix minor repairs, they'll strictly try to evict you and every family. If their lawns weeds are not picked. If you are familiar with the office staff, don't worry about maintaining your yard; they'll let you slide! You'll fall in love with the rude office staff who has bad attitudes and issues with keeping promises on a regular. Be prepared to be called a lie if you were promised something they did not take care of. Toss out your verbal agreement because they will now demand written documentation. Not interested in a owning the trailer? Don't worry if you decide to rent to own , sooner than later it will get thrown out and you will be a renter! Be at ease in summer as the unmaintained neighborhood pool will stay locked with a thick chain year around. You'll just love being towed from your driveway if you are parked in an awkward position. Don't worry about parking space, there aren't any. Last but not least the missing stop signs and dark thin driveways will ensure you get into an accident the first time you visit! Come on down and Enjoy a musical bark off by missy the chihuahua and Rico the bull dog.
Nov 25, 2021 · Elana BelcherI've lived here for years and the place has its share of problems. The water pipes seem to be in a constant state of decay which causes the park to have to consistantly turn the water off to the whole park and its a 50/50 chance you'll get notified a day before it happens. Most of the time there is no one in the office to get a hold of when there are problems and they're answer most of the time is for you to call the corporate office to they are practically no help anyway. The trun over rate for people leaving is very high as well. The plus is they have a pool and a small playground for kids and its mostly a quiet place.
