Cherrywood Village Mobile Home Introduce
For individuals and families exploring "RV Parks Near Me" with an emphasis on long-term residency or manufactured home ownership in the rural charm of Northern Michigan, Cherrywood Village Mobile Home in Kingsley, MI, presents itself as a community designed for permanent or extended stays. Located at 2451 M-113, Kingsley, MI 49649, this property operates as a manufactured home park, offering both homes for sale and rental options for manufactured homes rather than traditional RV short-term sites. This distinction is crucial for prospective residents, as it caters to a different demographic than transient RV travelers.
The environment at Cherrywood Village Mobile Home is situated in a small, rural town setting between the larger cities of Traverse City and Cadillac, MI. This location is promoted as ideal for those who enjoy the outdoors and wish to escape the noise and pollution often associated with urban living. The community aims to provide a relaxed, countryside atmosphere. Individual homes typically feature their own yards, contributing to a neighborhood feel. However, recent customer reviews offer a mixed perspective on the park's overall cleanliness and maintenance. Some reviews describe the park as "disgusting" with "broken windows, abandoned properties, filthy yards, trash beyond," indicating significant concerns about the upkeep of common areas and some properties. Other reviews suggest that while it is usually well-maintained, issues can arise, particularly in winter with snow buildup making vehicle egress difficult, and concerns about the main entrance road receiving "patch jobs rather than actually getting a proper fix." This suggests that while the intention is to provide a pleasant living environment, consistent maintenance can be a challenge.
In terms of services, Cherrywood Village Mobile Home primarily focuses on providing manufactured homes for rent or sale, along with the necessary utility connections for these homes. Each lot typically includes hookups for public water and sewer, and homes are equipped with utilities like forced air heating (often natural gas) and electric water heaters. The community aims to offer "affordable rental homes" and homes for sale, with monthly lot rent being a key component of the cost for homeowners (approximately $300, plus water, sewer, and trash, as per some listings for specific homes). The management of the park is responsible for the overall maintenance of common areas and infrastructure, including roads and snow removal, though resident feedback indicates room for improvement in these areas. The phone numbers, (231) 263-7929 and +1 231-263-7929, are available for inquiries regarding rental homes, sales, and general park information. While specific details on other resident services like on-site management offices or specific community programs are not widely detailed in public reviews, the provision of basic utilities is standard.
The features of Cherrywood Village Mobile Home are centered around the manufactured homes themselves and the community living they facilitate. Homes within the park vary in size, with options ranging from approximately 1,000 sq. ft. to 1,600 sq. ft., designed to meet diverse needs. These homes can include features such as 2 or 3 bedrooms, 1.5 or 2 bathrooms, open concept living areas, modern appliances (refrigerator, oven/range, microwave, washer, dryer), and interior elements like drywalls, cathedral ceilings, pantry spaces, kitchen islands, and mud rooms. Exterior features may include vinyl siding and decks. Many homes also come with an outbuilding or storage shed, which is a valuable amenity for residents. The community is pet-friendly, allowing residents to have pets, which is an important consideration for many families. While the reviews do not detail extensive recreational facilities within the park itself (like clubhouses or playgrounds), the primary feature is the provision of a residential community setting for manufactured homes.
Promotional information for Cherrywood Village Mobile Home often emphasizes its value proposition: affordable living in a relaxed, countryside setting. It targets individuals and families looking to escape urban environments and enjoy the natural beauty of Northern Michigan. The fact that the town of Kingsley is "just outside your door" highlights the convenience of accessing local services and amenities, including Kingsley Area Schools. The community's location between Traverse City and Cadillac also means residents have relatively easy access to a wider range of shopping, dining, entertainment, and healthcare options in these larger towns, typically within a 20-30 minute drive. For nature lovers and adventure seekers, the surrounding region offers abundant outdoor activities. This includes opportunities for snowmobiling in winter, hunting, hiking on numerous trails, and skiing at nearby resorts. The phone numbers (231) 263-7929 and +1 231-263-7929 serve as primary contact points for those interested in exploring rental options or available homes for purchase. The park has been in operation for over 33 years, indicating a long-standing presence in the community.
However, it is imperative to address the concerns raised in recent customer reviews. Descriptions like "disgusting," "getting dirtier," and mentions of "broken windows, abandoned properties, filthy yards, trash beyond" are serious criticisms regarding the current state of maintenance and living conditions for some residents. Allegations of "stray cats everywhere" and frequent police presence "looking for someone" raise significant questions about the community's safety and environmental quality. While one resident noted a positive experience with a proactive and understanding new manager in addressing a personal plumbing issue, this contrasts sharply with the broader complaints about the overall park condition. The issue with internet/cable requiring a cable package for Wi-Fi access also points to potential limitations in resident choice and additional costs. Prospective residents seeking a "RV Parks Near Me" option for long-term living in a manufactured home community should carefully consider these varied perspectives, perhaps by visiting the park directly, to form their own objective assessment of its current state and suitability for their needs. While the concept of affordable, country living is appealing, the real-world experience may vary depending on the specific conditions encountered.
In conclusion, Cherrywood Village Mobile Home at 2451 M-113, Kingsley, MI 49649, functions as a manufactured home community aiming to provide an affordable and quiet residential option in rural Northern Michigan, appealing to those seeking long-term "RV Parks Near Me" alternatives for homeownership. It offers various manufactured home sizes with standard utility hookups and internal features, along with being pet-friendly. Its location provides access to local Kingsley amenities and the broader recreational opportunities of the region. However, potential residents must be aware of and objectively assess the significant concerns raised in recent reviews regarding park maintenance, cleanliness, and overall living environment, in order to make an informed decision.

Cherrywood Village Mobile Home Reviews
Just called the park and the guy acting all stupid as they drive an Audi.... CLEAN THE PARK SCUMBAGS Yikes! Broken windows, abandoned properties, filthy yards, trash beyond. Like is this section 8? You should be ashamed of how this is taken care of. Park should be turned into housing unit in LansingAnd cherrywood is still DISGUSTINGAND STILLLLLLL And STILL I think it's getting dirtier
May 04, 2025 · BrandiUsually well-maintained except in the winter. A lot of snow gets built up behind cars which makes it hard to get out without damaging your vehicle. The entrance road can be shotty sometimes as well, it seems to always get patch jobs rather than actually getting a proper fix.
Jan 15, 2018 · Shelby SeekampWorst in winter they plow horribly, and never put down ice or anything it seems. Entire exit and main road which is downhill by the way is always icey. Pure laziness anyone paying over 700 dollars in rent should be able to get to work.
Dec 21, 2021 · David DohertyGreat Management/Landlords. Maintenance is sufficient. Maintenance personel are friendly and very accommodating. Great Trailor neighborhood for families and kids. Rent is Fair. Would highly recommend in a high rated school district.
Aug 28, 2021 · Jerome SchaubThis is my first winter here and I've learned without fail (even though the lease states the park is responsible for maintaining the roads) They leave 10+ feet of snow unplowed behind your vehicle after every snow storm, so the cheaper rent prices are quickly offset by the countless hours of having to shovel the boulders left from the overflow of the plow to about the center line of the road. Besides that their are several abandoned trailers which are very unsafe (broken window/doors/decks/wild animals/ect...)And if you have kids keep them as far from the roads as possible as everyone seems to race through the park and they might as well just take down the stop signs because very few people obey them. And if you like strangers wandering around your personal lot this is the place for you as it's an almost everyday occurance.
