Cimarron Mobile Home Park Introduce
Cimarron Mobile Home Park, situated at 31 Cimarron Dr, Spring Lake, NC 28390, USA, is a mobile home community that offers various housing options, primarily focusing on manufactured homes. For individuals and families searching within the "RV Parks Near Me" category, especially those considering long-term residency or the acquisition of a manufactured home, Cimarron Mobile Home Park presents an affordable pathway to homeownership or stable rental living in the Spring Lake area.
The park consists of 40 lots spread across approximately 7.63 acres, featuring both lot-rent-only tenants and individuals on rent-to-own contracts for park-owned homes. This rent-to-own model is a prominent feature, offering a path to ownership for residents. For example, some listings indicate a rent-to-own structure where the lot rent is around $525, and an additional mobile home rent-to-own payment of $325 is made for a period, typically 47 months, after which the home is paid off. Background checks are required for prospective residents, and Section 8 housing vouchers are generally not accepted. Pets are typically not allowed until the home is fully paid off.
However, it is imperative to address the environment and resident experiences as conveyed through customer reviews, as these provide critical insights into the park's atmosphere and management. Several reviews available online express significant concerns, describing management as "very rude, unprofessional, & nosy." One detailed account mentions issues such as the manager living next door, "looking in our windows," cameras "pointing directly out our trailer," and problems with severe mold leading to "floors started caving in" that were allegedly never fixed. This review also cites instances of management being "nosy" during arguments and evicting people "for no reason," with claims that residents were not allowed to retrieve their belongings afterward. Another review echoed concerns about the condition of the trailers, stating that only "2 in the whole park that aren't completely falling apart," and that they "would not recommend." These critical reviews suggest a challenging living environment for some residents, raising concerns about property maintenance, privacy, and management practices.
In terms of services, Cimarron Mobile Home Park is on public utilities, which include city water and sewer. Tenants are directly billed for water, sewer, electricity, trash, and cable. This arrangement means residents are responsible for their utility consumption, providing transparency in billing. Tenants are also responsible for mowing their own lawns. While a few new homes, including some new Clayton homes, have been introduced to the park, the average vintage of park-owned homes is noted as 1993, with varying conditions from renovated to those in rough shape requiring renovation or demolition.
The location of Cimarron Mobile Home Park in Spring Lake, NC, offers certain geographical advantages. Spring Lake is part of the Fayetteville metropolitan area and is located near Fort Bragg (now Fort Liberty), a major military installation. This proximity can be a draw for military personnel and their families, as well as those working in related services. The park is approximately 14 miles from downtown Fayetteville, allowing residents access to a broader range of shopping, dining, entertainment, and healthcare facilities. Local schools assigned to the area include Anderson Creek Primary, Overhills Middle, and Overhills High School. The community's walk score is low, indicating it is car-dependent, and sidewalks are not common, suggesting that personal vehicle transportation is essential for daily activities and accessing amenities.
For those searching for "RV Parks Near Me," Cimarron Mobile Home Park falls under the broader category of properties that offer long-term stays for mobile or manufactured homes. While it's not a transient RV campground with recreational facilities typical of vacation spots, it provides a permanent residential solution. The availability of homes for rent-to-own might appeal to individuals seeking an alternative to traditional apartment living or a more affordable path to homeownership for their manufactured home. The presence of paved roads within the park is a practical feature for residents.
Promotional information, based on general market listings for similar properties, might highlight the affordability of homeownership through the rent-to-own program and its location in a growing market within Harnett County. However, it is crucial for prospective residents to weigh this against the significant concerns raised in customer reviews regarding property condition, maintenance responsiveness, and management conduct. The park has experienced a recent turnaround in some aspects, potentially indicating ongoing efforts to improve conditions. The fact that it is on city water and sewer is a significant value proposition for tenants.
Given the mixed reviews, it is strongly advised that anyone considering Cimarron Mobile Home Park conducts thorough due diligence. This includes visiting the park in person, inspecting any potential home or lot thoroughly, speaking with current residents if possible, and obtaining clear, written documentation of all terms and conditions, especially regarding rent-to-own agreements, maintenance responsibilities, and park rules. Contacting the park directly at (716) 864-4507 or +1 716-864-4507 would be the next step for obtaining specific information about availability and policies.
In conclusion, Cimarron Mobile Home Park in Spring Lake, NC, offers a distinct opportunity for affordable manufactured home living, particularly through its rent-to-own program. Its location provides access to the Fayetteville metropolitan area and its amenities. However, prospective residents should be fully aware of the significant negative feedback regarding management and property conditions that have been reported by past residents. An objective assessment necessitates a careful consideration of these aspects alongside the potential benefits of its housing model and location.

The people who run this place are a joke. Very rude, unprofessional, & NOSEY. Trailers are "rent-to-own" but there are only 2 in the whole park that aren't completely falling apart(I've been inside of almost half of then mobile homes)mDefinitely would not recommend.
Sep 09, 2023 · VictoriaHorrible place to stay, had the manager living next to us, the old man would look in our windows, had their cameras pointing directly out our trailer, had mold so bad the floors started caving in, they never tried to fix it, got into a argument one night and they came and knocked on our door being nosy, saying they’d call the police, when they evicted people for no reason wouldn’t let them get their stuff out and would take the stuff from the trailers
