Shady Grove Mobile Home Park Introduce
Shady Grove Mobile Home Park, located at 60 Raven Ln, Spring Lake, NC 28390, USA, functions as a residential mobile home park. For individuals and families searching for "RV Parks Near Me" with an interest in long-term or permanent residency in a manufactured home, Shady Grove offers a community setting in Spring Lake, North Carolina. This introduction will provide an objective overview of the park, drawing on available customer reviews to detail its environment, services, features, and relevant promotional aspects.
Shady Grove Mobile Home Park is situated in Spring Lake, North Carolina, a town known for its proximity to Fort Liberty (formerly Fort Bragg) and its blend of suburban and rural characteristics. The environment within the park is described by one resident as "quite and no violence since I have been here," indicating a generally peaceful and safe atmosphere in terms of community behavior. This suggests that the park provides a relatively calm residential setting for its inhabitants.
However, the physical environment of the mobile homes themselves presents a mixed picture. While one resident expresses satisfaction with their "trailer," another provides a starkly negative account, describing homes as "run down" and lamenting severe issues like a "hole in it from a tree falling on the roof" leading to black mold, and "corrupted pipes" causing sewer backup during rain. This suggests that the condition of individual units within the park can vary significantly, and some may be in very poor repair, potentially impacting residents' health and comfort. The description of homes as "disgusting" and "overpriced" by one former resident highlights a major concern regarding the quality of the housing provided in some instances.
The overall appearance and upkeep of the park are likely influenced by these varied conditions. While some areas might be well-maintained, the presence of severely damaged units and unaddressed maintenance issues could detract from the collective aesthetic. The Spring Lake area typically experiences a humid subtropical climate, where issues like mold and plumbing problems can be exacerbated by moisture and rainfall if not promptly addressed.
The services at Shady Grove Mobile Home Park, particularly concerning management and maintenance, are subject to highly conflicting reviews from residents. This creates a challenging picture for prospective tenants.
- Management and Office Staff: One resident highly praises the "girls in the office," describing them as the "sweetest people" and noting their pleasant experience over a year. This suggests a positive and supportive relationship with some members of the management team. Conversely, another review provides an extremely negative assessment, stating that "the office people is just as bad as the homes the way they treat you like your second hand citizen," accusing them of a "horrible attitude" and implying they "only cared about money." This stark contrast in experiences suggests potential inconsistencies in staff demeanor or varying interactions depending on the nature of the resident's issue.
- Maintenance Responsiveness: One resident acknowledges that the park "do they have some maintenance problems?? Yes a few. But none the less it gets done." This implies that while issues arise, they are eventually resolved. However, the opposing review paints a much more severe picture, claiming that management "never done anything to fix anything" regarding major issues like roof damage, black mold, and sewer backups. This indicates a significant failure in addressing critical maintenance needs for some residents. The claim that "they never fixed nothing all they cared about was money" points to a perceived lack of accountability for property upkeep.
The phone numbers provided, (910) 835-4101 and +1 910-835-4101, would be the primary means of contact for potential residents and for existing residents to report issues. However, the drastically different accounts of responsiveness and helpfulness suggest that the actual service experience can be highly variable.
Shady Grove Mobile Home Park primarily offers lots for manufactured homes, serving as a long-term residential option. Its features, like its services, are presented with contrasting viewpoints.
- Affordable Housing (Potentially): Mobile home parks are typically a more affordable housing solution compared to traditional homes. While one resident claims homes are "overpriced" given their condition, this assessment is subjective and depends on the specific unit and local market conditions. Generally, mobile homes offer a lower cost of entry to homeownership or long-term rental.
- Quiet Environment: The park's "quite and no violence" aspect is a significant feature, appealing to those seeking a peaceful living environment, especially for families.
- Community Safety: The lack of reported violence suggests a generally safe community, which is a crucial consideration for residents, particularly those with children.
- Varied Home Conditions: This is arguably the most critical feature with conflicting reports. While one resident "kinda love my trailer," suggesting it is habitable and comfortable for them, another describes homes as "run down" and facing severe structural and sanitary issues. This implies that the quality and condition of individual mobile homes within the park are highly inconsistent.
The features of Shady Grove Mobile Home Park, therefore, indicate a community that offers affordability and a quiet atmosphere, but with a significant caveat regarding the potential for severe maintenance and quality issues in some units, and inconsistent management responsiveness.
For those searching for "RV Parks Near Me" with the intention of securing a long-term manufactured home in Spring Lake, NC, Shady Grove Mobile Home Park presents an option that requires significant caution and thorough due diligence. While it offers a quiet environment and potentially affordable living, the severe negative reviews regarding home conditions and management responsiveness cannot be overlooked.
Prospective residents should consider the following:
- Direct Contact: Utilize the provided phone numbers, (910) 835-4101 or +1 910-835-4101, to inquire about available units and terms. Be prepared for potentially varied experiences with office staff.
- Thorough Inspection: It is absolutely critical to conduct an extremely detailed inspection of any specific mobile home you consider renting or purchasing within the park. Look for signs of structural damage, mold, plumbing issues, and overall wear and tear. Do not rely solely on photos or external appearances.
- Understand Lease Terms: Carefully review all lease agreements, paying close attention to clauses regarding maintenance responsibilities, rent increases, and policies for addressing major repair needs.
- Speak to Multiple Residents: If possible, discreetly engage with several current residents to gather diverse perspectives on the park's management, maintenance efficiency, and overall living experience. This can provide a more balanced view than relying on just a few online reviews.
- Consider Alternatives: Given the severe warnings from one former resident ("I would suggest anyone not to live there it is disgusting"), it would be prudent to explore other "RV Parks Near Me" or long-term housing options in Spring Lake and surrounding areas to compare living conditions and management practices.
Shady Grove Mobile Home Park might be a viable option for those who are prepared to navigate potential challenges and who secure a well-maintained unit. However, the strong negative feedback from a former tenant demands that any interested party proceed with extreme care and verification before committing to residency.

Shady Grove Mobile Home Park Reviews
My daughter and her family live there in the mobile home parks. When the mother home had a hole in it from a tree falling on the roof the mobile home started getting black mold and they never done anything to fix anything the house smells like sewer when it rained because it would back up due to their corrupted pipes. They never fixed nothing all they cared about was money. The quality of the mobile homes are run down and overpriced. I had to get my daughter and her family out of there. I would suggest anyone not to live there it is disgusting also the office people is just as bad as the homes the way they treat you like your second hand citizen. Have a good day
Dec 12, 2023 · Kimberly DeeseI give it 5 stars because the girls in the office are the sweetest people. Is it the ritz?? Of course not. But a house is what you make it. Do they have some maintenance problems?? Yes a few. But none the less it gets done. I have been here a little over a year. It is quite and no violence since i have been here. I kinda love my trailer. 😁🥰
May 29, 2023 · Billie jo KelleyHomicide, drug deal gone bad at the intersection of Thoroughbred and Mustang. Check the crime in the trailer park, it's ridiculous. Place needs to be shut down. True definition of slumlord management. No idea what the other cat is talking about, with his no violence statement. Check Google or WRAL for the murders around here.
Jul 26, 2023 · Allen MillerIf I could give them a negative number I would. These people will not fix anything. They want to continually raise the rent for trailers that are falling apart. Slum lords at their finest.
Jun 29, 2022 · Kim T.I don't live there. Only visited twice. The trailer i was helping my friend move into seemed nice and had a good amount of space. And it seemed to be affordable for a 2 bed room. It's a little run down looking, the area.
