Clayton Court Mobile Home Comm Introduce
For individuals and families exploring housing options such as "RV Parks Near Me" or seeking a manufactured home community in Clayton, Delaware, Clayton Court Mobile Home Community presents itself as a consideration. Located at 6 Greenwood Cir, Clayton, DE 19938, USA, the park can be reached by phone at (302) 653-9454 or +1 302-653-9454. This introduction aims to provide a balanced and objective overview of Clayton Court, drawing upon publicly available information and customer feedback, to inform prospective residents about its environment, services, features, and the general community experience.
Clayton Court Mobile Home Community is situated in Clayton, Delaware, a town characterized by its suburban-rural feel. Clayton is known for being a relatively safe city in Delaware, having previously ranked as the safest city in the state and maintaining a low violent and property crime rate. This generally offers residents a sense of security within the broader town. The location of 6 Greenwood Circle suggests a residential setting, typical for mobile home parks, which often blend into the local community's fabric.
While Clayton itself is a smaller town, it is centrally located within Delaware, offering convenient access to various regional destinations. Dover, the state capital, is just 12 minutes away, providing numerous employment opportunities, medical centers, and a wider array of shopping and dining options. Larger cities like Wilmington, Philadelphia, and Baltimore are also within a reasonable driving distance (less than an hour to Wilmington, and about 90 minutes to Philadelphia and Baltimore), expanding access to further amenities and job markets. The Delaware beaches are also little more than an hour away, offering recreational opportunities. Local amenities in Clayton include public safety services, electric and sewer utilities, and parks and recreation facilities such as the Stephen Robert Rebar Park, which offers playground equipment. Nearby natural attractions include Blackbird State Forest and the Blackiston Wildlife areas, providing opportunities for camping, horseback riding, and hunting. Lakes like Lake Como and Garrison's Lake in Smyrna offer picnicking, fishing, and boating.
Mobile home parks typically provide the foundational infrastructure for manufactured homes, including connections for utilities such as electricity, sewer, and water. At Clayton Court, it is reasonable to expect these basic services are in place for residents. A significant aspect highlighted by customer reviews is the park's maintenance crew, which is consistently praised for being "on top of their game; super kind, trustworthy, and helpful." This suggests a proactive approach to maintaining the physical grounds and addressing any immediate issues residents may face with their lots or shared infrastructure.
Furthermore, a positive aspect of management is noted in an older review, stating that the "property manager bends over backwards to help her tenants and offer her support and guidance where she can." This indicates a potential for a supportive and responsive management team, at least at certain periods. However, it is crucial to note that management changes are reported in more recent reviews, leading to a perceived decline in overall community conditions. This suggests that while individual maintenance efforts may remain strong, the broader management and community oversight might have experienced fluctuations.
Based on the provided reviews, there is no explicit mention of extensive recreational amenities such as community pools, clubhouses, fitness centers, or dedicated children's play areas within Clayton Court Mobile Home Community itself. Therefore, prospective residents seeking such facilities would likely need to utilize public parks or other recreational venues in the surrounding Clayton or Smyrna areas.
The homes within Clayton Court are manufactured homes. While specific details on the types of homes within this particular park are not provided, manufactured homes generally offer a range of sizes and layouts. They are typically single-family residences that are factory-built and then transported to the site. Common features of manufactured homes in similar communities often include:
- Various bedroom and bathroom configurations, commonly 2-3 bedrooms and 1-2 bathrooms.
- Functional kitchen and living areas.
- Individual yards or lots for each home.
- Driveway parking for residents' vehicles.
The structure of mobile home park living typically involves residents owning their manufactured home while leasing the land it sits on. This land lease includes a monthly fee that covers the use of the lot and may contribute to general community upkeep and services like waste removal, though the specific inclusions should always be confirmed with the park management. Manufactured homes today are built to federal construction and safety standards (HUD Code), ensuring a certain level of quality and safety. While an older review mentions using the property as a temporary residence while searching for land to build a house, this indicates that the homes serve as viable living spaces, whether for short-term or long-term occupancy.
Specific promotional offers for Clayton Court Mobile Home Community are not available in the provided information. The primary draw for residents appears to be the combination of affordability, the efforts of the maintenance team, and the potential for a supportive management presence, at least at certain times.
However, it is essential to consider the varied experiences reported by residents. An earlier review paints a very positive picture, praising the maintenance crew and a helpful property manager, leading to a "good experience." This suggests that, at its best, Clayton Court can offer a comfortable living environment with responsive staff.
In stark contrast, a more recent review, written a year after a previously positive one, describes a "declining dismal community." This review expresses significant concerns about:
- A drastic increase in the crime rate, including homes and sheds being broken into.
- A rise in drug dealings and their associated effects.
- Vehicles being vandalized.
- A decline in the overall aesthetics of the community.
- Tremendous lack of management caring, kindness, and presence following multiple changes in property managers.
This severe shift in sentiment from one resident highlights a significant change in the community's living conditions and management effectiveness over a period of time. While the maintenance team is still commended, the broader issues of safety, community atmosphere, and management responsiveness are presented as major concerns that led this resident to actively seek to leave the community.
Prospective residents should therefore approach Clayton Court Mobile Home Community with a comprehensive understanding of these differing perspectives. It is highly recommended to:
- Visit the park in person at different times of the day to observe the current environment.
- Speak with current residents if possible to gather up-to-date perspectives on community safety and management.
- Directly inquire with the current management about any measures being taken to address concerns raised in recent reviews, particularly regarding security and community well-being.
In conclusion, Clayton Court Mobile Home Community offers manufactured home living in Clayton, DE, with the benefits of a potentially supportive maintenance team and access to the amenities of a relatively safe and centrally located town. However, the varying customer experiences, particularly the recent concerns about community decline and management changes, necessitate thorough investigation by anyone considering making it their home.

Clayton Court Mobile Home Comm Reviews
As a renter I have found this property to be a nice place to live while my husband and I search for land to have a house built on here locally. The maintenance crew is on top of their game; super kind, trustworthy, and helpful. The property manager bends over backwards to help her tenants and offer her support and guidance where she can. Over all it has been a good experience living hair with the exception of one neighbor. But 1 out of a bunch isn't all that bad.
Jul 20, 2019 · J SellersA year ago I posted an extremely positive review about living here. Since then Property managers have changed a few times and unfortunately what we are left with is a declining dismal community. The crime rate has drastically increased, my neighbors homes and sheds are consistently being broken into, houses are being broken into, drug dealings and their residual effects are rapidly on the rise, vehicles are being horribly vandalized, the aesthetics overall have gone completely downhill, management is lacking tremendously and quite frankly myself and other community member have been and and are currently vastly disappointed in the lack of management caring, kindness, and presence. Dont live here, we have selected land and are currently in the works with the building process....we absolutely cannot wait to leave. This review is incredibly disheartening to write as we grew to love this community and our neighbors and are just so unhappy about the complete 180 that has taken place over the last 7 or so months. Although good news.....the maintenance team is still awesome!!! Stay tuned will keep you posted!
