Caroline Acres Introduce
Caroline Acres Mobile Home Park, situated at 16866 Henderson Rd, Henderson, MD 21640, USA, functions as a mobile home community primarily catering to long-term residents. For those searching under "RV Parks Near Me" with an interest in a permanent manufactured home living solution, Caroline Acres may appear as an option. The park can be contacted at (410) 482-6627 or via mobile at +1 410-482-6627. An objective introduction to Caroline Acres necessitates a comprehensive review of the varied and at times conflicting customer feedback available online, providing a balanced perspective for prospective residents.
The environment of Caroline Acres, located in Henderson, MD, suggests a setting typical of mobile home parks in more rural or suburban areas of Maryland's Eastern Shore. While no explicit details about lush landscaping, specific amenities, or the overall aesthetic are provided in the reviews, the nature of a mobile home park implies a community of manufactured homes arranged on leased lots. One long-term resident noted that, initially, they "found the park to be well managed," suggesting a period when the environment was maintained to a satisfactory standard. However, this same resident expresses current concerns about "certain people who don't seem to know what the word rules mean," indicating issues with adherence to community guidelines and respect among some neighbors. This suggests that while the physical environment might be standard for such a park, the social environment has experienced challenges, with a perceived lack of respect contributing to a less harmonious living situation for some. The overall atmosphere appears to be influenced by internal community dynamics and management's enforcement of rules.
Regarding services, Caroline Acres, as a mobile home park, primarily offers leased lots for residents to place their privately owned manufactured homes. This typically includes access to essential utilities such as water, sewer, and possibly trash collection, with lot rent covering these or a portion thereof. However, significant concerns about service provision are raised in the available feedback. One long-term resident states that the park "seems to be short handed on employee's & there is a waiting list to for items to be repaired on the rental homes." This points to potential delays and inefficiencies in maintenance services, which are critical for the upkeep of both park infrastructure and any park-owned rental units. The blame for this is placed "on the owner not what employee's it has," indicating a systemic issue with management's resource allocation and prioritization of resident needs. Beyond maintenance, a highly concerning review alleges discriminatory practices in the application process. A prospective applicant claims that despite having "very decent jobs" and an "excellent" background, their application was denied without proper verification of income or background checks, only to see "mexicans done moved in it is a mexican area yes." The reviewer states, "I seen a few reviews that stated they only take mexicans out there which don't make sense because money is green." This grave accusation, if true, would indicate serious issues with fair housing practices and the accessibility of the park's services to all qualified individuals, regardless of ethnicity.
The features of Caroline Acres, beyond providing residential lots for manufactured homes, are not explicitly detailed in the provided information. Mobile home parks often feature amenities such as community clubhouses, recreational areas, or playgrounds, but these are not mentioned in the given reviews. The primary "feature" of this park, like others in its category, is to provide an affordable pathway to homeownership for those who purchase a manufactured home and lease the land it sits on. For a period, it seems to have functioned as a well-managed community, indicating its potential to be a stable residential option. However, the identified issues with rule enforcement among residents, as well as the alleged discriminatory practices in the application process, significantly impact the perceived features of the park. While it offers a place to call home in Henderson, the reported challenges with management responsiveness and community harmony detract from its overall appeal. The focus of the provided feedback is squarely on operational and social challenges rather than positive amenities or unique selling points.
From a promotional standpoint, any marketing of Caroline Acres would need to carefully navigate the contrasting feedback. While it might appeal to those seeking long-term, potentially affordable mobile home living in the Henderson, MD area, the serious concerns raised by residents and applicants cannot be overlooked. The initial positive sentiment from a long-term resident ("well managed") suggests that the park once offered a more favorable living experience. However, the current complaints about understaffing, repair waiting lists, and perceived lack of owner responsibility ("Blame is on the owner") present significant challenges to promoting the park as a consistently well-maintained or resident-focused community. Most critically, the unverified but serious allegations of racial profiling and discriminatory rental practices are a severe impediment to any positive promotion and would warrant extreme caution from any prospective applicant. For local users searching under "RV Parks Near Me" or specifically for mobile home parks, it is imperative to exercise thorough due diligence before considering Caroline Acres. This should include direct communication with park management to address the specific concerns raised in reviews, a personal visit to assess the current condition of the park and its community dynamics, and, if possible, conversations with multiple current residents to gain a comprehensive understanding of daily life and ongoing issues within the park. Given the gravity of the allegations, particular attention should be paid to the application process and confirming adherence to fair housing laws.

Caroline Acres Reviews
Have lived here for 2 years this coming August. In the beginning, found the park to be well managed . Now the park seems to be short handed on employee's & there is a waiting list to for items to be repaired on the rental homes. Sad when a park this size lacks the importance of their residents. Blame is on the owner not what employee's it has. You also have certain people who don't seem to know what the word rules mean. They feel they can do what they want showing no respect to their neighbors. I like living here but not sure if this will remain a place I want to call home if the situation doesn't change.
Apr 19, 2025 · Nora LaneNot saying they profile folks at this place but me and my wife put an app in. Payed the $80.00 fee as a few question before we put the app. We both have very decent jobs so pay was way more than 3 times the rent. Our background is excellent they the lady said give her a few days and she will let us know cool. Well long story short she never verfied our income not sure if she ran a background. So about a week later we called to check on the status she tells us no. But mind you the place been empty for like 8 months but i just recently went by the home and seen mexicans done moved in it is a mexican area yes. I seen a few reviews that stated they only take mexicans out there which dont make sense because money is green.
Aug 15, 2021 · TraderTuff LandscapeI just turned around in there and situated my baby girl with a bottle and all, but it was really clean area, and pulled off on a dead end the lady that lives there pulled up and was really nice and coming out the children were getting off the bus and very respectful, got out of road and wasn't a bunch of shenanigans.
Nov 04, 2021 · Hubbidy BubbidyWell if you rent a used trailor there, it's $1500.00 a month for a double wide and burying would be cheaper plus the neighbor is an arm reach away. For that much rent I would want privacy and know there.
