Coach Light Villa Introduce
For individuals exploring residential options in Frostproof, Florida, who might be considering mobile home parks as an alternative to "RV parks near me" for long-term living, we present an introduction to Coach Light Villa, located at 1900 S Lake Reedy Blvd. It is crucial to provide an objective overview based on available feedback, even when that feedback contains significant concerns raised by former and current residents.
Based on recent online reviews, Coach Light Villa is described as a "small park" that was once known for having "great people." However, the recent sentiment expressed by multiple reviewers indicates a significant decline in the overall living experience, primarily attributed to changes in ownership and management practices. It is important for prospective residents to carefully consider these concerns.
One of the most prominent issues raised in the reviews is the substantial increase in lot rent. Multiple residents report a dramatic rise from approximately $320 to $650 per month. Additionally, residents mention extra charges for services that were seemingly included previously, such as garbage collection and mowing of common areas. One reviewer specifies that the "common areas" primarily consist of the 100 ft drive into the park, raising questions about the value provided for these additional fees.
Another significant concern highlighted by residents is the state of the park's amenities, particularly the dock. According to one review, the dock was destroyed by a storm in September 2022 and, as of the time of the review, had not been repaired. Furthermore, it is mentioned that the grass leading down to the lake was not being cut, suggesting a lack of attention to the upkeep of this potentially attractive feature. Another former resident stated that while they lived there, the rules stipulated that the dock could not be stood upon, fished from, or used for boating, rendering the lake access amenity largely unusable.
Residents also express frustration with the management's approach to the community. One reviewer suggests that the new owners are primarily focused on maximizing profit without reinvesting in the park or considering the financial situations of the residents, many of whom are on Social Security. Complaints include a lack of communication and an unwillingness to address residents' concerns. The sentiment is that residents are being treated unfairly and that the owners are "raking in the money while occupants do all the work!!!"
The reviews also mention the introduction of three new trailers into the park, with the current residents allegedly being asked to refer people to move in. However, based on the overwhelmingly negative feedback regarding the management and the increasing costs, at least one reviewer explicitly states, "I wouldn’t suggest anyone to move out here to get ripped off!!" This strong dissuasion from recommending the park to others further underscores the level of dissatisfaction among some residents.
One former resident who lived in Coach Light Villa for a year reported a consistent pattern of rent increases and additional charges for services like lawn mowing and tree trimming within their individual lot. They describe the owners as "real nasty guys" who treated the elderly meanly, creating an environment where residents were afraid to challenge the management's rules and rate hikes. This paints a concerning picture of the management-resident relationship within the park.
Despite the serious concerns raised about the ownership and management, one former resident did note that "It’s a small park, with great people." This suggests that there may still be a positive sense of community among some of the residents themselves. However, this positive aspect appears to be overshadowed by the negative experiences with the management and the increasing costs of living in the park.
Given the overwhelmingly negative feedback regarding the significant increases in lot rent, the lack of repair to damaged amenities, the imposition of additional fees for basic services, and the reported treatment of residents by the new owners, prospective residents should exercise extreme caution when considering Coach Light Villa as a long-term living option. The information available online does not suggest any current promotional offers or positive developments that would counteract the serious concerns raised by multiple individuals.
For those who may still wish to learn more about Coach Light Villa, it is advisable to contact the park directly at (813) 358-8243 or +1 813-358-8243 to inquire about current lot rental rates, the status of amenities like the dock and lake access, and the specific services included in the rent. However, it would be prudent to approach any information received from the management with the context of the significant negative feedback provided by past and present residents. Visiting the park in person and speaking with current residents (if possible) might provide a more balanced perspective.
In conclusion, while Coach Light Villa in Frostproof, Florida, may have once been a pleasant community with friendly residents, recent feedback indicates a significant decline in the living experience due to substantial rent increases, neglected amenities, and concerns about the current ownership and management practices. For individuals searching for "RV parks near me" or considering mobile home parks for long-term living in the Frostproof area, it is strongly recommended to thoroughly investigate these concerns and consider alternative options before making a decision about Coach Light Villa.

Coach Light Villa Reviews
This place has gone to the dogs!! It’s quiet but the new owners haven’t done anything but line their pockets with money!!They have raised the lot rent from $320 to $650 + garbage that goes up every month and mowing common areas which consist of the 100 ft drive coming in the park. The storm destroyed the dock in 9/2022 and has not been repaired yet! The grass isn’t even cut leading down to the lake! They purchased and put in 3 new trailers and want us to refer people to move out here - I wouldn’t suggest anyone to move out here to get ripped off!! The one star is only because there are no negative stars to put up!!
Sep 01, 2024 · Henrietta McElroyI moved there in 2020. It’s a small park, with great people, but the owners must be trust fund babies, as they have done nothing but get every cent possible out of people on Social Security. They must think they get a lot of money. I was there only a year, because every month it was either higher rent. Paying to have your grass mowed & even trim all trees in your area. No reasoning with them. Treated everyone like they were all loaded with money. Plus several rate hikes just since I moved. If you couldn’t pay the higher rent, they take your trailer & evict you. (If u can’t pay rent, u can’t move your trailer, so they take it)! Real nasty guys. Treat the elderly mean to where anyone was afraid to challenge them & their crazy rules. They paid for nothing!! When I was there, I cleaned the lake area of weeds. The rules say you can’t stand on it (the dock) fish from it, boat from it……in other words, this is our only amenity but you can’t use it!!!! Unreal! I would never recommend this park to anyone ever! Mainly because of uncaring owners. They rake in the money while occupants do all the work!!! I give a firm ZERO for this park & would never recommend living here! The people were lovely really nice people, getting treated horribly by ownership! Glad I got out!!!!ZERO STARS!!!!!!
Jul 12, 2024 · Carmen KlemmeAbsolutely NO AMENITIES NONE. and the Dock is still destroyed from the hurricane in 2022. And the lot rent keeps being raised and we have an itty bitty trash dumpster and the price for use of it also keeps going up on all of us. They make like this place is a wonderful place to live and it would be if we had something to do out here and they would QUIT raising the amounts every month. They are taking advantage of all of us. And there are people living out here under the age of 55 also. so that's a lie.. a lot of the people that live out here are moving out because they CAN'T afford to live here no more and it's ridiculous they keep taking advantage of the elder. God don't like ugly.
Dec 28, 2023 · Angela FolsomWorst place to live All the good people moved out and one is so bossy she thinks she runs the place. They raise the rent all the time with NO amenities.
