College Place Manufactured Home Community Introduce
Welcome to College Place Manufactured Home Community, situated at 31600 126th Ave SE in Auburn, Washington. This community provides a residential option for individuals seeking mobile or manufactured home living in the Auburn area. When considering options under the category of 'RV parks near me,' it's important to distinguish between the typical characteristics of an RV park and a manufactured home community like College Place. While both offer spaces for temporary or long-term living, manufactured home communities are generally designed for permanent or semi-permanent residency and may have different regulations and amenities compared to RV parks that primarily cater to recreational vehicles and shorter stays.
Based on the limited information available, College Place Manufactured Home Community offers a setting for residents who own or plan to own manufactured homes and lease the land within the community. The environment is primarily residential, providing individual lots for homes and communal infrastructure for utilities. While specific details about the overall ambiance and landscaping are not provided, manufactured home communities often aim to create a neighborhood feel for their residents.
Information regarding specific services and features at College Place Manufactured Home Community is scarce. Typically, such communities offer essential utilities like water, sewer, and electrical connections to each lot. Residents are usually responsible for their individual utility consumption. Unlike RV parks that often provide amenities such as laundry facilities, recreational centers, and organized activities, the features of a manufactured home community can vary. The absence of mentions of amenities like a playground or community clubhouse in a customer review suggests that these may not be present at College Place Manufactured Home Community. Prospective residents should directly inquire with the management about the specific services and features offered.
Customer reviews provide some insights, albeit critical ones, into the management and regulations at College Place Manufactured Home Community. One review describes the new management as a "Tyrant" and suggests a business model focused on potentially forcing residents out for profit. This review also mentions high space rental rates, exceeding $800 and later $1200, questioning the affordability aspect traditionally associated with manufactured home communities. It's important to note that these are individual opinions and experiences, but they raise concerns about the cost of living and management practices within the community.
Another review echoes concerns about management, labeling them as "money hungry." This review highlights specific issues such as limited guest parking, restrictions on parking in front of one's own home, and strict enforcement through towing stickers. Furthermore, it mentions limitations on leaving pets unattended in yards and the requirement for permission for home modifications, drawing a comparison to a Homeowners Association (HOA). These comments suggest a potentially restrictive environment with specific rules and regulations that prospective residents should carefully consider.
Promotional information for College Place Manufactured Home Community is not available in the provided data. Typically, promotions for such communities might include highlighting lot availability or special leasing terms. Interested individuals should contact the management directly to inquire about any current promotions or vacancies.
For those searching within the 'RV parks near me' category, it's crucial to understand that a manufactured home community like College Place primarily caters to long-term residential living in manufactured homes. RV parks, in contrast, usually offer short-term or temporary spaces for recreational vehicles and often provide amenities geared towards travelers. The regulations and community structure also tend to differ significantly. RV parks are typically more transient, while manufactured home communities aim to establish a more permanent residential environment.
In conclusion, College Place Manufactured Home Community in Auburn, WA, provides a residential setting for manufactured homes. However, available customer reviews raise significant concerns regarding management practices, high space rental costs, parking restrictions, and limitations on pet ownership and home modifications. Individuals considering residency here should be aware of these reported issues and conduct thorough due diligence. Direct communication with the management at (253) 833-5604 or +1 253-833-5604 is strongly recommended to obtain detailed information about current policies, fees, amenities, and the overall living environment. Visiting the community and, if possible, speaking with current residents (beyond the online reviews) could provide a more comprehensive understanding before making a decision.

College Place Manufactured Home Community Reviews
New management is a Tyrant. Careful, they are a broker. If they can force you out, they profit. Unless you take the home with you. Rental rates here are way above acceptable. Just because you can charge it, doesn't mean you should. Doing right is better than doing well. $800+ space rent? A mortgage is cheaper. So what is the point of having the community? It was meant to be affordable. Greed seems to be the theme today. And most have not a clue it will be their eventual undoing.
Mar 28, 2025 · Lucas VanPayThis place sucks! There's not enough guest parking, you can't park in front of your own home or they'll put a towing sticker on ur car super quick. Space rent is $1200 and they don't even have a playground or a community club house. You aren't allowed to leave your pets alone in your OWN yard or even make modifications without permission. It's basically a HOA. Just a bunch of money hungry management
Apr 17, 2025 · Anonymousthe entire park is a zoo full of cars parked horribly ALL OVER. Rumors are spreading fast about the evil power trip park management at College place and it's nothing positive they are creeps that sit inside and hide out and watch the cameras they have hidden all over the park then send their little henchman out to leave warning on peoples doors, other reviews mentioning "them" being a TYRANT and that is CORRECT, the neighborhood has alot of older families here and not all the houses are in good shape. Management doesn't care and demands remodeling and maintenance. Or suffer eviction I've been coming to help friends clean up their places because they keep receiving eviction threats from management. Also the ammount of free roaming animals is excessive yet they point fingers if their cameras spot one in your yard. My friends have gotten notices/ warning about being charged extra or being evicted for having animals on their porch? my friend and her grandmother are both disabled. They cant afford much for renovation. So I'm coming over to help them. Only for management to send them a unauthorized Tennant notice because I'm over too much? They are unstable power hungry vultures. Many of her neighbors have gotten similar notices for the pets property and having people over for family gatherings and being parked in front of the house.
Apr 02, 2025 · Colby RadfordOwners of the park will get on you for everything, theres basically an HOA. All violations get met with a possible eviction notice if you dont fix what they want. They also mistakenly ticketed my car but left the paper ticket stuck to my glass so i have to remove that myself. They get mad if you have more than one pet, mad if you feed the stray cats, mad if you park in front of your house and more. Overall, this place is run by people who will target your household if you arent careful.
