Rio Verde Mobile Estates Introduce
Welcome to Rio Verde Mobile Estates, a mobile home park located at 1402 22nd St NE, Auburn, WA 98002, USA. For those searching for "RV parks near me" in the Auburn, Washington area, Rio Verde Mobile Estates presents a community with both positive and concerning aspects, according to the available customer reviews. You can contact the park at (253) 833-7333 or +1 253-833-7333 for further information.
One reviewer expresses a strong positive sentiment, stating, "Love this park.....quiet, peaceful & warm & friendly residents." This feedback highlights several attractive qualities of Rio Verde Mobile Estates. The mention of "quiet" and "peaceful" suggests a tranquil living environment, which can be a significant draw for those seeking a serene atmosphere, whether as long-term residents or short-term RV visitors. The description of residents as "warm & friendly" indicates a welcoming and sociable community, fostering a sense of belonging and neighborly support.
However, another review presents significant concerns regarding the management and the cost of living at Rio Verde Mobile Estates. This reviewer states that "Rent is out of control here," indicating a potential issue with affordability and the financial burden on residents. This is a crucial factor for anyone considering moving into or staying at the park, whether in a mobile home or an RV.
Furthermore, this reviewer describes the "Management is dicey," a vague but concerning statement suggesting potential issues with the effectiveness, reliability, or integrity of the park's management. The subsequent example provided lends more context to this concern. The reviewer alleges that the "Manager knew homeless people were living in a shed and did nothing about it until her hand was forced." This raises questions about the management's responsiveness to potential safety and security issues within the park and their proactive approach to maintaining a secure environment for residents.
Despite these concerns about management, the second reviewer echoes the positive sentiment regarding the residents, stating, "Residents are wonderful and watch out for each other." This reinforces the idea of a strong sense of community and mutual support among the people living in Rio Verde Mobile Estates. The reviewer further notes that this neighborly vigilance is particularly important "since there is no security," directly addressing a potential lack of formal security measures within the park.
Considering the platform category of "RV parks near me," Rio Verde Mobile Estates presents a mixed picture based on the available reviews. The quiet and peaceful environment, coupled with friendly residents who look out for each other, could be appealing to RV travelers seeking a calm and welcoming stop. However, the reported issues with escalating rent and questionable management practices, particularly concerning safety and security, are significant drawbacks that potential RV visitors should carefully consider.
The lack of formal security, as mentioned by a resident, is a notable point for RV travelers who often prioritize the safety of their vehicles and belongings. While the neighborly watchfulness is a positive aspect of the community, it may not provide the same level of assurance as professional security measures.
In terms of environment, the reviews primarily focus on the atmosphere within the park (quiet, peaceful, friendly) rather than the physical surroundings or specific amenities. Auburn, Washington, offers a mix of urban and suburban environments with access to natural areas. The specific location of Rio Verde Mobile Estates on 22nd St NE might provide further clues about its proximity to local services, attractions, and the overall neighborhood character, which could be explored through online maps.
Regarding services and features, the reviews provide limited information. The mention of management (albeit with negative connotations) implies the presence of an on-site manager. The fact that people are living in mobile homes suggests the availability of essential utilities such as water, electricity, and sewer hookups. However, there is no specific mention of amenities that are typically found in RV parks, such as laundry facilities, restrooms, showers, communal areas, or recreational facilities. Potential RV guests would need to inquire directly about the availability of these services.
From a promotional perspective, the positive aspects highlighted by one reviewer – the quiet and peaceful environment and the warm and friendly residents – could be emphasized to attract individuals seeking a tranquil community. However, any promotional efforts would need to address the serious concerns raised in the other review regarding rent and management responsiveness to safety issues. Transparency and a commitment to addressing these concerns would be crucial for building trust with potential residents and RV visitors.
To attract RV travelers, Rio Verde Mobile Estates could provide clear information about the size and type of RV sites available, the hookup amenities, and the rates. They should also address the security situation and any measures in place to ensure the safety of guests and their property. Highlighting the friendly community atmosphere might be a draw for those who value social interaction during their travels.
For those considering long-term residency in a mobile home, the issue of escalating rent and the concerns about management responsiveness are critical factors to weigh against the positive aspects of a quiet environment and friendly neighbors. Prospective residents should seek clarification on rent policies, management practices, and security measures before making a decision.
In conclusion, Rio Verde Mobile Estates in Auburn, Washington, presents a community with notable strengths, such as its quiet atmosphere and friendly, supportive residents. However, potential residents and RV visitors must also carefully consider the reported significant drawbacks, including rising rent and concerns about the management's responsiveness to safety issues and overall effectiveness. While the sense of community is a positive attribute, the alleged lack of security and the specific incident involving homeless individuals living in a shed raise serious questions. Local users searching for "RV parks near me" should weigh these factors carefully and consider seeking further information and perspectives before making a decision about Rio Verde Mobile Estates.

Dec 15, 2020 · k tThis gated community is so peaceful and well kept. The club house is available for tenants to rent very accommodating. Even has a hair salon. Its not far from the freeway so you don't have to drive far to get what you need
Jul 06, 2018 · Chasity SkinnerDo not trust the office! They wont work with any real estate agent but Ms Bair, sounds like kick backs to me! We asked for a copy of the community rules and they wont show us, or give us a copy. I asked some current tenants and they said the rules are strict, such as, you can only paint your house a pre selected color. If rules are that strict, I want to see what they are before signing any documents. Be very cautious, especially with Viki.
