Colonial Gardens Introduce
For individuals exploring options under the "RV Parks Near Me" search, Colonial Gardens in Weston, Wisconsin, offers a different type of long-term accommodation. Situated at 6300 Birch St #58, Weston, WI 54476, USA, with contact available at (715) 841-0025 or +1 715-841-0025, Colonial Gardens functions as a mobile home park. This distinction is crucial, as it primarily caters to permanent residents in manufactured homes, but its structure can sometimes align with the needs of RVers seeking a stable, extended-stay solution rather than a short-term camping spot.
The environment at Colonial Gardens, typical of a mobile home park, provides a structured residential setting. It’s an established community with individual lots designed to accommodate manufactured homes. This means you can expect paved roads, designated spaces, and a neighborhood feel. While specific aesthetic details can vary between individual lots and the park's common areas, the overall layout aims for functionality and residential living. The location in Weston, Wisconsin, places it within a suburban area that balances accessibility with a more laid-back pace compared to a bustling city center. Residents benefit from proximity to local amenities in Weston, including shopping centers, grocery stores, schools, and healthcare facilities. Weston itself is part of the Wausau metropolitan area, offering broader access to urban services and employment opportunities, while still being close to natural attractions in central Wisconsin, which can be appealing for those who appreciate both community living and outdoor pursuits.
Services at Colonial Gardens are fundamentally those required for a stable residential community. This typically includes the provision of essential utilities to each lot, such as water, sewer, and electricity. For manufactured homes, and potentially for RVs on long-term leases if the park accommodates them, these would be full hookups designed for continuous, comfortable living. Waste management, including regular trash collection, is also a standard service. While specific details on recreational amenities like a clubhouse or swimming pool are not readily available and would need direct inquiry, the core focus of a mobile home park's services is on maintaining the necessary infrastructure for its residents. Access to on-site management or a designated point of contact for resident issues is also a typical feature, ensuring that operational concerns and maintenance needs are addressed.
The features that distinguish Colonial Gardens, particularly within the context of "RV Parks Near Me" searches, stem from its identity as a mobile home park. The primary feature is its capacity for long-term residency. Unlike transient RV parks, Colonial Gardens is designed for people to live there for extended periods, even permanently. This creates a more stable and settled environment. Lots are generally larger than typical RV sites, offering more personal space and privacy. The community aspect is also significant; mobile home parks often foster a sense of neighborhood among residents, which can be a valuable asset for those seeking social connections and a feeling of belonging. Security and maintenance of common areas are usually prioritized to ensure a safe and pleasant living environment. For RVers looking for a fixed base for months or even years, the residential stability and community focus offered by a mobile home park like Colonial Gardens can be a significant draw.
Promotional information for Colonial Gardens would likely emphasize its affordability and suitability as a long-term housing solution in the Weston area. For those searching for "RV Parks Near Me" with an eye towards a permanent base, the park would promote the benefits of its established community, reliable utilities, and relatively lower cost of lot rental compared to traditional housing. Any available mobile homes for sale or rent within the park, or lots available for new manufactured homes, would be central to its promotional messaging. While not a tourist attraction, its appeal lies in providing a practical, comfortable, and stable environment for long-term residents. Information regarding the application process, pet policies, and any specific community guidelines would also be part of their promotional outreach, guiding potential residents through what to expect when joining the community.
Customer reviews offer a varied perspective on Colonial Gardens. One review, from someone who grew up in the park, paints a concerning picture. This individual recalls seeing a "needle in the ground" identified as related to heroin, suggesting potential issues with drug use in the past. This is a significant safety concern that prospective residents, including RVers considering a long-term stay, would need to seriously consider. The review also mentions an "insane" number of cats, particularly seeking shelter under trailers in winter. While not a safety issue, it could be a nuisance for those with allergies or a general aversion to a large feral cat population. The user's overall sentiment, describing it as a "shitty trailer park" and noting "weird satanic things," reflects a highly negative personal experience, highlighting concerns about safety, cleanliness, and general living conditions as perceived by this individual. It's important to note that this review represents a past experience and a subjective viewpoint.
In contrast, another customer review provides a more recent and positive outlook: "We liked the park so much we just closed on a new mobile home here. So far we have had a good experience." This indicates that, as of their experience, new residents are finding it a desirable place to live and are having positive interactions. This stark contrast in reviews suggests that the park's conditions or management might have changed over time, or that experiences can vary significantly among residents. The more recent positive review indicates that for some, Colonial Gardens is a satisfactory choice for a new home. For those considering an extended RV stay, this positive feedback on recent experiences is reassuring, but the earlier negative comments regarding safety and environment should prompt thorough due diligence.
In conclusion, Colonial Gardens at 6300 Birch St #58, Weston, WI 54476, with phone contact at (715) 841-0025, serves primarily as a residential mobile home park. When searching for "RV Parks Near Me" with a long-term residential goal in mind, Colonial Gardens offers a stable and community-oriented environment with essential services. Features include dedicated lots for manufactured homes, offering a more permanent feel than typical RV parks. Promotional efforts would likely highlight its suitability for long-term residency and its residential amenities. However, prospective residents should consider the contrasting customer reviews. While one review expresses significant past concerns about safety and cleanliness, a more recent review indicates a positive experience for new residents, suggesting potential improvements or varied experiences. It is advisable for interested parties, particularly RVers considering an extended stay, to visit the park, speak with current residents if possible, and directly inquire about current conditions and policies to form an up-to-date and comprehensive assessment.

Colonial Gardens Reviews
I grew up here with my family, from a young age i moved spot to spot. One day after school as i was walking home i saw a needle in the ground. I was about 14 or 13 old enough to understand that this wasn’t just a syringe it was literally heroin. Another thing is the amount of cats here is insane, especially during the winter they like to take shelter under the trailers, it’s not problem unless your allergic to cats. There is just alot of problems but i guess that’s just how it is especially when you live in a shitty trailer park (ps for some reason ive seen weird satanic things around this place it is a little creepy)
Oct 04, 2024 · awesum sauceWe liked the park so much we just closed on a new mobile home here. So far we have had a good experience.
Sep 29, 2020 · Debbie E.Management is terrible and it's too expensive to live. It seems like every other month or every 2 or 3 months your lot rent goes up
Oct 21, 2024 · Chris MortimerHaving lived here for a few months now I can honestly say it is a nice little community. Yes it does have a lot of rules, but they are not over the top by any means. It's simple rules, keep your yard looking nice, keep your home updated, and don't break any laws. The management team is motivated to maintain a great community atmosphere. I read all the reviews here and I honestly believe they have earned 4 stars especially in the rapidly changing environment of today's world. GREAT PLACE TO LIVE IF: You pay your rent, keep your yard clean, maintain your home, and follow the fair and simple rules, that are by the way disclosed to you prior to signing a lease. Joe and Kim were extremely helpful when we purchased our home and they offer a very nice housing option with a fair price, so if you are tired of paying overpriced rent in the area check it out for your self.
Sep 06, 2022 · JoeI referred a friend. REFERRED! Because that was my first WI home in the 70's. I know people there now. I've seen improvements with this place that impresse me. My friend applied. Sent all of his info. Was told he'd be called weeks ago. He's tried calling and checking on updates, anything with no call backs . No one gets back with him.I recommended this place because I know it's a nice place and my friends very reliable and dependable. I'm disappointed.
