I wish there was an option for a 0 rating. We had the worst experience and lost thousands of dollars. We bought a trailer there, 1996 very nice trailer, for my son. It was inspected before we bought it by the same property manager who is still there. She ensured us everything was good and that there was no “age out policy.” After my son graduated and decided to move from there (only 18 months after purchasing the trailer), we contacted them to let them know we intended to sell it. Absolutely no changes had occurred to the trailer since we purchased it. It looked exactly (inside and out) as it did upon purchase. We were told by the property manager, “I have to inspect it before you are allowed to sell.” After that we received an email saying “the trailer was too old and they would not allow it to be sold unless sold and then moved off the property.” As you know, it is difficult to get a trailer moved and incredibly expensive. We questioned why when she had said it was perfectly fine 18 months before. She simply said, “I have been encouraged by the corporate owners that we should push older trailers to be moved out of the park.” When I asked why she did not make that decision 18 months before when we invested in it, she said, “We reserve the right to change our minds.” We hired a lawyer who sent letters, and they never responded to those letters. There is no one who will answer their corporate number, and they don’t even have a voicemail set up to leave messages. They will not answer messages on their FB page. It was a nightmare. We lost thousands of dollars. I wish we had been warned before, so I want to warn others. You will not know until you try to sell. They seem incredibly nice and approachable until that time. This was recent and was under the same exact management it is now. - Angie Pate

Conway Acres Introduce

Conway Acres, located at 2038 Co Rd 137, Auburn, AL 36832, USA, is a mobile home park that may also accommodate RVs seeking long-term stays within the "RV parks near me" category in Auburn, Alabama. To assist local users in making informed decisions, this introduction compiles publicly available information, primarily from customer reviews, to offer insights into the environment, services, features, and potential considerations associated with Conway Acres.

It is crucial to note that the available customer reviews present significant concerns regarding the management practices and policies at Conway Acres. One detailed review describes a negative experience involving the purchase and subsequent attempted sale of a mobile home within the park. According to the reviewer, assurances were allegedly given by the property manager at the time of purchase that there was no "age out policy" for trailers. However, approximately 18 months later, upon the owner's intention to sell the same trailer (with no changes in condition), they were reportedly informed that the trailer was too old to be sold on-site and would need to be moved out of the property after sale. The reviewer highlights the considerable difficulty and expense associated with moving a trailer and expresses frustration that this policy was not disclosed at the time of purchase. The review further alleges a lack of responsiveness from management and corporate contacts when attempts were made to address this issue, resulting in a significant financial loss for the former residents. This account serves as a critical point of consideration for anyone contemplating purchasing a mobile home within Conway Acres with the future intention of selling it on-site.

Another review raises concerns regarding increasing rental costs and a reduction in included services. According to this feedback, the monthly rent has steadily increased from $200 in August 2020 to $335 by February 2023. Simultaneously, the review states that utilities are no longer included in the rent, and residents are now required to transport their trash and cardboard to a dumpster, as curbside pickup for these items has reportedly been discontinued. The reviewer quotes management's response to inquiries about these changes as emphasizing the supposed desirability of living in the "most beautiful park" in Auburn, AL. This information suggests a trend of rising costs coupled with diminishing services, which is an important factor for prospective residents, including those considering long-term RV stays, to consider when evaluating the overall value proposition of Conway Acres.

Furthermore, the same reviewer notes the introduction of a pet fee, indicating an additional cost for residents with animals. This is a common policy in many mobile home and RV parks, but it is an essential detail for pet owners to be aware of when budgeting for potential living expenses at Conway Acres.

Given the nature of the available reviews, it is challenging to objectively describe the positive aspects of the environment, services, or features of Conway Acres without further information from alternative sources or direct communication with the management. The reviews primarily focus on negative experiences related to management policies, communication, and increasing costs. Therefore, prospective residents, including those looking for "RV parks near me" for extended stays, should exercise caution and conduct thorough due diligence before committing to Conway Acres.

For individuals considering Conway Acres for long-term RV parking, key questions to ask the management would include the availability and type of RV hookups (water, electricity, sewage), the size and condition of the RV lots, the monthly rental rates and any associated fees (including pet fees), the terms of the rental agreement, and the policies regarding the sale and removal of RVs from the property. It would also be prudent to inquire about the availability of amenities typically found in RV parks, such as laundry facilities, restrooms, showers, and waste disposal procedures.

Similarly, for those interested in purchasing a mobile home within Conway Acres or renting a lot for an existing mobile home, it is critical to have a clear understanding of the park's policies regarding the age and resale of mobile homes, as well as any potential future changes to these policies. Obtaining written confirmation of these policies and understanding the terms of the lease agreement is highly advisable to avoid potential financial losses and disputes in the future, as suggested by the negative customer feedback.

In terms of promotional information, none is available in the provided text. The absence of positive reviews or promotional statements further underscores the importance of direct inquiry and careful consideration for potential residents.

Local users searching for "RV parks near me" in Auburn, AL, are encouraged to consider the information presented here as part of their research process. While Conway Acres is a physical location, the publicly available feedback raises significant concerns about management practices, costs, and policy changes. Local users searching for "RV parks near me" or considering mobile home living at this location should proceed with caution, conduct thorough due diligence, and seek clear and written information from the management regarding all relevant policies and fees before making any commitments.
