Cool Springs Park - Mobile Home & RV Community Introduce
For those searching for "RV parks near me" or considering mobile home living in Opp, Alabama, Cool Springs Park - Mobile Home & RV Community, located at 600 Earnhardt Cir, Opp, AL 36467, is a facility that can be contacted at (334) 316-0822 or +1 334-316-0822. The available customer reviews paint a significantly negative picture of this community, highlighting issues with management, lot conditions, maintenance responsibilities, and overall living experience. This introduction aims to provide an objective overview based on these reviews, strongly emphasizing the need for thorough investigation before considering this park for either RV stays or mobile home residency.
Opp, Alabama, is a small city in Covington County, known for its rural setting and community events. While the specific surroundings of Cool Springs Park are not detailed, its location in Opp suggests a quieter, potentially less urban environment. However, the negative reviews raise serious concerns that may outweigh any locational advantages.
The environment within Cool Springs Park, as described by the reviewers, appears to be far from ideal. One reviewer states that the "Mobile homes are packed in here like sardines," suggesting a lack of space and potentially close proximity between dwellings. Another reviewer mentions residents driving and walking through their spot, indicating a lack of defined lot lines and a lack of respect for personal space from other residents, including "even campground people" who reportedly show more respect. The presence of "Cats everywhere" and "A few dogs that are off leash" with apparent inaction from management further contributes to a potentially unpleasant and uncontrolled environment, especially concerning pet safety and sanitation.
Regarding services and features, the reviews highlight significant shortcomings. Management is described as "hard to get in touch with," with appointments required in Daleville, which is not local to Opp. This lack of accessible on-site management is a major concern for addressing issues promptly. The lack of clearly defined lot lines is also a significant issue, leading to encroachment by other residents. Parking appears to be inadequate, with residents reportedly having to park in their front yards. Basic amenities expected in an RV or mobile home community, such as designated parking areas and responsive on-site management, seem to be lacking or poorly managed.
The "rent to own new homes" model is presented as initially appealing, but the reviews detail numerous problems associated with this arrangement. Maintenance issues are reportedly the responsibility of the "buyer," even though the mobile home may not be legally registered in their name, potentially complicating warranty claims. One reviewer cites a front door that has never closed properly and the house being placed incorrectly on the pad. The lengthy delays in completing basic tasks like skirting (three months for one resident, with another waiting even longer) further underscore a lack of timely and adequate service.
The reviews do not provide any positive feedback regarding amenities typically found in RV parks, such as laundry facilities, Wi-Fi, recreational areas, or organized activities. Given the strong negative emphasis on management and basic living conditions, it is highly probable that additional amenities are either non-existent or poorly maintained. For those specifically seeking "RV parks near me" with standard facilities, Cool Springs Park appears to fall significantly short based on these accounts.
There is absolutely no indication of any promotional information in the provided reviews. The overwhelming negativity suggests that the park is likely focused on filling spaces rather than attracting residents with special offers. Potential residents or RV guests should be extremely cautious and prioritize obtaining a clear and accurate understanding of the current conditions and management practices before committing.
Given the severity of the issues raised in the reviews, it is strongly recommended that anyone considering Cool Springs Park - Mobile Home & RV Community for either RV stays or mobile home residency conduct an in-person visit and speak directly with current residents (if possible) in addition to contacting management. Any promises or information provided by management should be carefully verified against the actual conditions of the park and the experiences of current residents.
In conclusion, the available information regarding Cool Springs Park - Mobile Home & RV Community in Opp, Alabama, is overwhelmingly negative. Reviewers cite significant problems with management accessibility, unclear lot lines, lack of resident respect for personal space, inadequate parking, poor maintenance response, and a general lack of organization and service. For local users searching for "RV parks near me" or considering mobile home living in Opp, it is imperative to approach Cool Springs Park with extreme caution and conduct thorough due diligence. The experiences reported suggest that this community may not provide a satisfactory living or temporary stay environment. Potential residents and RVers should prioritize visiting the park, speaking with current occupants, and obtaining clear, verifiable information about the current conditions and management practices before making any decisions. The negative feedback strongly advises staying away from this park based on the experiences shared.

Cool Springs Park - Mobile Home & RV Community Reviews
Run !!! Worst rental experience I’ve ever had been a headache since day one would give negative stars if possible
Dec 19, 2024 · Brandon CantorThis place is a joke. Homes are rent to own new homes- you would think great.WRONG. Management is hard to get in touch with. Appt only in daleville. They won’t tell you what your lot lines are and residents just drive through your spot, walk through it like they own it ( even campground people show more respect). Mobile homes are packed in here like sardines. When you call about a maintenance issue - oh that’s on you as you are buying the mobile home- but you find out the mobile home is registered in a different name not yours - supposed to be a 1 year warranty good luck. Front door is bowing has never closed properly, house was placed in a hole that they tried to say was correct but the pad was done ass backwards . 3 months to get our skirting done. There is another mobile home that they have been here longer than me and skirting isn’t completed yet. No true places to park vehicles as you end up parking in your front yard. Cats everywhere. A few dogs that are off leash and no one seems to care( my dogs are kept on leads). My advice stay away. I can say so much more but this is just the tip
Nov 19, 2024 · janette cantorBought a home here. Was told that no homes were going to be placed in front, hench the reason we bought the house for the view. No pets. Yet I can't even sit on the crappy porch with out being ran back in by cats or loose dogs. Not what we were told by park manger when we moved in. Very disappointed
Sep 10, 2024 · Angela LunsfordA new owner has made numerous improvements to the property. Gone are the trashy mobile homes and the remaining unoccupied homes are being cleaned up and repaired on the outside and modernized on the inside. Landscaping around the park has been spruced up and potholes in the streets have been filled. The property manager lives in Opp and is at the park daily working to make it a nice place to live.If you need a place to live in Opp, check out the park. I think you'll like.
Dec 26, 2021 · JOHN BLANKENBECKLERI was a former tenant, plus I have friends who still live there. The mobiles available for rent are shoddy and falling apart. The whole park has a roach infestation, the sewers are not connected correctly. The septic tanks tend to overflow, and a friend of mine who lives there still says her toilet and sink water run straight-out underneath the mobile home onto the ground. They go through a lot Park managers, a good portion of them either stealing rent or being on drugs. The park itself is beautiful, the grass is kept mowed and there's a lovely pond with fish in it. It needs better mobile homes, and better management.
