The landscape is beautiful and it's pretty quiet. The grounds team, especially Larry and Lee, are the nicest people you'll ever meet. My family and I will be coming here whenever we're back in town.
May 09, 2020 · Alex CoughlinThis park is beautiful as far as location and peaceful trails, but the peace STOPS there!! We lived there for almost 2 years. Don’t disregard the reviews about the bullies! The owners might be new, but the management is the SAME!! Plus the new owners are out of state so Larry has free reign to run as he pleases!! I observed that there are a few women in the park who like to RULE over the whole park, they are Larry’s friends! It’s like being in Jr high all over again! If they see someone they don’t like the way they look, or their dog or whatever……… that person gets harassed and persecuted day in and out, till they either get a notice to move out or just can’t deal with it any longer. What should be and could be a great place end up being a nightmare. We left a year ago, I am just now writing a review because people are posting that there is new management, that’s a LIE! BEWARE OF THE BULLIES, is NO JOKE!!!!!Most of the 5 star reviews are from weekend stays or Larry’s couple of friends.

It was clean, quiet & peaceful, reminding us of our grandparents places out in the country. The owner was very nice & helpful. We'd planned to come back & stay in Apr/May for our next visit but hubby's health took a turn for the worse & we couldn't come in our TT. We'd recommend Cottonwood, especially if you're familiar with the area as we are, growing up in the area, having family, & also attending UT. The only reason for 4⭐ instead of 5🌟 was because of the barking dogs from the nearby shelter. Otherwise it's a great place whether you're temping or are wanting a permanent place to park your RV.💚 (BTW just be aware that this part of TX can have some pretty good thunderstorms so you might need to batten down the hatches so you won't feel like you'll get blown away.)
