The lot rent hikes started before the pandemic did, so it's not just inflation. No improvements to the community or road repairs have been made, though it has been promised by management for the past few years.December 2022: No improvements/changes. Pot holes are getting bigger and bigger.February 2023: Pot holes were filled with dirt in January. Notices were sent Feb. 14th regarding an increase in lot rent. $455 monthly plus additional fees to go into effect on April 1st, 2023.October 2023: About 1/2-3/4 of the neighborhood regularly smells like sewage. This has been going on for about 2 months. Pot holes were refilled with dirt again last month, following major storms that caused down trees. Management did not clear the trees from the road, but residents did. Management removed the trees that residents cleared from the road a few days later.August 2024: Lot rent increase notice sent on Aug. 18th. New rate begins October 1st, 2024. Neighborhood still regularly smells like sewage. Still a high turnover of property managers, though the current one has been more pleasant than those before. The potholes were reasonably patched since Oct. 2023 update. No other improvements, but rates continue to increase, and new mobile homes continue to be brought in by the property owners. As existing lots have been filled, places on the property are being evaluated as possible locations for new mobile home sites/lots. - Annie Seiple

Crown Mobile Home Park Inc Introduce

Crown Mobile Home Park Inc is located at 6201 Jonquil Dr in Greensboro, North Carolina (NC 27407, USA). For inquiries, they can be reached at (336) 855-5809 or +1 336-855-5809. Situated within the 'RV Parks Near Me' category, Crown Mobile Home Park Inc offers a community where, according to management, all homes are occupied by homeowners, with no rental homes available.

Environment and Community: A Neighborhood of Homeowners

One early review describes Crown Mobile Home Park Inc as a "decent little neighborhood" where all homes are owner-occupied, as stated by the management. This suggests a community of individuals who have invested in their properties and may have a vested interest in the upkeep of their homes and the neighborhood. Owner-occupied communities can sometimes foster a greater sense of stability and pride of ownership among residents.

However, more recent feedback paints a less positive picture of the overall living environment, particularly concerning management and infrastructure. While the initial impression might be of a stable, homeowner-based community, potential residents should carefully consider the evolving conditions reported by those familiar with the park.

Services and Features: Lot Rent and Included Utilities

Information from resident feedback provides a detailed history of lot rent at Crown Mobile Home Park Inc:

  • 2019: $275 per month (includes water, septic, trash)
  • Late 2019: Increased to $340 per month (utilities included)
  • January 2020: $355 per month (utilities included)
  • May 2021: $380 per month (utilities included)
  • November 2021: $380 lot rent + $15/month trash fee = $395 total
  • May 2022: $425 lot rent + $15/month trash fee = $440 total
  • July 2022: $425 lot rent + $15/month trash fee + $40/month infrastructure fee = $480 total
  • April 2023: $455 lot rent + $15/month trash fee + $40/month infrastructure fee = $510 total
  • October 2023: $505 lot rent + $19.75/month trash fee + $40/month infrastructure fee = $564.75 total
  • October 2024: $540 lot rent + trash fee + infrastructure fee = $594.75 total (trash fee amount not specified for this date)

This detailed history indicates a trend of significant and consistent increases in the cost of living at Crown Mobile Home Park Inc over a period of several years. Initially, water, septic, and trash were included in the lot rent. However, over time, additional fees were introduced for trash and infrastructure, contributing to a substantial rise in the total monthly expenses for homeowners.

Management and Maintenance: Concerns and Turnover

Recent customer feedback raises serious concerns about the management of Crown Mobile Home Park Inc, particularly since it came under new management by Stack House Properties. Residents report a high turnover of property managers, leading to instability and difficulties in communication.

One of the most significant issues highlighted is the frequent and often unannounced water shutoffs, reportedly occurring at least once a month and lasting for up to three days. Residents also express frustration with the inability to contact management via phone or email to file claims or ask questions, indicating a lack of effective communication channels.

Furthermore, there are complaints about the lack of maintenance and improvements to the community infrastructure. Residents note that despite promises from management over the past few years, no significant road repairs have been made, with potholes becoming increasingly problematic. Temporary fixes, such as filling potholes with dirt, have been described as inadequate and short-lived.

The imposition of fines for what are described as "ridiculous things that lack any reasoning" is another major concern raised by residents. There are allegations that management uses fines as a form of intimidation, particularly in response to residents raising concerns or suggesting improvements to the living situation.

One particularly concerning incident involved residents clearing fallen trees from the road after a major storm, only for management to remove the cleared trees a few days later without clearing the remaining debris themselves.

The consistent smell of sewage in a significant portion of the neighborhood over several months is another serious environmental concern reported by residents, with no indication of resolution by the management.

Implications for Local Users in the 'RV Parks Near Me' Category

For local users in Greensboro and the surrounding Piedmont Triad region who are exploring housing options within the 'RV Parks Near Me' category, Crown Mobile Home Park Inc presents a community of homeowners with a concerning trend of rapidly increasing lot rent and significant issues with management and infrastructure maintenance.

While the initial description of a homeowner-occupied neighborhood might suggest stability, the detailed feedback from residents paints a picture of a community facing considerable challenges. The substantial and frequent increases in lot rent, coupled with the introduction of additional fees, make the long-term cost of living unpredictable and potentially unsustainable for homeowners.

The reported problems with water shutoffs, lack of communication with management, poor road maintenance, and the imposition of seemingly arbitrary fines are serious red flags for potential residents. These issues can significantly impact the quality of life and the overall living experience within the community.

The persistent sewage smell in parts of the neighborhood raises environmental and health concerns that should not be overlooked.

Local users considering Crown Mobile Home Park Inc should be aware of the strong negative sentiments expressed by current residents and the advice to seek information directly from active residents before making any decisions. The reported behavior of the management, including alleged intimidation tactics, is also a significant factor to consider.

Promotional Information and Further Inquiry

No promotional information for Crown Mobile Home Park Inc is evident in the provided data. Given the overwhelmingly negative recent feedback, it is unlikely that the park is actively promoting residency at this time. The emphasis from residents is on informing potential newcomers about the challenges they are facing.

Local users who are still considering Crown Mobile Home Park Inc, despite the serious concerns raised, are strongly advised to follow the suggestion of current residents to:

  • Contact active residents of the park to get a firsthand account of the current living situation.
  • Attempt to contact the management directly to inquire about their policies, maintenance plans, and how they address the concerns raised in the reviews. Be prepared for potentially negative interactions based on resident reports.
  • Thoroughly investigate the history of lot rent increases and any future projections.
  • Assess the condition of the infrastructure, particularly the roads and water system.
  • Inquire about the management's policies on community rules and fines.

It is crucial for potential residents to go beyond the information provided by the management and seek independent perspectives from those currently living in the community to get a truly objective understanding of what it is like to reside at Crown Mobile Home Park Inc.

Conclusion: Proceed with Extreme Caution and Thorough Investigation

Crown Mobile Home Park Inc in Greensboro, NC, initially presents as a homeowner-occupied neighborhood within the 'RV Parks Near Me' category. However, recent and consistent feedback from residents paints a concerning picture of frequent and significant lot rent increases, poor management characterized by high turnover and lack of communication, inadequate infrastructure maintenance, and a potentially unpleasant living environment with issues like persistent sewage smells and arbitrary fines.

Local users exploring housing options in Greensboro should approach Crown Mobile Home Park Inc with extreme caution. The strong negative sentiments and specific issues reported by residents warrant a thorough and independent investigation, including direct communication with current residents, before considering making this community their home. The information available suggests that despite the model of homeownership, the overall living experience has deteriorated significantly under the current management.
