Derby Run Mobile Home Park Introduce
Welcome to a comprehensive introduction to Derby Run Mobile Home Park, a residential community situated at 1411 Harpers Rd, Virginia Beach, VA 23454, USA. While the 'RV Parks Near Me' category often caters to temporary recreational vehicle stays, mobile home parks like Derby Run primarily serve as long-term residential communities for manufactured homes. This overview aims to provide local users with objective insights into the park's environment, services, notable features, and the varied perspectives shared by its residents, based on publicly available information.
Derby Run Mobile Home Park is located in Virginia Beach, a dynamic coastal city known for its beaches, naval presence, and diverse suburban areas. The specific address on Harpers Road places it within a more residential, suburban part of the city, likely offering a quieter atmosphere compared to the bustling tourist areas. The environment within the park itself would typically feature a layout of individual mobile home lots, with roadways, and potentially some green spaces or communal areas. While specific environmental details like landscaping or natural surroundings are not provided in the reviews, the overall context of Virginia Beach suggests a relatively flat terrain, possibly with some mature trees offering shade. For individuals searching 'RV Parks Near Me' for extended or permanent stays, the suburban setting of Derby Run offers a blend of accessibility to city amenities with a distinct community feel.
The services provided at a mobile home park like Derby Run typically include lot rentals, access to essential utilities (such as water, sewer, and electricity connections), and maintenance of common areas. The customer reviews offer significant insight into the perceived quality of these services and, crucially, the management. One reviewer unequivocally states that Derby Run is "The cleanest, most friendly mobile home park that I've been to in all of Virginia." This highlights a high standard of upkeep and a positive community atmosphere, which are vital services for any residential park. A clean environment contributes significantly to residents' quality of life and pride in their community.
The second, more detailed review, delves into the complexities of management and community perception. This resident initially felt "a bit nervous moving my family into the trailer park" due to "everyone at the park had nothing but horrible things to say about the place and Denise." Denise is identified as the person "in charge." However, this reviewer's personal experience directly contradicts the initial negative sentiment. They state that Denise "has been understanding and straight forward" with them, leading them to "love my block and respect Denise even more now, for putting up with so much." This indicates that while there may be differing opinions about the management, some residents find Denise to be effective and fair. The cleanliness mentioned in the first review is echoed, with the second reviewer noting, "The place is clean, friendly community and safe." This consistency in reporting cleanliness and community friendliness speaks volumes about the overall living conditions. A standout feature mentioned is that "The POOL IS CRYSTAL CLEAR!!!" This suggests that the park provides and maintains recreational amenities, which significantly enhance the living experience for residents, especially families.
The features of Derby Run Mobile Home Park, as extracted from these reviews, point to several key aspects. Firstly, cleanliness is a consistent and highly praised attribute, suggesting that the park management places a strong emphasis on maintaining a tidy and appealing environment. This is a crucial feature for any residential community and contributes to a positive living experience. Secondly, the community is described as "friendly" and "safe," which are paramount considerations for families and individuals seeking a stable and comfortable home. A friendly community often fosters a sense of belonging and mutual support among residents, while safety ensures peace of mind. Thirdly, the presence and excellent condition of a swimming pool ("CRYSTAL CLEAR!!!") is a significant amenity. A well-maintained pool provides a valuable recreational outlet, especially during warmer months, and can be a central hub for community interaction, enhancing the overall quality of life within the park. This amenity is a strong differentiator for a mobile home park, making it particularly attractive to families or individuals who enjoy swimming and outdoor recreation.
The role of Denise, the person in charge, is a central theme in the reviews. While there seems to be a general perception of her that might be negative among some residents, the positive review highlights that she is "very misunderstood" and, for this particular resident, has been "understanding and straight forward." This suggests that the management style, while potentially strict or direct, is also perceived as fair and supportive by some. It underscores that individual experiences with management can vary, and direct interaction can lead to different conclusions than hearsay. For prospective residents considering Derby Run, this suggests that an open mind and direct communication with management are advisable.
For promotional information on a 'RV Parks Near Me' platform, particularly for individuals seeking long-term residential options, Derby Run Mobile Home Park could be highlighted as:
- A Clean and Well-Maintained Community: Emphasizing its reputation for cleanliness as a key living environment benefit.
- A Friendly and Safe Residential Environment: Promoting its appeal for families and individuals seeking a secure and welcoming place to live.
- Equipped with Recreational Amenities: Specifically featuring its "crystal clear" swimming pool as a valuable asset for leisure and community enjoyment.
- Managed by an Understanding and Straightforward Team: Acknowledging that while management may have diverse perceptions, direct interactions can reveal a supportive and effective approach.
It would be beneficial for Derby Run to lean into these positive attributes in its promotional materials. The direct contact numbers, (757) 340-1771 or +1 757-340-1771, should be prominently displayed for inquiries about lot availability, rental terms, and community rules. Prospective residents are encouraged to visit the park, observe the environment firsthand, and ideally, have a direct conversation with the management to address any questions or concerns they may have. Understanding the park's specific rules regarding pets, children, and any other community guidelines would be crucial for a harmonious living experience. The positive accounts of cleanliness, safety, and community spirit, coupled with the attractive amenity of a well-maintained pool, make Derby Run Mobile Home Park a potentially desirable residential option in Virginia Beach for those seeking a stable and pleasant environment for their manufactured home.

Derby Run Mobile Home Park Reviews
The cleanest, most friendly mobile home park that I've been to in all of Virginia.
Dec 16, 2024 · Richard BrauerI have to say that, I was a bit nervous moving my family into the trailer park!! Especially after everyone at the park had nothing but horrible things to say about the place and Denise. I think for her to be in charge for so long she must be doing something right!!I think she is very missunderstood!!!! With me she has been understanding and straight forward. I love my block and respect Denise even more now, for putting up with so much. The place is clean, friendly community and safe. The POOL IS CRYSTAL CLEAR!!!
Aug 28, 2022 · Heather hunterI called to inquire about possible trailers for sale or rent as I had seen a couple listed on Zillow. I wanted to know more about the lot fees and rules and regs, before scheduling to see a mobile home listed there, and I must say, was totally taken aback by the rough, rude way that Denise responded. Didn't want to answer any questions. Didn't want to talk about the park rules, but then said you can't buy if not approved by management.Telling me to look at a unit first and I would find out the rules if my application is approved.I asked about the pet policy and she says household pets only and when I asked if there is a limit, told "two is enough." The way she talked was rude and condescending and I wouldn't go look there no matter how nice, since she apparently is the gatekeeper in "charge".They don't do rentals, homeowners only, so this is just a bit much to consider, especially considering the $560/mo lot fees on top of everything. There are much more pleasant places to deal with who have been very helpful and considerate in my search. I have lived in the same house for 15 years, which is being sold by my landlord, and have had a hard time finding a nice place to rent. I have never lived in a trailer, but with the option to buy, it was something to consider, especially having 3 pets and not wanting to keep renting with the way prices are going. Disappointing that this is the type of person representing this company.I recommend looking elsewhere.
Nov 07, 2022 · Michelle MoyersOne of the better mobile home communities in Virginia Beach. Not too congested. Some really nice homes there. Close to the beach. Lots of shade.
May 11, 2024 · Alden BurlingameBeen here 5 years managment still doesn't know my name so anything that comes in the mail from the office wont even be opened. Managment is nothing but a joke . Can't keep maintenance workers. dont do anything about the crime in the community. Can't tell you when water is going to be shut off but always want you to tell them what you may be doing. JOKE !!!
