Duncan Heights Introduce
Duncan Heights is a mobile home park located at 3107 Par Rd 530, New Iberia, LA 70560, USA. For individuals in the New Iberia area searching for 'RV parks near me' with an interest in long-term residency in a mobile home park, or those seeking a mobile home community, it is critical to carefully consider the available feedback from former residents before making any decisions about Duncan Heights. Currently, no phone number is publicly available for this location based on the provided information.
Based on the detailed and concerning customer reviews available online, Duncan Heights appears to have significant issues that prospective residents should be aware of. One former resident strongly advised against moving to Duncan Heights, citing "extremely too high" rent and a perceived lack of care from the owners regarding the park's appearance. This reviewer also alleged differential treatment based on personal relationships with the owners, claiming that those not personally known by the owners are "treated like trash." The specific examples provided include a year-long lack of action on requests to cut trees and repair the roads, with roadwork only being done selectively to benefit the owners' friends who moved into the park. Furthermore, this review mentions the owners' friends now acting as property management and implementing "crazy rules" in a park described as "too ratchet looking" for such regulations, suggesting a disconnect between the park's condition and the management's priorities.
Another extensive review corroborates the negative assessment, strongly recommending a different location for those seeking to rent or place a mobile home. A primary concern raised is the "beyond horrible" water quality, described as a "nasty brownish yellow color" that stains "EVERYTHING" it comes into contact with, including tubs, toilets, washing machines, clothes (especially light-colored ones), and even dishes. The reviewer notes that while a water softener was installed for the park, the underlying issue of old pipes in the ground was never addressed, rendering the softener ineffective in resolving the staining and associated smell.
This second reviewer also echoed the sentiment about the owners' differing attitudes, describing the husband as "a pretty cool guy with a sense of humor" and expressing a negative opinion about the wife. Additionally, the poor condition of the roads is again highlighted, with descriptions of them being "terrible" and consistently riddled with potholes, often requiring a four-wheel drive vehicle to navigate. The issue of significant flooding between lots during rain is also a major concern, with the reviewer stating that residents often have to wade through "a good half of foot probably more than that of rain water everytime it rains" to reach their homes.
Finally, this review touches on the variability of neighbors, noting a mix of "really awesome ones" and others that were less desirable, which is a common factor in any community but adds to the list of potential challenges at Duncan Heights.
Considering the platform category of 'RV parks near me,' the overwhelmingly negative feedback regarding Duncan Heights should be a significant deterrent for those seeking long-term RV residency as well. If the fundamental infrastructure and management of the mobile home park are reportedly poor, it is likely that these issues would also affect RV residents. The severe water quality problems and the poor road conditions would undoubtedly impact the comfort and practicality of living in an RV at this location.
Given the serious nature of the complaints in the available reviews, prospective residents are strongly advised to avoid Duncan Heights. However, if for any reason someone is still considering this location, thorough due diligence would be absolutely essential and should include:
- Attempting to contact the current management through any available channels to directly address the severe concerns raised in the reviews, particularly regarding water quality and road conditions.
- Visiting the property in person to meticulously assess the water quality, the condition of the roads, and the extent of potential flooding between lots. Documenting these conditions with photographs or videos would be prudent.
- If possible and safe, attempting to speak with current residents (respectfully and without disturbing them) to get their firsthand experiences with the water, roads, management, and any other issues mentioned in the reviews. Be aware that current residents might be hesitant to speak openly due to potential repercussions.
- Inquiring about any recent improvements or planned upgrades to the infrastructure, particularly the water system and the roads. Requesting evidence or timelines for such improvements would be advisable.
- For those specifically interested in long-term RV living under the 'RV parks near me' category, directly inquire about the availability of RV lots, the amenities provided for RV residents (especially water and sewage hookups, and road access), and the park's policies regarding these critical issues. Given the reports, it would be wise to seek assurances and potentially independent verification of the water quality and site drainage for RV lots.
The consistent and serious nature of the complaints regarding high rent coupled with poor maintenance, discriminatory management practices, severely compromised water quality, and hazardous road conditions paints a picture of a living environment that is likely to be unsatisfactory and potentially unhealthy or unsafe. The selective infrastructure improvements based on personal relationships further erode trust in the fairness and integrity of the management.
For individuals and families seeking a long-term living arrangement in New Iberia, Louisiana, the available information strongly suggests that Duncan Heights should be avoided in favor of other, more reputable and well-maintained communities. The potential for significant inconvenience, financial burden (due to high rent and the need to deal with stained belongings), and health concerns related to water quality make this an inadvisable option.
In the context of 'RV parks near me,' those seeking long-term RV residency should heed the warnings in the reviews. The reported issues with water and roads would be particularly problematic for RVs, which rely on these basic utilities and accessibility. The negative management experiences reported by mobile home residents could also extend to RV tenants.
In conclusion, the available customer feedback for Duncan Heights in New Iberia, LA, is overwhelmingly negative, citing high rent, poor and potentially discriminatory management, severely compromised water quality, and dangerous road conditions with flooding. Prospective residents, whether seeking mobile home lots or long-term RV spaces, are strongly advised to consider these serious concerns and explore alternative housing options in the area.

Duncan Heights Reviews
I wouldn’t advise anyone to move here! Rent is extremely too high! The owners don’t care about how this trailer park looks! If you don’t personally know the owners, you will be treated like trash! I have been asking for trees to be cut for a year and for the road to be black topped and nothing was done. Well not until the owners’ friends move back here so the road was only black topped to stop at the friends trailer. The friends are acting as property management now and coming up with all type of crazy rules. This trailer park is too ratchet looking to implement all these rules. Maybe try fixing the appearance before trying to get more money from tenants!
Jan 05, 2023 · Ja'Nay ManuelIf you are looking at a place to rent or a lot to put your mobile home on I highly recommend a different location. The water is beyond horrible. Stains *EVERYTHING* a nasty brownish yellow color. (Tubs, toilets, washing machines clothes, anything light colored, even dishes)! Not to mention the smell that goes with it. They put a water softner for the park but never changed the old pipes in the ground so the problem was never fixed. The owners husband and wife have totally different attitudes by far. The husband is a pretty cool guy with a sense of humor and his wife is..... At a loss for words. ( Guess I'll just say we should all pray for her). Roads are terrible and even when they push gravel from here to there it always ends up full off pot holes that you need a 4-wheel drive to get to your home. When it rains it floods in between each lot so you have to take off the shoes, roll up the paints, and high step it to your door. A good half of foot probably more than that of rain water everytime it rains. Never know what kind of neighbors you will get ither. Had some really awesome ones and also some I could have lived without. That's just a few things off the top of my head. Good luck!!!
