Dutch Hollow Village Introduce
Welcome to Dutch Hollow Village, located at 2495 Royal Mine Rd, Belleville, IL 62226, USA. Situated in Belleville, Illinois, this mobile home park primarily serves as a residential area for manufactured homes. While the platform category "RV parks near me" suggests a potential interest from individuals seeking temporary or long-term RV accommodations, the available information focuses on the experiences of residents within the manufactured home context. This introduction aims to provide a detailed and objective overview of Dutch Hollow Village based on recent customer feedback found online, highlighting both positive initial impressions and significant long-term concerns.
Based on the limited reviews available, it is important for prospective residents or visitors, including those who might be considering it as one of the "RV parks near me," to be aware of the contrasting experiences reported by individuals who have interacted with the community. One recent review from someone in the process of moving in expresses an initial positive impression. This individual states that "so far everything seems OK" and describes Dutch Hollow Village as seeming like "a very nice community." They acknowledge that no place is perfect but specifically commend three individuals – Donna, Sarah, and Olivia – for being "quite nice and friendly" and for responding favorably to their needs. This new resident expresses excitement about making Dutch Hollow Village their home, indicating a positive initial interaction and welcoming experience.
However, another review presents a starkly different perspective based on a much longer period of residency. This individual states that they have lived in the community for over 20 years, starting when a different management was in charge (Symonds). They initially found the community "great to live in" but strongly advise against buying a house or renting at Dutch Hollow Village under the current management. This long-term resident expresses significant dissatisfaction with the current management's practices, particularly concerning financial matters and maintenance responsibilities.
The long-term resident claims that the management attempts to "lowball" residents and is unwilling to undertake responsibilities related to the land and trees. They allege that residents are expected to handle all maintenance, including cutting trees and grass, even if they own their homes and pay lot rent. This raises questions about the fairness and clarity of the lease agreements and the division of responsibilities between the landowner and the homeowners within the community. The expectation for homeowners to maintain land that they lease is an unusual arrangement that prospective residents should clarify.
Furthermore, the long-term resident states that if residents fall behind on payments, the management will not allow them to seek help from any kind of government assistance. This policy, if accurate, could create significant hardship for vulnerable residents facing financial difficulties. The reviewer strongly recommends that anyone considering moving to Dutch Hollow Village should look elsewhere, describing the facility as "a joke." While this is a strong and subjective statement, it underscores the depth of this resident's negative experience and concerns about the community's management and policies.
Considering these two contrasting reviews, prospective residents, including those who might be looking for "RV parks near me" and encountering Dutch Hollow Village in their search, face a complex picture. The initial impression can be positive, with friendly staff and a seemingly nice community. However, the long-term experience reported by a resident of over 20 years raises serious concerns about management practices, maintenance responsibilities, and policies regarding financial assistance. These are critical factors that could significantly impact the quality of life for residents.
For individuals specifically searching for "RV parks near me" and considering Dutch Hollow Village, it is imperative to directly contact the management at (618) 277-3745 or +1 618-277-3745 to ascertain whether the community offers accommodations for recreational vehicles. If RV spaces are available, it would be crucial to inquire about the specific amenities provided (e.g., hookups for water, electricity, sewer), the size limitations for RVs, the layout of the RV area, and the policies regarding maintenance of the RV site. Given the concerns raised about land maintenance for homeowners, it would be prudent to understand the expectations for RV site upkeep as well.
Even if Dutch Hollow Village primarily focuses on manufactured homes, the negative feedback regarding management policies and maintenance responsibilities could also extend to any potential RV facilities or services offered. Therefore, any individuals considering Dutch Hollow Village for RV stays should be particularly diligent in their inquiries about the upkeep of the grounds, the responsiveness of the management to any issues that might arise, and the overall clarity of the terms and conditions for RV guests.
Given the serious nature of the allegations in the long-term resident's review, it is strongly recommended that anyone considering Dutch Hollow Village for either long-term residency or short-term RV stays seek additional, more current information from a variety of sources. This could include looking for more recent reviews, if available, or attempting to connect with current residents to gain a broader perspective on the community's environment, services, and management practices. A personal visit to the property, if possible, and a thorough review of the lease agreement and park rules would be essential steps in making an informed decision.
In conclusion, the limited online feedback for Dutch Hollow Village in Belleville, IL, presents a mixed picture. While initial impressions can be positive due to friendly staff and a seemingly nice community, significant long-term concerns have been raised regarding management practices, the expectation for residents to maintain land they lease (including trees and grass), and a reported lack of support for residents seeking government assistance when facing financial hardship. Prospective residents and RV travelers should exercise caution and conduct thorough investigations, including direct communication with management and ideally current residents, before considering Dutch Hollow Village as a place to live or stay. Understanding the current policies and the experiences of long-term residents is crucial in determining if this community aligns with individual needs and expectations.

I have just started moving in. So far everything seems OK. It seems like a very nice community. I didn't say perfect, no such thing as perfect.Donna, Sarah and I believe her name is Olivia all have responded to me favorably, they have been quite nice and friendly. I am thrilled to make Dutch Hollow Village my home.
Feb 11, 2025 · Sylvia MoyerSo I’ve been living here for 20 years actually longer than that I started living here when symonds Was in charge at first the community was great to live in, but I do not recommend buying a house or renting at this place. They want to lowball you. They don’t want to do anything for you when it comes to the land and the trees they want you to do everything and if you are the owner of your own house, they still expect you to cut your trees, even though it’s not yours, cut your grass, even though you Pay lot rent if you get behind they will not let you get help from any kind of government assistance. I truly believe that you anybody will be best to go somewhere else. Do not I repeat. Do not come get a place at this facility. I have a lot more to say, but I’m just gonna leave it at that this place is a joke.
Feb 05, 2025 · felicia hearnHow many times is a car going to run this person place before they put up a rail to protect it. I really feel sorry for them. I used to live here and glad I got away. The crime has gone up and the neighborhood has gone down. I just drove thru this location they need to do a lot of maintenance work.
