This was a decent peaceful mobile home park. Always had beautiful flowers at the entrance and had yearly yard sales etc. Community of residents are amazing. Lived here for 5 years. Once Josh became property Mgr everything changed. At first when my husband moved out, josh was eager to please. Helpful to a fault. Always flirting too, unfortunately. Always hitting on me telling me how beautiful amazing gorgeous sexy and strong I am and more. We even worked out a deal where i cleaned the disgusting bug infested and feces covered vacant trailer next to me for 2 months during the summer time with no air (In which at one point I became very ill and Josh kept wanting to bring me soup or ice cream and said he was gonna pick me up and take me to the hospital!) in exchange for him to get me a new ac unit and new skirting around my home. I did the work and never received my ac unit or new skirting. Reminded him several times of our agreement, but as soon as it came time for me to tell him "hey you guys are done with court with my ex, now I need to sign a new lease and i still need that ac unit and skirting agreed on", he changed. He said the ac unit was not promised that it was a gift (that i didnt receive)! 2 months I asked to fill out new lease. He made excuses. He then allowed me to fill out a new application (which I didn't quite understand as I had lived there for 5 years!) And I paid the fee. They denied me. He then plotted with my ex husband and ended up getting me and my 2 toddlers evicted in october. The friends of his that moved my belongings out used MY dolly to move things out, they broke my refrigerator shelves and drawers, my sons dresser, my dryer, my cats cat tree, my tv stand, and threw all the food away that I had in my fridge before moving it out, (when I complained about them not being careful they started an argument and laughed). When i asked where my bunk bed bolts were, they said somewhere in a bag. My teenager and a coworker and I all looked through EVERY bag and never found them. He told people the stuff outside was free and I had my deep freezer full of food stolen as well as my sons clothes among other items. I looked inside the windows and he did not bring my stove out and left curtains and cords etc inside and would not let me have these items. He then told any prospective buyers of my mobile home that they couldn't purchase it or move it until my ex husband's debt was paid off even after showing him and his attorney that our divorce was court ordered for each of us to pay our own debts in our own name. No shared debts. And he told my ex husband to file for a lost title knowing it was in my name and told him he did not need to pay his debt. That he was going to make me do it. I lost out on 2 sales and the third ended up paying my ex husband's debt to them (over $5000 even though his court order was for over $3000) and I profited nothing from the sale of my mobile home. Josh is a liar and a con artist who gets drunk and high every night while also living on arapaho. He is unkempt and dirty most of the time. Unprofessional. Do not trust the new management. It's why the place has so many vacant homes. I have proof of all mentioned above. Crooked crooked place. Additionally I had also been trying to call and text arapahos attorney with no answer/reply. And I requested the owners information (email phone number anything) over and over and was denied this information. - Kellie Kleve (Kell)

Arapaho Village Introduce

If you are searching for "RV parks near me" or exploring mobile home communities in Belleville, Illinois, Arapaho Village, located at 135 Arapaho Dr, Belleville, IL 62220, USA, is a property that warrants careful consideration based on recent resident feedback. You can contact them at (618) 207-2337 or their mobile number +1 618-207-2337 for inquiries. However, the available reviews present a starkly divided perspective on the management and overall living experience.

One detailed and lengthy review from a former resident who lived at Arapaho Village for five years describes a significant decline in the quality of the park and management following the arrival of a property manager named Josh. This reviewer initially found the park to be "decent" and "peaceful," noting positive aspects such as beautiful flowers at the entrance, yearly yard sales, and an "amazing" community of residents. However, their experience took a sharp turn after Josh became the property manager.

The former resident recounts a series of troubling interactions with Josh. Initially, after her husband moved out, she found him "eager to please" and "helpful to a fault," also noting that he was "always flirting" and making inappropriate comments about her appearance. She then describes an agreement where she cleaned a "disgusting bug infested and feces covered vacant trailer" for two months during the summer without air conditioning, becoming ill at one point. In exchange, Josh allegedly promised her a new AC unit and new skirting for her home. Despite completing the work, she claims she never received either item. Upon reminding him of their agreement, particularly when it was time for her to sign a new lease after her divorce proceedings, his demeanor reportedly changed. He allegedly denied promising the AC unit, calling it a "gift that I didn't receive."

The former resident further states that her attempts to obtain a new lease were repeatedly delayed by Josh. She was eventually asked to fill out a new application (despite having lived there for five years) and pay a fee, only to be denied. Following this, she alleges that Josh "plotted" with her ex-husband, leading to her and her two toddlers being evicted in October. The individuals who moved her belongings out, reportedly friends of Josh, are accused of damaging her refrigerator, son's dresser, dryer, cat tree, and TV stand, as well as throwing away her food. When she complained about their carelessness, they allegedly argued and laughed. She also claims that the bolts for her bunk bed were lost during the move. Furthermore, she states that Josh told people her outdoor belongings were free, resulting in the theft of her deep freezer full of food and her son's clothes. She also alleges that Josh withheld her stove, curtains, and cords from the property and prevented prospective buyers of her mobile home from purchasing or moving it until her ex-husband's debt to the park was paid, even after being shown a court order stating separate financial responsibilities. Ultimately, a third buyer reportedly paid over $5000 of her ex-husband's debt, leaving her with no profit from the sale of her home. The former resident concludes by calling Josh a "liar and a con artist" who is unprofessional and untrustworthy, attributing the number of vacant homes in the park to his management. She also mentions unsuccessful attempts to contact the park's attorney and being denied the owner's contact information.

In stark contrast, a more recent review offers a highly positive assessment of Josh. This reviewer describes him as "phenomenal" and "a complete joy to talk to," highlighting his understanding, compassion, honesty, and helpfulness. They state that he helped them get into a home "super quickly" and assisted them throughout the process, expressing great happiness about becoming a new addition to the community.

This extreme divergence in experiences, particularly regarding the same individual, the property manager Josh, makes it challenging to provide an objective overview of the environment, services, and features of Arapaho Village without further information or corroboration. The former resident's account paints a picture of mismanagement, dishonesty, and a potentially hostile living environment, while the latter suggests a positive and efficient management style.

Considering the platform category "RV parks near me," the reviews do not specifically mention RV facilities or experiences. Therefore, it is not possible to determine from this information whether Arapaho Village caters to RVs or what services and amenities might be available for RV guests. If you are an RVer looking for a park in the Belleville area, you would need to contact Arapaho Village directly to inquire about their RV accommodations.

Regarding the environment for mobile home residents, the former resident initially described it as peaceful with a good sense of community. However, their experience under the new property manager suggests a deterioration of this environment, potentially leading to the increased number of vacant homes they mentioned. The positive review does not offer specific details about the overall environment beyond the positive interaction with the manager and the ease of moving in.

Similarly, information about the services and features of Arapaho Village is limited and conflicting. The negative review implies a lack of support and potentially exploitative practices by the management, while the positive review focuses on the helpfulness during the move-in process. Details about amenities, maintenance, community facilities, and park rules are not provided in these reviews.

There is no promotional information available in either of the provided reviews. To learn about any current specials, lot rental rates, or incentives for new residents, you would need to contact Arapaho Village directly.

In conclusion, the limited information available for Arapaho Village in Belleville, IL, presents a complex and conflicting picture. One former long-term resident recounts a deeply negative experience with the current property manager, alleging dishonesty, mistreatment, and a decline in the community. Conversely, a recent resident offers high praise for the same manager, highlighting his helpfulness and positive demeanor. Without further objective information, it is impossible to definitively assess the environment, services, and features of Arapaho Village. Prospective residents, whether for mobile homes or RVs, are strongly advised to conduct thorough due diligence, including contacting the management directly with specific questions and potentially visiting the property to form their own informed opinion. The significant discrepancies in the provided reviews warrant extreme caution and a comprehensive investigation before making any decisions.
