Family Manufactured Home Community Introduce
Family Manufactured Home Community is a mobile home park located at 1418 Sandy Hollow Rd Trlr 19s, Rockford, IL 61109, USA. For inquiries, the park can be reached at (779) 423-8788 or via mobile at +1 779-423-8788. While primarily a mobile home community, its presence in searches for "RV Parks Near Me" indicates that some users might consider it for long-term RV parking or as an alternative to traditional housing. This introduction provides an objective overview of the community, integrating available information about its environment, services, features, and significant resident feedback.
Family Manufactured Home Community is situated in Rockford, Illinois, a major city in northern Illinois. The address on Sandy Hollow Road places it within a more suburban or semi-urban part of the city, likely offering a balance between quiet residential living and access to Rockford's amenities. Unlike a wilderness campground, the environment here is that of a structured community with individual lots for manufactured homes.
The broader environment of Rockford offers a range of conveniences and attractions. Residents of the Family Manufactured Home Community have access to local grocery stores, retail centers, healthcare facilities, and various employment opportunities within the city. For recreation, Rockford boasts several parks and natural areas, such as the Rock Cut State Park, known for its extensive trails and lake activities, and the serene Anderson Japanese Gardens. The city also features cultural institutions like the Discovery Center Museum and the Burpee Museum of Natural History, offering educational and entertainment options for families.
However, it is crucial to address the specific environmental aspects mentioned in customer reviews. Multiple residents have highlighted significant concerns regarding the physical environment of the park. Specifically, there are complaints about sanitation, with one review stating, "They have 1 small dumpster for all the homes there and trash piled up outside dumpster because there isn't a big enough dumpster." This suggests a potential issue with waste management and cleanliness within the community, which directly impacts the living environment for all residents. Additionally, the mention of "condemned trailers are not being removed from premises" points to issues with maintaining the aesthetic and safety standards of the park, potentially leading to dilapidated structures being visible within the community.
As a manufactured home community, Family Manufactured Home Community's primary service is providing lots for manufactured homes, whether owned by residents or potentially rented. Typical services expected in such communities often include:
- Lot rental: Residents pay a monthly fee for the use of the land their home sits on. This fee often includes some utilities.
- Utility hookups: Essential services like water, sewer, and electricity are usually available at each lot, though the cost and provider may vary.
- Community Management: An on-site or accessible management team is typically responsible for enforcing community rules, addressing resident concerns, and overseeing maintenance.
Another major feature that appears to be lacking or poorly managed, as per customer feedback, is waste disposal. The complaint about "1 small dumpster for all the homes there and trash piled up outside dumpster" points to insufficient infrastructure for waste management, leading to unsanitary conditions. Furthermore, the claim that "they take trailors from people and resell them and sell condemned trailors also" raises serious concerns about the sales practices and the condition of homes being offered within the community. This directly impacts the quality of housing and the financial well-being of residents or prospective buyers/renters.
For those searching under "RV Parks Near Me," it is important to note that while this is a manufactured home community, it is not typically set up for transient RV travelers with short-term stays. Instead, it caters to long-term residents with manufactured homes. Therefore, traditional RV park amenities like dump stations, dedicated RV sites with specific hookup configurations for varying RV sizes, or recreational facilities commonly found in RV resorts may not be present or prioritized.
The primary promotional aspect of many manufactured home communities, including Family Manufactured Home Community, is often affordability compared to traditional stick-built housing or rental apartments. The ability to own a home at a lower price point and pay lot rent can be an attractive option for individuals or families seeking more accessible housing solutions. The community setting can also foster a sense of belonging among residents.
However, based on the provided customer reviews, potential residents, renters, or buyers should proceed with significant caution and conduct thorough due diligence. The feedback explicitly advises: "Absolute joke, this place is no excuse for a place to live. I would NEVER recommend this place to anyone." and "People beware Manager needs to manage this place better poorly managed!!". These strong negative sentiments regarding management, maintenance, and ethical practices are critical considerations.
Specifically, individuals considering this community should:
- Verify documentation: Insist on seeing and obtaining copies of all lease agreements, deeds, and any other relevant legal documents prior to any commitment.
- Inspect the premises: Personally visit the park and observe the conditions of the roadways, common areas, and waste disposal facilities. Note the presence of any condemned or neglected trailers.
- Inquire about management accessibility: Ask direct questions about how and when management can be reached, and what protocols are in place for addressing resident concerns.
- Understand home purchasing/rental policies: If considering purchasing a home within the park, thoroughly investigate the sales process and the condition of any homes being offered by the park management. Be wary of claims of selling "condemned trailers."
- Assess community standards: Evaluate whether the current state of the park aligns with your expectations for a safe, clean, and well-managed living environment.

Family Manufactured Home Community Reviews
Absolute joke, this place is no excuse for a place to live. My grandmother has been here for seven years and now that she's going into a nursing home they can't locate any copies of her lease or deed to the trailer. Not to mention the manager is either constantly late, absent or impossible to get into contact with. I would NEVER recommend this place to anyone.

Aug 09, 2022 · Tricia Jackson Smith NelsonThis mobile home park is very run down. Owners are apathetic and negligent with upkeep. The owners are very hostile. I wouldn't recommend this park to anyone. None of the trailers are worth more than 2 thousand dollars. All need rehab.
Jan 21, 2019 · Luca ShaverMy son lives there, however, I wouldn't recommend this place to anyone. When they sold him his trailer it needed new water pipes and new flooring throughout the entire trailer.
Jun 30, 2022 · Cheryl LangdonOwners are a bunch of greedy they don’t want to pay any of their workers properly. They will flat out lie, they are bunch of scammers
