Franklin Pierce Estates Introduce
For local users in Tacoma, Washington, seeking information about "RV parks near me" or considering mobile home communities for potential long-term residency, Franklin Pierce Estates, located at 11305 22nd Ave E, presents a residential option in the area. You can reach them at (253) 536-9584 or +1 253-536-9584 for inquiries. Based on the limited customer reviews available, Franklin Pierce Estates appears to have a mix of positive and negative aspects that prospective residents should consider.
One reviewer shared a mixed experience, noting that "Some of the residents are pretty nice" while also describing a concerning interaction related to parking. This reviewer recounted an instance where asking a neighbor not to park in front of their driveway led to being labeled as "racist" based on perceived racial differences. The reviewer emphasized that their request was solely due to the need to access their driveway for work the following day and was not motivated by ethnicity. This incident suggests potential interpersonal challenges or sensitivities within the community regarding parking and neighborly interactions. It highlights the importance of clear communication and mutual respect among residents in shared living environments.
The same reviewer also raised concerns about the management of Franklin Pierce Estates. While acknowledging that "The new managers try to do stuff to keep the park nice," they cited an instance of alleged hypocrisy. According to the reviewer, the park rules prohibit keeping a boat in a driveway for more than approximately 24 hours, yet the managers reportedly kept their own boat in their driveway for at least a week. This discrepancy between the stated rules and the alleged behavior of the management could erode trust and lead to perceptions of unfairness among residents. The reviewer further claimed that the managers "don't really do much about complaints and don't really care" and are "constantly gone at their 2nd jobs," potentially impacting their availability and responsiveness to resident issues.
In contrast to the issues raised in the first review, a second reviewer offered a more positive, albeit brief, perspective, stating, "I go here every week, very peaceful." This suggests that despite the concerns raised by the other reviewer, Franklin Pierce Estates can offer a tranquil environment for some individuals. However, this reviewer also noted a potential logistical challenge, mentioning that "a lot of people park on the side which kinda makes it hard to drive through the area." This indicates that parking, beyond driveway blockages, might be a general issue within the community, potentially affecting traffic flow and accessibility for residents and visitors.
Considering the platform category of "RV parks near me," Franklin Pierce Estates, as a mobile home park, likely caters primarily to long-term residents in manufactured homes. It is less probable that it offers short-term RV parking for transient travelers. However, individuals seeking a more permanent or extended stay in their RV within the Tacoma area might consider exploring options in mobile home parks like Franklin Pierce Estates, provided they have available spaces and policies that accommodate RVs on a long-term lease basis. It is crucial to contact the management directly to inquire about such possibilities and the specific terms and conditions.
Based on the limited reviews, Franklin Pierce Estates presents a community with both positive and negative aspects. Some residents may find it peaceful, while others have experienced interpersonal conflicts and have concerns about the management's effectiveness and adherence to community rules. Parking appears to be a recurring issue, both in terms of blocking driveways and generally affecting traffic flow within the park. The efforts of the new managers to maintain the park are acknowledged, but their perceived inconsistencies and availability are points of concern raised by at least one resident.
For local users in Tacoma seeking "RV parks near me" for long-term stays or considering a move to a mobile home community, Franklin Pierce Estates warrants careful consideration and thorough investigation. Prospective residents should contact the management at (253) 536-9584 or +1 253-536-9584 to obtain detailed information and clarification on the issues raised in the reviews. Key areas of inquiry should include:
- The availability of mobile home lots and potential long-term RV spaces.
- The specific parking rules and regulations for residents and guests, and how these are enforced.
- The management's policies and procedures for addressing resident complaints and concerns, as well as their typical availability.
- The overall environment and community atmosphere, and any initiatives to foster positive neighborly relations.
- The amenities and services offered within the park (e.g., laundry facilities, community areas, pet policies, landscaping).
- The monthly lot rental fees and what services are included.
- The process for applying for residency and any community guidelines.
Given the conflicting perspectives in the limited reviews, it is essential for potential residents to form their own informed opinion by directly engaging with the management and, if possible, by speaking with current residents to gain a broader understanding of the community's dynamics and living conditions. While the peacefulness reported by one reviewer is a potential draw, the concerns raised by another regarding interpersonal issues and management responsiveness should be carefully considered.
In conclusion, Franklin Pierce Estates in Tacoma offers a mobile home living option with mixed feedback from its residents. While some may find it peaceful, concerns have been raised regarding neighborly interactions, parking issues, and the effectiveness and consistency of the management. Local users considering this community as a long-term residence should conduct thorough due diligence by contacting the management directly and seeking additional perspectives to determine if Franklin Pierce Estates aligns with their individual needs and expectations for a mobile home park or a long-term "RV park near me."

Franklin Pierce Estates Reviews
Some of the residents are pretty nice but'll say you're racist if you arent of the same race and ask them not to park infront of your drive way like sorry m8 i gotta work tomarrow, I dont care what ethnicity you are, if you park infront of my driveway I'm gonna ask ya to move. The new managers try to do stuff to keep the park nice but it even states in the rules that you cannot have a boat in your drive way for over like 24 hours or something yet they keep their boat in the driveway for atleast like a week, so basically they are hypocrites. The managers also don't really do much about complaints and don't really care, on top of that they are constantly gone at their 2nd jobs.

Dec 07, 2021 · Jamie ChanLong term family park. Quiet and friendly. I am editing my comment. With the new manager in place the park is not up to par. I love the park and the people but the management is terrible.
