Golden West Mobile Home Park Introduce
Welcome to Golden West Mobile Home Park, situated at 3203 US-183 in Clinton, Oklahoma. Located in Custer County, Clinton offers a blend of small-town charm and access to local amenities. If you are searching for 'RV parks near me' with the possibility of long-term residency in a mobile home setting, or if you are looking for a mobile home community that offers a different feel compared to others in the area, Golden West Mobile Home Park may present an option worth investigating. However, it's important to consider both the positive and negative feedback from recent residents to gain a balanced understanding of the community.
One positive review describes Golden West Mobile Home Park as "one of the few quality parks in the area." This suggests that, at least at one point, the park was considered a desirable place to live within the local landscape of mobile home communities. The reviewer specifically praised the responsiveness of the management, which is a crucial factor for residents seeking a well-run and attentive community. Prompt and effective management can contribute significantly to a positive living experience by addressing concerns and maintaining the park's standards.
The peaceful and quiet environment of Golden West Mobile Home Park was also highlighted as a significant advantage. A tranquil setting can greatly enhance the quality of life for residents, providing a comfortable and relaxing atmosphere to call home. Furthermore, the reviewer noted that the homes are "nicely spaced apart," which is a desirable feature as it offers residents a greater sense of privacy and prevents the feeling of being too close to their neighbors. This spacing can contribute to a more comfortable and less congested living environment.
The unique "feel" of Golden West Mobile Home Park compared to other parks in the area, as mentioned in the positive review, suggests that it may offer certain qualities or characteristics that set it apart. This could relate to the layout, the landscaping, the sense of community, or the overall management style. Such distinctions can be important for individuals seeking a specific type of mobile home park experience.
Another notable positive aspect is the park's location relative to the highway. While the address is on Highway 183, the park itself is reportedly "set back from the road," resulting in a significant reduction in road noise. This is a considerable benefit, as traffic noise can be disruptive to residents' peace and quiet. A park that is shielded from highway noise offers a more serene living environment.
However, it is crucial to consider a more recent and significantly negative review from a former resident who lived in Golden West Mobile Home Park for two years. This review paints a contrasting picture, indicating potential instability and issues with the current management. The former resident states that "the park was bought and sold 3 times" during their two-year residency. Frequent changes in ownership can sometimes lead to inconsistencies in management and policies, potentially impacting the residents' experience.
The most concerning aspect of the negative review is the accusation that "the property manager runs off all the good residents that pay rent on time." If this is accurate, it suggests a problematic management style that could create a negative and unstable living environment within the park. The reviewer also alleges that the property manager "over charges for water," claiming that "everyone in the park will tell you that." Issues with utility billing can be a significant source of frustration and financial strain for residents. It's important for prospective residents to inquire about the water billing system and rates.
Furthermore, the negative review includes a serious accusation regarding security deposits, stating that the property manager "won't give your deposit back" and "she lies" in relation to this. Disputes over security deposits are a common source of conflict between landlords and tenants, and such allegations should be taken seriously by potential residents. The reviewer also mentions that the property manager has been "reported to the state," although the outcome or specifics of this report are not provided.
Given these contrasting reviews, it is challenging to provide a definitive assessment of Golden West Mobile Home Park. The positive review suggests a well-managed, peaceful community with spacious lots and a desirable location set back from highway noise. However, the negative review raises serious concerns about the current property manager, including allegations of unfair practices, overcharging for utilities, and issues with security deposit returns. The frequent changes in ownership could also contribute to an unstable environment.
As a mobile home park, Golden West likely offers basic infrastructure to support its residents, which typically includes:
- Individual Lots: Residents lease or own the lot where their mobile home is situated. The size and spacing were noted positively in one review.
- Utility Hookups: Expect connections for water, sewer, and electricity at each lot. The negative review raises concerns specifically about water charges.
- Roadways and Access: Internal roads within the park for residents to access their homes.
The available information does not provide details about additional amenities such as laundry facilities, recreational areas, or community centers. The focus of the reviews is primarily on the management, environment, and lot spacing.
There is no promotional information available in the provided reviews. Individuals interested in learning about lot rental rates, security deposit policies, water billing practices, and any current incentives should contact the park directly.

It would be prudent to ask detailed questions about the current management, water billing procedures, security deposit policies, and any recent changes in ownership or park rules. If possible, speaking with current residents (if feasible and comfortable) could also provide valuable insights into the current living conditions and management practices at Golden West Mobile Home Park. A personal visit to the property to assess the environment and the spacing of the homes, as mentioned in the positive review, would also be a worthwhile step in the decision-making process. Potential residents need to weigh the reported positive aspects against the serious allegations made in the negative review to determine if Golden West Mobile Home Park is the right fit for their needs.

Golden West Mobile Home Park Reviews
This is one of the few quality parks in the area. Management is responsive, the park is peaceful and quiet, and the homes are nicely spaced apart so you don’t feel like you’re on top of someone else. The park itself just feels different than every other park in the area. Also, the address is on Highway 183, but the park itself is set back from the road, so you don’t hear any road noise.
