Grantville Commons Manufactured Home Community Introduce
For local individuals and families in the Grantville, Pennsylvania area who might be considering options listed under the category of "RV parks near me" for more permanent housing solutions, Grantville Commons Manufactured Home Community, located at 580 Bow Creek Rd, Grantville, PA 17028, USA, warrants careful consideration. While the platform category may primarily cater to temporary recreational vehicle stays, mobile home parks often serve as residential communities offering a different type of long-term living arrangement. This introduction aims to provide a detailed and objective overview of Grantville Commons based on recent customer reviews available online, highlighting concerns raised about its services, management, and overall environment.
Recent feedback from residents of Grantville Commons paints a concerning picture regarding the community's management and the provision of essential services. One significant issue raised pertains to waste management. According to a resident, there appears to be ongoing disagreement or inadequacy concerning the garbage container provided for the community. Despite residents paying for weekly garbage collection with restrictions, the provided container seems insufficient for the number of residents, leading to instances where the collection truck is unwilling to pick up the accumulated waste. The resident criticizes the management's approach to resolving this issue, suggesting that a single container is inadequate given the community's size and that a more proactive solution, such as providing additional or larger containers, is necessary. The reviewer also recalls a time when there were two trash cans per residence, implying a decline in service over time. Furthermore, there is a concern that the inadequate waste management will be used as a pretext for future rent increases without any actual improvement in service.
Another deeply critical review highlights broader issues of management negligence and perceived greed. This resident warns potential newcomers to "heed this warning" regarding the community's leadership. A significant grievance is the "relentless annual rent hikes of over $30 per month" coupled with a lack of corresponding improvements or support for residents facing mounting problems. Specific examples of these problems include a severe infestation of lanternflies, which are reportedly destroying HVAC systems, and the risk posed by falling trees. The reviewer personally experienced significant financial burdens, having to replace their entire HVAC system and repair their roof without any assistance from the management. This strongly suggests a lack of responsiveness to essential maintenance and the well-being of residents.
The same reviewer further alleges that the community's leadership is prioritizing personal financial gain over the welfare of its residents. The "exorbitant rent increases" are perceived as a strategy to displace current homeowners so that their properties can be converted into rental units for higher profit. This accusation points to a potential shift in the community's model, possibly to the detriment of long-term homeowners who have invested in their properties within Grantville Commons.
The overall tone of the reviews suggests a deteriorating living environment and a significant disconnect between the management and the residents. The accusations of negligence, greed, and inaction paint a picture of a community where essential services are lacking, and residents feel unsupported in addressing critical maintenance issues. The concerns about unaddressed environmental problems like lanternfly infestations and the risk of falling trees further contribute to a negative perception of the community's upkeep and safety measures.
Given these serious allegations and concerns raised by current residents, local users considering Grantville Commons Manufactured Home Community for long-term living, even if initially searching under "RV parks near me," should proceed with extreme caution and conduct thorough due diligence. It is imperative to contact the management directly using the provided phone number, (717) 469-2224 or the mobile number +1 717-469-2224, to seek clarification and responses to the issues raised in the reviews. Potential residents should inquire specifically about waste management protocols, rent increase history and policies, pest control measures (particularly regarding lanternflies), tree maintenance and safety procedures, and the management's responsibility for common area maintenance and individual lot concerns.
Furthermore, it would be highly advisable to visit Grantville Commons in person to assess the current environment and speak with current residents if possible (while respecting their privacy). Observing the condition of the common areas, the state of individual lots, and the overall atmosphere of the community can provide valuable insights that may not be apparent from online reviews or management statements. Asking residents about their experiences with management responsiveness, maintenance issues, and the overall quality of life in the community can offer a more comprehensive understanding of the realities of living in Grantville Commons.
Considering the serious nature of the complaints regarding management negligence and significant rent increases without corresponding service improvements, local users should carefully weigh these factors against their housing needs and priorities. While the location in Grantville, PA, might offer certain advantages, the reported issues suggest potential challenges for residents. It is essential to gather as much information as possible from multiple sources before making any decisions about residing in this community.
At this time, there is no information available regarding any promotional offers or incentives for prospective residents of Grantville Commons Manufactured Home Community. Any such information would need to be directly obtained from the management during inquiries. Given the current negative feedback, it would be prudent for potential residents to focus on verifying the quality of services and the responsiveness of management rather than being swayed solely by potential promotions.
In conclusion, while Grantville Commons Manufactured Home Community in Grantville, PA, might appear as a long-term residential option for those exploring "RV parks near me" for broader housing solutions, recent resident feedback raises significant concerns about waste management, substantial rent increases without service improvements, and alleged management negligence. Local users are strongly advised to contact the management directly, visit the community in person, and if possible, speak with current residents to gain a thorough understanding of the living conditions and management practices before considering making this their home.

Grantville Commons Manufactured Home Community Reviews
They are arguing about the garbage container, here we all pay for garbage collection, which is weekly and with restrictions, so everyone has the right to throw away what is no longer useful and the truck does not want to collect. The company "resolves" to bring this container knowing the number of residents of the park. They should provide much better service when it comes to picking up debris or large items. This will be the next excuse to have an increase and the service remains mediocre. I remember when I moved here there were 2 trash cans per residence. Besides, they don't care if people accumulate things or not, the business/owner should bring one more often or install a container of these in the park. In the end we will all end up paying for that “Good Gesture” whether we accumulate garbage or not 🧠 We don't have to go out and leave our garbage in other containers, when it is supposed to be your landlord who should provide a solution.
May 22, 2024 · Angeli RodriguezTo anyone considering Grantville Commons, heed this warning: the management's negligence and greed are driving this community into the ground. Despite relentless annual rent hikes of over $30 per month, residents are left to fend for themselves against mounting problems. The community is overrun by lanternflies, destroying HVAC systems, while the risk of falling trees looms over our homes. I've personally had to replace my entire HVAC and repair my roof, with zero assistance from management. This community's leadership is more interested in lining their pockets than in the well-being of their residents. The exorbitant rent increases seem aimed at driving us out, so they can convert our homes into rental properties for pure profit.Management's inaction and disregard for our concerns are unacceptable. I urge them to address these issues immediately, before they lose even more of the community's trust.
Nov 07, 2024 · Thomas Davis JrWe currently live here. They raise the rent periodically for the month by a few dollars and cents for storm water run off and things of the like and then when you either forget or miss the message and pay your regular rent; instead of informing you when you drop it off or calling you later—-they simply hold the entire amount of your check until the day after it’s due and then send you a late fee for the total amount because “they don’t take partial payments.”**This should absolutely be illegal, if it isn’t already.**When you complain about anything going on in the park, they no exaggeration look you in the face and invite you to go find somewhere else to live if you don’t like it. Helpful, right?Crime runs rampant here. The teenagers in the park do whatever they want wherever they want, to include your yard. Someone has been breaking into and siphoning gas out of cars for the past 6 months or so, as recently as last night. The park has installed cameras that have stopped absolutely nothing. We already have a ring doorbell and are also purchasing a flood light for the front now to point at the driveway. The only real police presence here is for domestic calls and the constant sobriety checks near the entrance for “public outreach” lol.Been here a few years now—since you have to own your place here, you can’t just pick up and move in a year. Now that we’ve finally got the money saved to move, we’re going to do as they invited us to and get the heck out of this crime ridden neighborhood with slummy management. Onward and upward.Do yourself a favor and find a better place around here with less crime and better management. They’ll kill you with kindness until they hold that paperwork you signed in their hands. Take it from someone who made the mistake—don’t be like me. Go be like the other reviewer who found their dream home somewhere else, because you’re not going to find it here.
Apr 28, 2024 · Christy BrownThey always shutting off the water this time 3/9/25 they shut it off again no warning won’t recommend this community to anyone
Mar 09, 2025 · brian englandI have been living here for about 14 years now and it used to be very clean and organized. Once the property change owners I can see people doing whatever they want and not taking care of their properties. Some neighbors grass is getting awful long and trash is also getting around the houses. It's very frustrating.
