Gulf Stream Manor Introduce
For individuals searching for "RV parks near me" in the Lake Charles, Louisiana area, Gulf Stream Manor, located at 8559 Gulf Hwy, Lake Charles, LA 70607, USA, presents a situation that requires careful consideration based on the overwhelmingly negative feedback from recent residents. While it appears to offer "affordable trailers," this potential benefit is significantly overshadowed by serious concerns regarding park management, maintenance responsiveness, communication with tenants, and overall living conditions. Anyone contemplating residing at Gulf Stream Manor, whether in a rented trailer or potentially in their own RV for a long-term stay, should thoroughly review the issues raised by former and current tenants.
One reviewer mentioned the affordability of the trailers but immediately followed this with significant criticisms, stating that achieving five stars would require "getting maintenance" and addressing the fact that "contacting the management office is a headache." This immediately signals a potentially systemic problem with the park's responsiveness to the needs of its residents. The reviewer further elaborated on poor communication, noting that management doesn't even knock on doors but simply leaves notices without any prior message or email, instructing tenants to "take care of it." This impersonal and potentially ineffective communication strategy has left a "bad taste" in the reviewer's mouth, indicating a significant disconnect between management and tenants.
Another, even more critical review echoes these sentiments and goes further in condemning the park, stating, "This place is just horrible all around, I don’t recommend no one rent from this place." This strong condemnation should be taken very seriously by anyone considering Gulf Stream Manor as a potential residence. The reviewer's experience with a leasing agent named Angela involved being given "false dreams," such as the promise to "make it your dream home." However, the reality was far from this, particularly when it came to essential maintenance. The reviewer reported that maintenance issues took "months to come by and fix the problem," indicating a severe lack of timely repairs and a disregard for the living conditions of tenants.
Adding to the negative experience, the second reviewer also highlighted concerns about unfair and potentially arbitrary management practices. They stated that the park would "continue to up your rent" while simultaneously issuing "violations" for seemingly minor or even unfounded reasons. One particularly troubling example provided was receiving a violation for a "random dog" being in their yard, with management "assum" it was their dog rather than asking questions. This suggests a confrontational and accusatory approach to tenant relations, prioritizing writing violations over communication and understanding.
The condition of the rental units upon move-in was also a major issue for the second reviewer. They recounted that "on the day of showing it was a lot of stuff that needed to be fixed inside of the trailer," and despite being given three months before move-in for these repairs to be completed, "nothing was changed" by the time they moved in. This blatant disregard for promised repairs and the poor initial condition of the units further underscores the negative experiences reported by tenants. The reviewer's final advice to anyone considering moving into Gulf Stream Manor is a stark warning: "*STAY AWAY* by all means."
Given these overwhelmingly negative reviews focusing on management issues, poor maintenance, and problematic communication, it is extremely difficult to provide a positive or even neutral description of the environment, services, and features of Gulf Stream Manor. The primary takeaway from the available feedback is a strong caution against renting or residing there.
However, based on the fact that it is a mobile home park offering "affordable trailers," we can infer some basic aspects. The environment likely consists of individual lots for trailers, with some common areas such as roadways and possibly green spaces, although the upkeep of these areas is not mentioned positively in the reviews. The affordability might be attractive to some, but the reported issues suggest that this lower cost comes at the expense of quality living conditions and responsive management.
In terms of services, it is reasonable to assume that basic utilities such as water, electricity, and sewage hookups are provided to the trailers. However, the severe delays in maintenance reported by residents suggest that the provision of these services in a reliable and timely manner may be questionable. Other potential amenities typical of RV or mobile home parks, such as laundry facilities, restrooms, showers, recreational areas, or on-site management offices that are accessible and responsive, are not mentioned positively. In fact, the difficulty in contacting management and the poor communication practices suggest that any such services may be inadequate or frustrating to access.
Features of the park, such as the size and layout of the lots, the presence of individual yards, or any community facilities, are not detailed in the negative reviews. The focus is squarely on the negative aspects of management and maintenance. Therefore, potential residents cannot rely on the available information to understand the physical layout or amenities of Gulf Stream Manor beyond the fact that it offers "affordable trailers."
Unsurprisingly, given the strong negative feedback, there is no mention of any promotional information for Gulf Stream Manor in the provided reviews. It is highly unlikely that a park receiving such criticism would be actively promoting itself based on its current tenant experiences. Anyone interested in the park due to the mention of "affordable trailers" should proceed with extreme caution and prioritize investigating the management and maintenance issues before considering any potential cost savings.
In conclusion, for those searching for "RV parks near me" in Lake Charles, LA, Gulf Stream Manor is presented as a mobile home park with "affordable trailers." However, the overwhelmingly negative reviews from residents paint a concerning picture of horrible park management, extremely slow and inadequate maintenance, poor communication with tenants, unfair violation practices, and potentially misleading promises. The strong recommendations to "STAY AWAY" from this place should be taken very seriously. While affordability might be a draw for some, the reported living conditions and management practices appear to create a highly unsatisfactory and potentially stressful living environment. Prospective residents are strongly advised to look elsewhere when seeking long-term RV or mobile home accommodations in the Lake Charles area.

Gulf Stream Manor Reviews
Affordable trailers it would have five stars by getting maintenance and contacting the management office is a headache and could use great improvement on communication with tenants because they don't even knock on your door. They just put a notice on there and they don't even send you a message or an email or anything and just tell you to take care of it. They could really use a better strategy to approach tenants because it leaves a bad taste in my mouth
Dec 22, 2024 · Evan OwenI agree with the comments about this place. This place is just horrible all around, I don’t recommend no one rent from this place. My leasing was named Angela, they give you false dreams. For example “make it your dream home” but when it comes down to any maintenance being done. They take months to come by and fix the problem. There gonna continue to up your rent, and give you violations. Such as a random dog could be in your yard and they give you a violation because they “assume” it’s your dog. They rather write violations then ask questions. On the day of showing it was a lot of stuff that needed to be fixed inside of the trailer, and I gave them 3 months to fix before I moved in. But by the time I moved in, nothing was changed. So to all the people that’s deciding to move into this place all I can say is *STAY AWAY* by all means.
Dec 04, 2024 · Cj CollinThey don't clean before you move in. Water is brown, trash hardly ever gets picked up, grass is randomly cut, Appliances are broken, fall out or missing parts. Had to hang the cabinet back on the wall after I filled it with the cups the day I moved in. Office personnel come to you unit and steal your personal property. I lived there for 1 year and the only thing they fixed was an electrical issue but had no problem telling me they would fine me $50 if I didn't replace a broken blind in 3 days. Shower door fell off on my friends 12 year old daughter who is physically disabled and 6 months later still had not been fixed when i begged them weekly. Playground is broken,, missing slides with nothing to keep kids from falling down onto broken metal sticking up out of the ground and the legs of said Playground look like metal Swiss cheese. They charge $40 per month to cut grass but tell you to cut it yourself. They charge you for trash pickup at the same time tell you to arrange pickup yourself with your oun bill. I gave notice i was moving out in writing via email and they still took the following months rent out of my account after I moved out. My kids paid deposit and 1st month but still had no home 3 weeks later. They need to be shut down completely. The state should take it away
Nov 24, 2023 · Anita CrosbyThis place is such trash! 60% of the mobile homes here are abandoned or in various states of disrepair. Majority of the lots are not tended too and worst of all the damn entire front driveway section is so insanely rough and full of sink holes that its no wonder most of the people living here don't have functional vehicles. Spend the extra 100-200 bucks a month and live somewhere else.
Apr 13, 2025 · Kourie DonahooWorst freaking place to live in lake Charles !!!, all the comments are correct , I’m currently in the process of moving and I’ve had problem with almost everything you can think of! Over charging for the rent and adding additional fees out of no where . Came home to an eviction notice on my door stating I was behind on rent . Later on telling me she had the wrong person after showing my receipts . Ac problems !! I emailed the staff and went into the office to speak with someone . I was told them send someone out , they never did. Ant problem !! Same thing . If you have kids or if your moving in by yourself , DO NOT DO IT!
