Hawn Heights MHP Introduce
While your search for "RV parks near me" might have included various types of housing options, it is crucial to address Hawn Heights MHP, located at 10300 C F Hawn Fwy in Dallas, TX 75217, USA, with extreme caution. The information available online, primarily through customer reviews, paints a severely concerning picture of this mobile home park. Potential residents are strongly advised to thoroughly investigate these claims before considering any form of residency at this location. The phone number associated with the park is (469) 677-7878 or +1 469-677-7878.
The overwhelming sentiment expressed in the available reviews is overwhelmingly negative, with allegations of highly unethical and potentially illegal practices by the owner and management. One reviewer goes as far as to label Hawn Heights MHP as "one of, if not the worst place to live in Dallas!" The core of the অভিযোগ revolves around alleged exploitation of vulnerable individuals, particularly the elderly. According to this review, the owner purportedly takes "thousands" in deposits from elderly people under the pretense of securing them a place to live at a fixed monthly rate. However, upon attempting to move in, these individuals are allegedly faced with a barrage of unexpected and substantial costs.
These unexpected costs reportedly include a $500 fee for electricity hookup and a $100 fee for water connection. Furthermore, new residents are allegedly told they must purchase and install both front and back doors for the mobile home, as well as acquire all necessary appliances, including a hot water heater, refrigerator, stove, furnace, and air conditioner, directly from the owner. Failure to comply with these demands allegedly results in the owner threatening to cut off essential utilities like lights and water, imposing fines, and initiating eviction proceedings even before the second month's "house payment" is due. The reviewer characterizes the owner as having "no heart" and intent on taking "every cent you have, especially elderly couples!" The stark warning is to "Stay away, Don't be his next victim!!!!"
Adding to these गंभीर allegations, another reviewer claims that Hawn Heights MHP is run by the same individuals responsible for similar issues at "Home on the Range MHP" in Port Arthur. This reviewer explicitly names "TYLER NIX" as the owner of both locations and refers to these properties as "slums," alleging that "The whole thing is a scam." This individual urges others to check reviews associated with Tyler Nix and mentions other entities purportedly linked to him, including "Banyan River" and an individual named "Chaviller Ricks." The reviewer's tone is one of strong condemnation, advising others to "Stay far far far away from these cons."
Further অভিযোগ include the practice of taking large down payments or charging fees to move old trailers into the park, with the alleged intention of preventing residents from ever leaving with their property. One reviewer states, "...you can bet you’re never leaving there with your property." This suggests a potential pattern of trapping residents financially and preventing them from relocating even if they become dissatisfied with the living conditions or management practices.
The severity of these allegations is underscored by the fact that at least one individual reports taking legal action against the owners, stating, "I’m suing them now .. already won one judgement.. they are trying to fight it .. but that just gives me more information for the upcoming class action." This indicates that the concerns raised are not isolated incidents and have escalated to legal proceedings, potentially involving multiple affected individuals. The call for others who have been "ripped off" to reach out further suggests the possibility of widespread dissatisfaction and alleged fraudulent behavior.
Given the consistency and gravity of the negative feedback available online regarding Hawn Heights MHP, it is impossible to provide a positive introduction to this mobile home park for local users searching for housing. The allegations of predatory practices, particularly targeting the elderly, the unexpected and substantial move-in costs, the threats of utility shut-off and eviction, and the suggestion of a broader pattern of unethical behavior linked to the owner and other properties are deeply concerning.
Therefore, instead of detailing the environment, services, and features in a positive light, as would be the standard approach, it is imperative to highlight the serious warnings and allegations present in the public reviews. Potential residents searching for "mobile home parks near me" in Dallas should be aware of these claims and exercise extreme caution if considering Hawn Heights MHP. It is strongly recommended to seek alternative housing options and to conduct thorough due diligence on any property before committing to residency, especially when dealing with individuals or entities that have a history of such negative feedback and legal action.
No information regarding promotional offers or positive features could be extracted from the provided reviews. The overwhelming focus is on alleged scams, exploitation, and severely negative living conditions. In light of this, the most responsible course of action is to present an objective summary of the publicly available information, which serves as a significant warning to potential residents. If you are a local user in Dallas looking for a mobile home park, it would be prudent to thoroughly research other options and seek communities with positive reputations and transparent management practices. The allegations surrounding Hawn Heights MHP suggest a high risk of financial and emotional distress for prospective residents.

Hawn Heights MHP Reviews
One of, if not the worst place to live in Dallas! Owner has no problem taking thousands from elderly people promising them a place to live at a set amount each month until they get moved in. Then he tells them they have to pay $500 for electricity to be hooked up, $100 for water, will have to buy & install the front & back doors to home, purchase all appliances, including hot water heater, ice box, stove, furnace, & air conditioner as well as mobile home shirting from him & if you don't he will make sure you go without lights, water & fines you as well as files eviction before the 2nd months"house payment" is due. Has no heart & will take every cent you have, especially elderly couples! Stay away, Don't be his next victim!!!!
Sep 05, 2018 · Sheriee HardinThis place is run by the same scammers that run Home on the Range MHP in Port Arthur. Check the reviews here. The one from the sketch that only has a T for the name .. that is the owner of all of these slums. TYLER NIX The whole thing is a scam. Check all of his reviews..He has a long list of scams. Banyan River is his newest. His right hand is Chaviller Ricks.Guess if you are going to defraud the poor, you might as well start your own charity. Stolen money should be tax free, right?Stay far far far away from these cons. They get large down payments or believe in pay to have your old trailer moved into the park, but you can bet you’re never leaving there with your property.I’m suing them now .. already won one judgement.. they are trying to fight it .. but that just gives me more information for the upcoming class action.Have they ripped you off too? Message me!
Aug 19, 2021 · Angela SIt's a very small area that is set up for small travel trailers, campers & such... it isn't meant for large, full size mobile homes! The inside of the trailer park area itself isn't very big at all, in fact, it's quite small, even for travel trailers & campers... and the outside area is much smaller than the inside park area... if u can believe that! There's nothing but full size trailers, one on top of another... Some look liveable, others not so much! These r older mobile homes... in need of some work & alittle TLC... some more than others! This area has definitely gone dwn after these trailers popped up! It looks very trashy & very tacky with full size trailers everywhere! The grounds r not kept up & there doesn't appear to be any attempt to better the looks of the property either! Back in Sept.(2017), the city said the full size mobile homes were NOT allowed, yet they all still stand right where they are! This place is in violation of many different things, one for instance is their multiple trailers over property lines by more than just a little, which they haven't any care or concern to make right!Ppl living there have intentionally & repeatedly destroyed, ruined, torn up & vandalized surrounding property! They have no respect for private property/no trespassing signs posted all around... the signs R repeatedly ripped down & the fence belonging to other property owners is repeatedly cut, torn, pulled down & sliced with cutters for whatever reason. Trash, junk, unwanted items & debris is always thrown on ajoining private property & left for other owners to clean & pick up! Hope this review is helpful!
Jan 14, 2018 · Tammi Martin YoungThe park is a great price for what it is, the owner is always trying to improve things. I'm seeing other reviews on here, but none of these people have ever lived in the park; it's a tight community and everyone knows everyone else
Sep 06, 2018 · TylerThis is a Illegal Trailer Park! It is supposed to be for small trailer/campers and the New owners have put large Mobile Homes! It is only a matter of time before they get shut down .
