Hickory Hills Mobile Home Park Introduce
For local users in the St Robert, Missouri area exploring housing options and potentially searching under the category of "RV parks near me" – although Hickory Hills Mobile Home Park at 22331 Hermit Dr, St Robert, MO 65584, USA, primarily offers long-term residential living in mobile homes – it's crucial to consider all available information to make an informed decision. You can reach the park at (573) 451-2622 or mobile at +1 573-451-2622.
The available reviews present a mixed picture of the living experience at Hickory Hills Mobile Home Park. One reviewer describes the park as "for the most part" quiet, which could be an appealing factor for those seeking a peaceful residential environment. This positive aspect is echoed by another reviewer who states, "It’s nice and quiet," suggesting that the overall atmosphere of the park tends towards tranquility.
However, a significant portion of the feedback raises concerns regarding the quality of the mobile homes and the standard of maintenance. One long-term resident of three years expresses strong dissatisfaction, stating that the "quality of the trailers are not good" and that the park "cut ALOT of corners when it comes to maintenance, getting them ready to move it etc." This reviewer specifically warns against trusting claims of good insulation, asserting that the homes are not well-insulated. Furthermore, they report that repairs were often done poorly and that essential appliances like dishwashers were not fixed or replaced.
The same critical reviewer also alleges a lack of competent maintenance personnel on the property. This is a serious concern for residents who rely on timely and effective maintenance for the upkeep and functionality of their homes. The inability to get necessary repairs done adequately can significantly impact the living experience.
Adding to these concerns is the accusation of misleading representation. The reviewer claims that the picture of a home on the park's website does not belong to the park and is owned by the manager. If true, this could be a deceptive practice that misleads potential residents about the actual condition and appearance of the available homes.
The integrity of online reviews is also questioned, with the same reviewer suggesting that positive reviews may have been solicited by the manager from tenants, including a relative. Such allegations can make it difficult for prospective residents to gauge the genuine experiences of those living in the park.
A particularly serious allegation involves the handling of drug activity within the park. Despite claims in the lease that drugs are not allowed, the reviewer asserts that drug use occurs and that the manager is aware but takes no action. This raises significant safety and community concerns for potential residents, especially those with families.
Privacy is another area of concern highlighted in the negative review. The reviewer describes instances of the manager allegedly harassing residents for late water/sewer payments and sharing personal financial information with others. Such behavior would be a significant breach of privacy and could create a hostile living environment.
The advice given by this reviewer to new residents – "If u move in just stay to yourself" – further underscores potential issues with community relations or management interactions within the park. The recommendation that "They need to put ALot more money into each home" points to a perceived need for significant investment in the quality and upkeep of the properties.
Despite these numerous negative comments, it is important to acknowledge the contrasting positive review, which describes the park as "nice and quiet, clean, and everyone is really friendly." This reviewer also praises the manager, Janet, as "wonderful and helpful" and highlights the convenient location of the park, close to stores, gas stations, and restaurants. This positive feedback presents a different perspective on the living experience at Hickory Hills Mobile Home Park.
Given these conflicting accounts, it is challenging to form a definitive objective assessment without further information. The stark contrast between the two reviews suggests that individual experiences may vary significantly based on various factors, such as the specific home, interactions with management, and personal tolerance for the reported issues.
As Hickory Hills Mobile Home Park is primarily a residential community, it may not offer the same short-term amenities and services typically found in RV parks catering to travelers. However, its location in St Robert, MO, suggests proximity to local amenities and services within the town. St Robert is situated near Fort Leonard Wood, a large military installation, which may influence the local economy and community.
Currently, no specific promotional information for Hickory Hills Mobile Home Park is available in the provided data. Local users interested in residency should contact the park directly at the provided phone numbers to inquire about lot availability, lease terms, costs, and any current incentives. It would also be prudent to ask specific questions related to the maintenance procedures, park rules, and the management's approach to addressing resident concerns based on the issues raised in the reviews.
Prospective residents may also consider visiting the park in person to assess the environment and the condition of the available homes. If possible, speaking with current residents (beyond those who may have been asked to provide positive feedback) could offer a more comprehensive understanding of the living experience at Hickory Hills Mobile Home Park. The significant discrepancies in the provided reviews underscore the importance of thorough due diligence before making a decision about living in this community.
In conclusion, Hickory Hills Mobile Home Park in St Robert, MO, appears to be a community with both positive and negative aspects reported by its residents. While some appreciate the quiet environment and friendly neighbors, serious concerns have been raised regarding the quality of the homes, maintenance standards, management practices, and even safety and privacy. Local users considering this park for long-term residency should carefully weigh these contrasting perspectives and conduct thorough independent research to determine if it meets their individual needs and expectations. Direct communication with the management and, if possible, current residents is strongly recommended.

Hickory Hills Mobile Home Park Reviews
For the most part this is a quiet park. The quality of the trailers are not good. They cut ALOT of corners when it comes to maintenance, getting them ready to move it etc. If they say they are well insulated, DO NOT TRUST THAT! BECAUSE THEY ARE NOT. We lived there for 3 yrs and if there is something that needed fixed it was done poorly. Better hope your dishwasher doesn't break, it won't get fixed or replaced just take out, supposedlyy due to the "hard water". There isn't a decent maintenance man on the property. Don't let them fool you, the picture of the home on the website doesn't even belong to the park. The manager owns it. The people who have written a review on the place are tenants who she has asked to make a positive review. Which one of them is her soon to be daughter n law. And as far as drugs go, she will say they aren't allowed, but they are and she knows it. She will do nothing about it even though it is stated in the lease. When it comes to privacy, it doesn't exist. If you are late in your water/sewer, she will come to you like she is your mother and harass you every single day till it's paid. She will tell everyone your business. If u move in just stay to yourself. They need to put ALot more money into each home. But if your desperate, it's a good place. This is not a fake review, but she will say it is. Just be careful I wish I could get a hold of the owner and let him know how this place is being ran, and how she smokes like a chimney in the office. You walk in smelling goodd, but you all out smelling like a barn.

Pours her heart at soul into this place. She and her and her maintenance team have poured their hearts and sould into it to make it look top notch. Anywhere from mowing all over in the heat of the day, to adding new landscaping around the park. They both work countless hours and it really shows. We have enjoyed every single day live Ng out her, and if we ever get the. Hance to come back, we will look here first.I would also like to add that Janet has a heart of gold, and cares deeply for all of her tenants.Thank you Janet for the wonderful time here.
Jun 07, 2023 · Christy BrakeLived there for 2 years, Miss Janet was professional and very quick to fix problems. If the couldn't be fixed right away she would try to offer a teno drugs are allowed and it's a quiet place to live. mporary solution. It's a good place to live
