It’s a nice park physically but the office staff is Very rude , unprofessional and the cooperate office is not any better as they do not return phone calls. They have made the place a liability and unsafe by removing the fence around the pond but won’t let anyone have a fence around their yard to keep their children safe when their is children that live in the community that have disabilities and are elopement risk and have Doctors Notes to support these diagnosis

Love swimming in the heated poll, awesome clubhouse with many activities. I am very happy here, it’s the best move I ever made. They keep the landscaping grounds beautiful and clean. Very hard working maintenance men .
Jun 19, 2023 · Linda DeLaRosaBeen a resident for almost three years, but an owner for almost a year. Plenty of activities to do, all year round, weekly. Very family friendly oriented. Community clubhouse is available to residents at all times (game room and fitness center), as well as the heated pool, walking path, playground, park, and stocked catch and release fishing pond. Within the last year, a lot of time and money has gone into improvements for the community, with a lot more on the way. Lot rent has been raised the past couple of years but by small amounts. As long as it’s going into the community, it’s worth it. No one wants to live in a dump and prices are increasing everywhere, it’s simple economics.The maintenance staff is very friendly and hardworking. As well as the office staff. They can always answer your question and if they can’t, they’re sure to get back to you with an answer. Roads and grounds are maintained very well. During the winter months, the roads in the community are maintained promptly and are almost always much, much, much better than the roads we pay a lot more for to the state.Water and sewer is handled within the park and included in lot rent. I’ve always drank filtered water from a dispenser so I have no opinion on the water quality for consumption. Garbage is contracted out but included in lot rent. Trees are resident responsibility, unless the hazard or issue is in a community space that’s overhanging your lot. Electric (MetEd) is ran underground. Power outages happen but not as often it seems. Unless there’s a super close lightning strike or substation issue. Cable/Internet is serviced by your choosing. Propane gas is serviced by Sullivan or Hellers. Sullivan gives a discount for residents since they’re very close to the community.Lots *can* be close together but it’s nothing closer than what I’ve seen in a lot of other modular communities. As long as your neighbors maintain their properties, it’s a very pleasant and nice community.The residents are very nice in the community and there’s many that are professionally skilled in various trades and specialities that are always willing to lend a hand if able to.

A problem this a.m.again. Water pressure is low.....I should say lower than usual. The lot rent is at 884. We started at 630. In 2019.Plus side The office has been renovated. Lol.Here i am again.Oct. 2024. Two new managers were brought in. They seem to be interested in improvements. Some have been made. They do give social events. When you rent the clubhouse it's 50. But you now get the whole place...before you didnt get the downstairs. Pool was better this summer. Cleaned up ..new furniture Water is still awful. They have a little more maintenance help now. One of the new managers is in charge of maintenance. Good workers. Rent is up to 883. Rules to know (you have to sign a lease) most rules have been in the lease before but not enforced. Pets are extra as are guests that stay more then two weeks...might be a little more time. You can't sell the place you buy unless you tell management so they can inspect it ....in general ..read the lease.This next below was a couple of years ago.Going to add to my review now that we have been here a few months. Still love living here because of the wonderful people and parklike setting. We have made such good friends here. But here are the "Bewares"..the land rent was 697. Did not include garbage..and it went up 25. Dollars in March. DOES NOT INCLUDE YOUR GARBAGE. .That is an extra 18. You have to shovel your own walks and parking pads. You mow your own lawn (they are not big) The trees are not maintained well and according to the tree guys we had in ..the trees are not well. So if something goes wrong with the trees on the land YOU RENT NOT OWN the trees are your problem. There is only one or two insurance companies that cover mobile homes. The only improvement was the clubhouse. Some renovations upstairs. Looks nice. The water quality,they do pass EPA inspection,.but its awful water..real hard...and I mean real hard water....rough on appliances and pipes and your stomach. And I can smell sulfer constantly under my sinks now. Yes i'm calling a plumber. The hose to my dishwasher has clots of black gunk. Along with what I have to wash out of my wash machine filter. My shower handles are already pitted. The water pressure is very bad in here....especially if you are at the top of the place...the higher you go the worse it gets.....old pipes...probably galvanized (illegal in Jersey). If there is a problem with the pipes under your place...its your problem...not the park. No money seems to be spent on the sewage or water issues. They may not open the pool this summer...and no mention of any money back on the rent.Wish there was recycling. Always always have the place you buy INSPECTED. .regardless of age.The maintenance crew here are really good guys. They always have someone on call at night too. We moved in in Sept. We were suppose to be in by July. The reason I dont give it a full five now is because of the WATER and sewage and the arbitrary raising of land rent 25 dollars. As well as people need to be wary of some of the so called construction companies in here. I won't bother to go into detail..they know who they are. Word of mouth is everything.
