Hidden Oasis Estates Mobile Home Park Introduce
For those exploring “RV parks near me” with an eye towards long-term residency or considering mobile home living in Panama City, Florida, Hidden Oasis Estates Mobile Home Park, located at 2418 Douglas Rd, Panama City, FL 32405, USA, presents a community undergoing significant changes under new ownership. While some residents acknowledge improvements, there are also substantial concerns regarding increased costs, reduced services, and the perceived value of the changes being implemented.
The environment of Hidden Oasis Estates Mobile Home Park is described as having experienced "so many improvements" under new ownership, with a positive sentiment expressed about making it a "safer and better community." This suggests that the new management is actively investing in the park. However, this positive initial statement is juxtaposed with numerous concerns about the nature and impact of these improvements. One resident notes "unnecessary and unwanted 'improvements' like repaving the roads and driveways and possibly sidewalks" when the existing infrastructure was deemed "fine" with lower rent payments. This indicates a potential disconnect between the management's priorities and the residents' needs, particularly those on fixed or low incomes who might prioritize affordability over cosmetic upgrades. The landscaping choices, such as "palm trees and other landscaping around the former office," are also questioned for being non-native and potentially wasteful, further highlighting a divergence in perspectives regarding what constitutes valuable improvements.
The services at Hidden Oasis Estates Mobile Home Park appear to have been negatively impacted by the new ownership, according to resident feedback. A significant concern is the increase in lot rent, described as "WAY MORE," coupled with the introduction of a fee to pay the lot rent online. This additional charge for a necessary service is viewed as particularly burdensome for residents who are often on fixed incomes. Furthermore, a previously included service, trash disposal, is no longer provided as part of the lot rent. This change has led to individual trash pickup at each mobile home instead of a centralized dumpster system, which one resident argues is environmentally less friendly due to increased truck traffic and emissions. The elimination of included trash service and the added fees for rent payment represent a tangible reduction in value for the increased cost of living in the park.
Several features of Hidden Oasis Estates Mobile Home Park are viewed critically by residents following the change in ownership. While the new owners are credited with making the community "safer and better," the specific changes implemented are met with skepticism. The repaving of roads and driveways, while an aesthetic improvement, is questioned for its necessity and its contribution to higher lot rents. The non-native landscaping is seen as an unnecessary expense that does not benefit the residents directly. A significant point of concern is the alleged lack of communication from the new landlord. One resident reports getting "NO REPLY" regarding the application process for paying lot rent online, especially concerning the associated high fee. This lack of communication and transparency can erode trust between management and residents. The change in trash service, from a communal dumpster to individual pickup, is seen as an environmentally negative feature and a reduction in service without a corresponding decrease in cost. The resident's observation of increased littering ("people are throwing trash 🗑️ on the ground 😔 more than ever before") is a concerning consequence that they attribute to resident frustration with the rent increase and loss of services, suggesting a breakdown in community responsibility potentially linked to these changes.
For individuals searching for “RV parks near me” with the potential for long-term stays, the information regarding Hidden Oasis Estates Mobile Home Park presents a cautionary tale. While the park might physically accommodate RVs for extended periods, the significant increase in lot rent, the introduction of fees for essential services, and the reduction in included services like trash disposal could make it a less attractive option compared to other parks in the Panama City area. The concerns about the landlord's responsiveness and the potential for a disconnect between management priorities and resident needs are also important factors to consider for long-term RV residents seeking a stable and well-managed community.
There is no promotional information explicitly mentioned in the provided reviews for Hidden Oasis Estates Mobile Home Park. However, the fact that new ownership is undertaking improvements might suggest a desire to attract new residents. Nevertheless, prospective residents should weigh any potential promotional offers against the reported increases in lot rent, the new fees for services, and the reduction in included amenities. It would be prudent to inquire directly with the management about the current lot rental rates, all associated fees, the services included, and the long-term plans for the community to determine if the value proposition aligns with their needs and budget.
In conclusion, Hidden Oasis Estates Mobile Home Park in Panama City, FL, is currently undergoing significant changes under new ownership, which has elicited mixed reactions from its residents. While some acknowledge improvements aimed at safety and community enhancement, there are substantial concerns about significantly increased lot rents, new fees for essential services like online rent payment, and the elimination of previously included services such as trash disposal. Residents also question the necessity and value of some of the physical improvements and express frustration with a lack of communication from the new landlord. If you are searching for “RV parks near me” for a long-term stay or considering mobile home living in Panama City, Hidden Oasis Estates presents a situation where potential aesthetic or safety improvements need to be carefully weighed against increased costs and reduced services. It is strongly recommended that prospective residents contact the park directly at (833) 889-5307 or +1 833-889-5307 to obtain detailed information about current rates, fees, services, and the management's policies to make an informed decision about whether this community meets their needs and budget.

Hidden Oasis Estates Mobile Home Park Reviews
Hidden Oasis has had so many improvements! The new ownership is really doing a lot to make this a safer and better community all the people that live here.
Apr 30, 2025 · Chris Helland-Sad that the new owners are charging WAY MORE for lot rent AND charging to pay the lot rent.-Also sad that the new owners are either not aware OR do not care that people who live in mobile homes are often low income and on fixed incomes.-Very sad to see unnecessary and unwanted 'improvements' like repaving the roads and driveways and possibly sidewalks when the roads and driveways were fine with lower rent payments (and if a tenant wants to have their driveway paved then please allow them to pay for it and not continue to pay always with higher rent payments).-Extra sad to see palm trees and other landscaping around the former office of the landlord when palm trees are not helpful or needed and NOT native to this part of Florida either.-Super sad to get NO REPLY from the new landlord (if there is a landlord now) concerning the application now NECESSARY to pay lot rent online FOR A HIGH FEE.-Trash service WAS INCLUDED before BUT NOW IT IS NOT AND NOW WE ARE POLLUTING THE ATMOSPHERE EVEN MORE BECAUSE A TRUCK STOPS AT EACH MOBILE HOME INSTEAD OF AT A LARGE DUMPSTER AT THE END OF EACH STREET - THAT IS NOT 🚫 AN IMPROVEMENT.-Now people are throwing trash 🗑️ on the ground 😔 more than ever before and I can only imagine it is because that is their immature and irresponsible way of handling the rent increase and loss of services.-Greedy people will not inherit God's Kingdom.-Be Blessed.
