Hillside Bayou Mobile Home Park Introduce
For individuals searching for "RV parks near me" with the intent of finding mobile home rental opportunities, it's important to differentiate between the two types of residential communities. While both may offer housing options, RV parks are typically designed for recreational vehicles and shorter-term stays, whereas mobile home parks provide a more permanent living arrangement in manufactured homes. In Jacksonville, Arkansas, Hillside Bayou Mobile Home Park, located at 8105 Old Tom Box Rd, is one such community offering mobile home rentals.
To provide an objective introduction to Hillside Bayou Mobile Home Park for local users, it is crucial to analyze the available information, which primarily consists of customer reviews found online. These reviews offer direct insights into the experiences of individuals who have lived at or had dealings with the park.
One review indicates a significant decline in the quality of management and service at Hillside Bayou Mobile Home Park. A long-term resident who had been there since 1997 stated that while it "was a nice place," there are now serious issues with contacting management to even pay rent. The phone number provided reportedly goes straight to voicemail, and the previous manager was allegedly fired without a replacement being appointed. This lack of accessible management raises concerns about the park's operational efficiency and responsiveness to residents' needs.
Another review paints a concerning picture of the living conditions for tenants. According to this feedback, a resident (the reviewer's daughter) has experienced significant neglect regarding essential repairs. The review explicitly mentions being without hot water for three months, with the management allegedly failing to replace the malfunctioning water heater. This situation has forced the resident and her grandchildren to seek showers elsewhere, indicating a severe lack of basic living necessities.
Furthermore, the same review states that the air conditioning in the rental unit does not function adequately, leading to a hot living environment. The reviewer expresses extreme dissatisfaction, stating, "If I could give a zero star I would. Do not rent from this place." This strong negative sentiment highlights potentially serious habitability issues within at least one of the rental units and a perceived unwillingness or inability of the management to address these problems.
Based on these two available reviews, the overall impression of Hillside Bayou Mobile Home Park is negative, particularly concerning the current state of management responsiveness and the maintenance of the rental properties. The lack of accessible management and the reported failure to address critical issues like hot water and air conditioning are significant red flags for potential residents.
When considering mobile home rentals, key factors for prospective tenants typically include the condition of the homes, the responsiveness of management to maintenance requests, the availability of essential utilities, and the overall upkeep of the park grounds. The provided reviews suggest potential shortcomings in several of these areas at Hillside Bayou Mobile Home Park.
The information available does not provide details about the environment of the park in terms of landscaping, community spaces, or safety. Similarly, there is no information regarding specific services or features offered by the park, such as on-site laundry facilities, recreational areas, or security measures. The lack of positive feedback and the presence of serious complaints make it difficult to ascertain any positive aspects of the community at this time.
Given the severity of the issues raised in the reviews, including the inability to contact management and the failure to provide basic necessities like hot water, it is impossible to offer any positive promotional information for Hillside Bayou Mobile Home Park based solely on this data. In fact, the available feedback strongly suggests that potential renters should exercise extreme caution and thoroughly investigate the current conditions before considering this park.
For individuals searching for "RV parks near me" as a way to find housing, it is crucial to refine their search to specifically look for mobile home parks if that is the type of accommodation they need. While some RV parks may offer long-term sites, they are not typically equipped or managed for permanent residential living in the same way that mobile home parks are intended to be.
If you are considering Hillside Bayou Mobile Home Park despite the negative reviews, it is imperative to conduct a thorough personal inspection of the property and any potential rental unit. Direct communication with the current management (if you can reach them at the provided phone number) is essential to understand the current operational status of the park and their plans to address the issues raised in the reviews. It would also be beneficial to speak with current residents, if possible, to gain a more comprehensive understanding of the living conditions.
In conclusion, the limited information available for Hillside Bayou Mobile Home Park in Jacksonville, Arkansas, paints a concerning picture regarding management responsiveness and property maintenance. The reported lack of contact with management and the failure to address essential repairs like hot water and air conditioning are serious issues that potential renters should be aware of. Based on this information, it is strongly recommended that individuals seeking mobile home rentals in the area exercise significant caution and conduct thorough due diligence before considering Hillside Bayou Mobile Home Park. Exploring other options for mobile home parks in the Jacksonville, AR area might be advisable.

Hillside Bayou Mobile Home Park Reviews
Been here since '97 was a nice place ....now can't get in touch with anyone to even pay rent...phone number goes straight to voice mail...owners fired last manager and no replacement yet
Apr 16, 2025 · Jason ShortNot me but my daughter rented from them .Will not fix anything. Has been without hot water for 3 months will not replace water heater. Her and my grandbabies have to go else where for showers. Air does not work good so they are living in a hot place. If I could give a zero star I would. Do not rent from this place.
Jul 22, 2024 · Melissa WalkerDONT MOVE INTO THIS SLUMLORD RAN MHP!!! IT'S A SCAM! I moved in March 2024 and discovered that my central heat and air didn't work. The site manager kept telling me that a hvac team was coming to fix it. They went through 4 site mangers from March to June. All of them ensured me the same thing and every time it was a lie. I pay $800 in rent at this place. I even emailed the owners which is a realty group in West Virginia who have several of these places across the U.S. and they would only respond to emails about rent and not maintenance and repair even though it is in the lease agreement that the site manager would take care of repairs in a timely manner. My hot water tank went out and flooded my whole bathroom and bedroom. I called and texted the site manager then emailed the owners and never heard back from anyone. It's been over a month now and still nothing. I am moving out to a better place now, but there are several people out here who are on fixed incomes and are not able financially to leave this place. Don't make the same mistake I did. Don't move in here! Worst place ever! Such a scam...these people are con artists. The realty group that owns this place has 11 complaints against them on the BBB for the same issues that I have been having. They refuse to repair anything.
Jul 22, 2024 · Kate LoveVery poor maintenance. Property managers change every single week. Does not responded to any unit problems. Neglects fixing problems such as water heater and air conditioner. No one is at the office to talk too. I highly recommend not living here for you to just waste your money.
Jul 22, 2024 · Reaven SeymoreThis place is the bus stop rat bag of Arkansas, and their staff can't be bothered to fix anything. They will leave you without AC in the summer and be jerks about it if you dare to complain. Wish I had more thumbs so I could give these parasites 4 thumbs down.
