For those seeking information about "mobile home parks near me" in Victoria, Texas, Holiday Acres Mobile Home Community, located at 2701 Leary Ln, Victoria, TX 77901, USA, has received recent online reviews that present a mixed perspective on the living experience. While our platform primarily focuses on "RV parks near me," we understand the need for information on various housing options. This introduction aims to provide an objective overview of Holiday Acres Mobile Home Community based on the available resident feedback. For direct inquiries, the community can be contacted at (361) 576-6062 or +1 361-576-6062.
One resident review raises significant concerns about the environment of Holiday Acres Mobile Home Community. This reviewer describes "rotting trees" that allegedly cause "GREEN & BLACK mold" to grow on homes, porches, window frames, and front stair cement pads. The reviewer explicitly questions whether this constitutes a "MAJOR health hazard." If these conditions are widespread and not properly addressed, they could indeed pose health risks to residents, particularly those with respiratory sensitivities or compromised immune systems. The presence of rotting trees could also indicate a lack of adequate property maintenance in certain areas of the community.
Another environmental concern raised by a different resident pertains to animals using yards as a "litter box." This suggests potential issues with pet control or enforcement of community rules regarding pet waste. Such conditions can lead to unpleasant odors and sanitation concerns within the residential areas.
Several issues regarding rules, enforcement, and management consistency are also highlighted in the reviews. One resident expresses strong frustration over "double standards," alleging that certain individuals are permitted to park wherever they please, while others are fined $50 for similar violations. This perceived inconsistency in rule enforcement can breed resentment and a sense of unfairness among residents, potentially impacting community harmony. The same reviewer also notes that every time they call during open hours, "no one is there" at the office. This lack of accessibility to management during stated business hours can be a significant inconvenience for residents needing assistance or information.
The availability and management of community amenities also come under scrutiny. The same reviewer mentions that "the pool is always locked up so residents can't use it unless you call and ask. Which you can't because no one is there." This suggests that a key amenity, the pool, is not readily accessible to residents and that attempts to gain access are hampered by the alleged absence of staff during office hours. This severely limits the usability and enjoyment of this amenity for residents.
One resident attempts to offer a more balanced perspective, stating that "if you pick a great spot with neighbors who have respect for others then it's a great place." This suggests that the experience of living at Holiday Acres Mobile Home Community can be highly dependent on the specific location within the community and the behavior of nearby residents. This implies a potential inconsistency in the quality of living across different areas of the park.
However, this same resident goes on to express dissatisfaction with the lack of change regarding animal waste issues and neighbors "doing as they please on the property we pay for." This indicates a perceived lack of effective enforcement of community rules, leading to frustration among residents who expect a certain level of order and respect for shared spaces. The reviewer also mentions the addition of "new rules that will be broken by others," suggesting a potential cycle of rule-making without effective enforcement.
Despite these concerns, the same resident acknowledges that "the property manager still does everything she can." This implies that the on-site manager may be facing challenges in effectively addressing the issues raised, possibly due to limitations in authority or resources. However, the overall sentiment of this reviewer is negative, as they conclude by stating that the behavior of other residents makes them "wish we didn't choose this spot for our home."
Based on these reviews, the environment of Holiday Acres Mobile Home Community is a point of concern for some residents due to alleged mold issues from rotting trees and problems with pet waste. The services and features, particularly management accessibility and amenity availability (the pool), also appear to be inconsistent or lacking according to resident feedback. The enforcement of community rules and the behavior of some residents seem to be significant sources of dissatisfaction.
No promotional information, such as special rates or incentives for new residents, is mentioned in the provided reviews. Given the nature of the recent feedback, it is possible that the community is not currently emphasizing promotional efforts. Individuals interested in learning about any potential promotions should contact the management directly.
Victoria, Texas, is a city in the Gulf Coast region, offering various local amenities and attractions. However, the internal environment and management practices of a specific mobile home community are crucial factors for residents, often outweighing the general appeal of the surrounding area.
In conclusion, the recent reviews for Holiday Acres Mobile Home Community in Victoria, Texas, present a number of significant concerns for potential residents. These include allegations of health hazards due to mold from rotting trees, sanitation issues related to pet waste, inconsistent rule enforcement leading to double standards, limited accessibility to management, and restricted use of amenities like the pool. While one resident suggests that a good location within the community and respectful neighbors can lead to a positive experience, the overall tone of the feedback indicates systemic issues that may affect the quality of life for many residents. Individuals searching for "mobile home parks near me" in Victoria are strongly advised to carefully consider these recent experiences and to conduct thorough due diligence, including direct communication with the management and potentially current residents, before making a decision about residing at Holiday Acres Mobile Home Community. The issues raised suggest a need for significant improvements in property maintenance, rule enforcement, and management responsiveness to ensure a positive living environment for all residents.

Holiday Acres Mobile Home Community Reviews
Rotting trees that cause GREEN & BLACK mold on home, porch, window frames, and cement pad at front stairs. Isn't that like a MAJOR health hazard? Double standards are ABUNDANT. Certain people are allowed to park where they please. While others get fined $50. Talk about a DOUBLE STANDARD. It absolutely infuriates me. I didn't grow up like that. In other words, I'm NOT from here. Thank you Jesus. 🗽

Lived here awhile and nothing has changed with animals using the yard as a litter box, neighbors doing as they please on the property we pay for and adding new rules that will be broken by others. Mar 23, 2024 · Reannon PCan not get anything resolved with management, 3 managers in the past year. overcharged my mother for water,(illegal) other unexplained charges, old school website messing up on payments, can not get ahold of the communities info management to get anything resolved. Absolutely the most disorganized community I have ever seen. Do not put your home here. this establishment is being ran by an old school website with absolutely no accountability.
Jan 31, 2022 · Sally HarryCan never get a hold of the front office. They like to make up reasons to fine you that are clearly not clearly stated in the community rules. And when they are corrected they still fine you. They constantly have other fee issues that take forever to fix. They dont care that dogs run around freely. Overall a nice community neighbor wise. But due to the constant mistakes made by the owners and management, its not worth renting from at all. Find another community, stay away from this one.
Mar 01, 2017 · Tabby NakPoor management, fining people $150 for porch lights that are "too bright" can't pay rent onsite office manager is rude and hangs up on you when she's done talking after the first question you ask her, if she even answers the phone. This park has gone downhill since it was sold, will be moving out DO NOT RENT HERE!!
