Holiday Shores Mobile Home Park Introduce
Welcome to Holiday Shores Mobile Home Park, situated at 11500 Cooper Rd in the scenic town of Lakeview, Ohio (OH 43331), USA. For individuals and families exploring housing options near Indian Lake, and considering communities that offer a mobile home lifestyle which can sometimes align with the broader considerations of the "RV parks near me" category (due to the shared aspect of mobile dwellings and potential for temporary or seasonal residents), Holiday Shores Mobile Home Park presents a lakeside living opportunity. However, it's crucial to note significant changes and varying perspectives based on recent customer reviews.
One long-term resident, who had lived in Holiday Shores for 16 years and posted their review around 2020, described a generally positive experience. At that time, they noted that they "like it" and found the park to be "clean and maintained." The community was characterized as mostly comprising middle-aged and older residents, with a few families with children who were described as well-behaved. This resident also appreciated having "good neighbors" and found the "park rules are reasonable, enforced, and make this a good place to live." Their lot rent in 2020 was $315, which they considered "not bad considering this is located close to the lake." This paints a picture of a community that, at least historically, offered a pleasant and affordable lakeside living environment.
However, a more recent review paints a concerningly different picture, highlighting significant changes in the park's financial aspects and some of its features. This reviewer, who moved in around 2020, reported a dramatic increase in lot rent, stating that it "has went up from 330 to 525 since 2021 with the last hike to be in Jan 2024 to the 525." This substantial increase represents a significant financial burden for residents and has reportedly led to some being "forced out cause of the hike in lot rent." This drastic change in affordability is a critical factor for any prospective resident to consider.
Furthermore, this more recent review also raised concerns about lot sizes, stating that while "most have room for 2 parked cars but not mine. Lot size is smaller then most here I still pay the same." This suggests an inconsistency in lot sizes within the park, with some residents paying the same rent for smaller, potentially less accommodating lots. This lack of uniformity could be a point of contention for residents.
Another significant issue highlighted in the recent review is the quality of the water, with "constant boil alerts" being reported. This indicates a potential ongoing problem with the water supply, which can be a major inconvenience and health concern for residents. The persistence of boil alerts suggests an unresolved infrastructure issue.
The recent reviewer also noted a lack of amenities for children, stating, "Nothing for kids to enjoy." This is a stark contrast to the earlier review which mentioned a few families with good kids. The absence of kid-friendly amenities might be a drawback for families considering this park.
Finally, the recent review also raised concerns about communication with the owner, stating that the "owner refuses to speak to anyone," with the "park manager" being described as "decent but with hands tied on everything." This suggests a potential disconnect between the owner and the residents, and limitations in the park manager's ability to address concerns effectively. This could lead to frustration for residents seeking resolutions to issues.
The earlier positive review did mention a limitation: "storage of boats and trailers is not included in the rent, nor are the storage units." Given the park's proximity to Indian Lake, this could be a relevant consideration for residents who own boats or trailers.
Considering these contrasting reviews, Holiday Shores Mobile Home Park presents a complex picture. While it benefits from a location close to Indian Lake, a feature that might appeal to those seeking a lakeside lifestyle, significant concerns have been raised regarding recent and substantial lot rent increases, potential inconsistencies in lot sizes, problematic water quality, a lack of amenities for children, and challenges in communication with the owner.
As a mobile home park, Holiday Shores likely offers standard features such as individual lots with utility hookups (water, electricity, sewage), internal roads, and on-site management. However, the recent review casts doubt on the reliability of the water service. The earlier review also suggests the presence of park rules and a generally clean and maintained environment, although the recent reviewer does not explicitly comment on the current state of maintenance.
Promotional information for Holiday Shores Mobile Home Park needs to be carefully balanced with the recent negative feedback to maintain objectivity. Potential positive aspects to highlight could be:
- Location Near Indian Lake: Emphasize the proximity to the popular recreational lake.
- Established Community: Highlight the fact that it has been a residential park for many years.
- Decent Park Manager (as per recent review): Point out the presence of a seemingly approachable on-site manager.
- Reasonable Park Rules (as per older review): Suggest a structured living environment.
However, any promotional material must also implicitly or explicitly acknowledge the significant concerns raised by recent residents, particularly regarding the substantial lot rent increases and the water quality issues. Transparency is crucial for attracting residents who are fully aware of the current conditions.
For local users searching for housing near Indian Lake, and considering Holiday Shores Mobile Home Park, it is strongly recommended to:
- Inquire about the current lot rent and any history of recent increases. Understand the full financial commitment involved.
- Ask detailed questions about the water quality and the frequency and nature of boil alerts. This is a critical health and convenience concern.
- Inquire about the size of the specific lot being considered and whether it accommodates the desired number of vehicles and outdoor space. Verify the consistency of lot sizes and pricing.
- Ask about amenities for children if applicable. Understand the availability of kid-friendly facilities.
- Attempt to communicate with the owner or management about concerns and their responsiveness to resident issues. Assess the level of communication and support.
- Inquire about any additional fees, such as those for boat or trailer storage. Understand the total cost of living in the park.
- Visit the park in person to assess the current cleanliness and maintenance. Form your own opinion on the environment.
- Speak to current residents if possible to get a broader understanding of the current living conditions. Gather firsthand accounts from a variety of residents.
In conclusion, Holiday Shores Mobile Home Park in Lakeview, OH, offers a location near Indian Lake, which can be a significant draw. However, recent feedback indicates substantial lot rent increases, potential issues with water quality, variable lot sizes, and a lack of amenities for children. While a long-term resident in the past described a clean and well-maintained park with reasonable rules, more recent experiences suggest a decline in affordability and potential issues with infrastructure and management communication. Prospective residents should carefully weigh these factors and conduct thorough due diligence before making a decision about living in Holiday Shores Mobile Home Park. While it is a mobile home park rather than a traditional RV park, its lakeside location might attract individuals who also consider the broader "RV parks near me" category for its proximity to recreational areas.

Lot size is smaller then most here I still pay the same water is horrible with constant boil alerts. Nothing for kids to enjoy and owner refuses to speak to anyone park manager is decent but with hands tied on everything. Used to be nice when I first moved in 2020 now the owner just keeps raising lot rent by 100 every year and forcing a lot of people out cause of the hike in lot rent
Dec 28, 2023 · Don WebbWe have lived here 16 years and like it. The park is clean and maintained. The residents are mostly middle aged and older but there are a few families with kids. The kids are good and don't cause any problems. We've had good neighbors. The park rules are reasonable, enforced, and make this a good place to live. Our lot rent is currently $315 in 2020 which isn't bad considering this is located close to the lake. I subtracted one star because storage of boats and trailers is not included in the rent, nor are the storage units.
Jul 12, 2020 · Roger BrandeberryVery weird rules. Who doesn't allow hot tubs? Especially near a lake? Want to retire in peace. From what I hear they keep raising lot for water but residents can't even drink it or cook with it.
Nov 15, 2022 · Marissa ThompsonVery clean, and organised Park. Very close to the lake, a channel, is just across from Holiday Shores.
Sep 17, 2019 · Brian HowardVery well taken care of. All lots were clean, yards mowed, etc.
