Homestead Manufactured Home Community Introduce
If you are searching for "RV parks near me" in the Phoenix, Arizona area and are considering manufactured home communities as a potential option, Homestead Manufactured Home Community, located at 16601 N 29th St, Phoenix, AZ 85032, USA, is one community that may appear in your search. It's important to gather a comprehensive understanding of a community before making a decision, and the available reviews offer contrasting perspectives on the living experience at Homestead.
One positive piece of feedback comes from an individual who provided cleaning services for a vacant home at the property. They specifically mentioned the manager, Kassy, and noted that they were paid within an appropriate timeframe. This suggests that at least in this instance, the management was responsive and handled financial transactions efficiently. This positive interaction might indicate a degree of professionalism in certain aspects of the management's operations.
However, a more recent and detailed review paints a concerning picture of the community environment. This long-term resident, who has lived at Homestead for over two years, notes a significant decline in the quality of living, particularly as of January 2024. Initially, the resident recalls a well-maintained community with a visible and active maintenance person and accessible management. This positive initial impression suggests that Homestead may have once offered a more desirable living experience.
The reviewer then details a number of issues that have reportedly developed over time, leading to a negative assessment of the current state of the community. One significant concern raised is the alleged presence of homeless individuals living in sheds or cars within the community. This could raise concerns about safety, security, and the overall atmosphere of the neighborhood. It's important to note that these are allegations from a resident's perspective.
Another issue highlighted is the accumulation of "trash and furniture" outside some residents' homes. This suggests a potential lack of enforcement of community standards regarding property upkeep, which can detract from the aesthetic appeal and overall cleanliness of the environment. Such conditions can impact the quality of life for all residents and potentially lead to pest control issues.
The reviewer also mentions problems with noise levels, specifically "loud music every weekend" and "people who drive around with loud music," as well as cars making excessive noise. Noise pollution can be a significant disturbance in a residential community, affecting residents' peace and quiet, especially during leisure times like weekends. This suggests a potential lack of effective noise control within the community.
Furthermore, the review points out issues with parking. Residents allegedly park on both sides of the street, leaving very little room for other vehicles to pass. This can create traffic congestion, safety hazards, and general inconvenience for everyone living in and visiting the community. Inadequate parking management can be a major source of frustration in residential areas.
Pet owners might also be concerned by the reviewer's observation that "people let their dogs loose to wonder and poop anywhere with no one to clean after them." Irresponsible pet ownership can lead to unsanitary conditions and conflicts between residents. A lack of enforcement of pet waste policies can significantly impact the cleanliness and livability of a community.
Finally, the reviewer mentions "little kids driving around in dirt bikes or quads with no parent supervision." This raises safety concerns, both for the children themselves and for other residents, as these activities can be dangerous if not properly supervised and conducted in designated areas. The lack of parental supervision adds to the potential risks.
A particularly concerning point raised in the review is the difficulty in contacting management. The resident states, "There is no way to contact management, or at least I can't find the phone number." This lack of accessible management can be a significant problem for residents who need to report issues, ask questions, or seek assistance. Effective and responsive management is crucial for a well-functioning community.
The long-term resident expresses disappointment with the current state of Homestead, emphasizing that "This place was good" initially. They believe that the community needs a manager who is "willing to get on the people who are being inconsiderate and bring it back to the clean, quiet place it used to be." The reviewer concludes by stating that if the situation does not improve, they will be forced to look for a different mobile home park, highlighting the severity of the issues from their perspective.
Considering these contrasting reviews, prospective residents searching for "RV parks near me" who are considering Homestead Manufactured Home Community should be aware of the potential issues raised in the more recent feedback. While the positive interaction with the manager regarding payment suggests some level of professional conduct, the detailed account of a declining community environment, including concerns about unauthorized residents, property upkeep, noise, parking, pet control, unsupervised children's activities, and inaccessible management, presents significant red flags.
It is crucial for potential residents to conduct their own due diligence. This might include visiting the community to observe the current conditions firsthand, attempting to contact the management to discuss the concerns raised in the reviews, and if possible, speaking with current residents to gain a broader understanding of the living experience at Homestead Manufactured Home Community. The significant discrepancy between the earlier positive aspect (efficient payment by management) and the more recent, comprehensive negative review indicates a potential shift in the community's environment and management effectiveness over time.
Therefore, while Homestead Manufactured Home Community is located in Phoenix, AZ, and might appear as an option when searching for "RV parks near me" or manufactured home communities, potential residents should carefully weigh the information available. The recent detailed review suggests a community facing significant challenges related to management, community standards, and the overall living environment. Further investigation is strongly recommended before making any decisions about residing at Homestead.

Homestead Manufactured Home Community Reviews
We cleaned a vacant home for the manager Kassy and she was able to get us paid within an appropriate time frame!
Mar 07, 2025 · Tony and Tonie’s Cleaning Services LLCIt's January 2024, and this place is getting worse. I have lived here for over 2 years now, and at first, it was good. The maintenance guy they had was always around cleaning. There was a manager you can go to and ask questions. Now it's horrible. Between the people that allow the homeless to move in to live in sheds or their cars. People with a lot of thrash and furniture outside their house. The loud music every weekend. People who drive around with loud music and cars make a lot of noise. They park on both sides of the street, leaving almost no room to drive by. People let their dogs loose to wonder and poop anywhere with no one to clean after them. The little kids driving around in dirt bikes or quads with no parent supervision. There is no way to contact management, or at least I can't find the phone number. This place was good . They need a manager who is willing to get on the people who are being inconsiderate and bring it back to the clean, quiet place it used to be. If things don't change soon, I'll have to look for a different mobile home park.
