Paradise Valley Ranch Introduce
For those seeking "RV parks near me" or considering a mobile home community in Phoenix, Arizona, Paradise Valley Ranch, located at 16005 N 32nd St, Phoenix, AZ 85032, USA, presents itself as a residential option. They can be contacted at (602) 992-3140 or +1 602-992-3140 for inquiries about availability and community information. Recent reviews from residents paint a picture of a community experiencing significant changes, both positive in the past and concerning in the present, which potential residents should carefully evaluate.
A review from March 2023 describes a very positive experience during a first winter as "snowbirds" at Paradise Valley Ranch. The reviewer and their husband "loved it," specifically praising the former office manager, Karen, and her husband for their helpfulness, including assisting with parking their 5th-wheel and providing local information, as well as being enjoyable to socialize with. This review highlights the cleanliness of the pool, hot tub, recreation room, and laundry room. It also mentions the appealing mix of RVs and "beautifully maintained vintage single wide mobile homes," contributing to a wonderful stay. The reviewer enjoyed evening walks and interactions with friendly neighbors.
Another comment echoes the positive sentiment towards Karen, describing her as an "awesome" and "great manager" who was very helpful and took the time to make residents feel at home, creating a pleasant surprise. This suggests that under previous management, Paradise Valley Ranch fostered a welcoming and supportive environment for its residents.
However, a more recent update from February 2024 presents a starkly different picture, indicating a significant decline in the quality of the community and its amenities. This reviewer, who had previously given a five-star rating, downgraded their rating to two stars due to several serious issues. The clubhouse is now reportedly unusable because of a sewer gas leak, posing a health risk to senior citizen guests. The new manager's alleged response is to keep the door open and use air fresheners to mask the odor, rather than addressing the underlying problem.
Furthermore, the pool has been closed since late December due to a heating/filter issue, rendering it unavailable for residents. While the hot tub remains accessible, it is reportedly "full of gravel," making it uninviting and likely unusable as well. Adding to the amenity issues, the laundry room's credit card machine has broken down, requiring residents to use quarters. Despite this significant reduction in usable amenities, the reviewer notes that the monthly rates increased in the fall of the previous year.
On a positive note, the February 2024 review does mention that the neighbors are still "very nice and social" and that they look out for each other, suggesting a continued sense of community among the residents despite the management issues. This indicates a potentially strong social fabric within Paradise Valley Ranch, which could be a significant draw for some.
Considering these contrasting reviews, Paradise Valley Ranch appears to have undergone a change in management that has negatively impacted the maintenance and usability of its key amenities. The positive experiences under the former manager, Karen, highlight the potential for a welcoming and well-maintained community with clean facilities like the pool, hot tub, recreation room, and laundry. The mix of RVs and vintage mobile homes also contributed to a pleasant aesthetic and a diverse resident population.
However, the recent review paints a concerning picture of unusable facilities due to maintenance neglect (sewer gas leak in the clubhouse, broken pool, gravel-filled hot tub, malfunctioning laundry payment system) and a perceived lack of effective management response. The increase in monthly rates despite the decline in amenities adds to the negative impression.
When searching for "RV parks near me" or mobile home parks, key factors to consider include the quality and availability of amenities, the responsiveness of management to maintenance issues, the overall cleanliness and safety of the community, and the cost relative to the services provided. The recent feedback for Paradise Valley Ranch raises significant concerns in several of these areas.
Information about other potential services and features, such as Wi-Fi availability, pet policies, organized activities (beyond the social interactions among neighbors), or security measures, is not provided in these reviews. Prospective residents would need to inquire specifically about these aspects.
There is no explicit promotional information in the reviews. Individuals interested in current rental rates, lot sizes, lease terms, or any special offers for new residents should contact the park directly using the provided phone numbers.
Given the stark contrast between the past positive experiences and the current negative feedback, potential residents should exercise caution and conduct a thorough investigation. This should include a visit to Paradise Valley Ranch to personally assess the condition of the clubhouse, pool, hot tub, and laundry facilities. Directly engaging with the current management to understand their plans for addressing the reported issues and their overall management style is crucial. It would also be highly beneficial to speak with current long-term residents to gain a more comprehensive understanding of the current living conditions and the management's responsiveness to resident concerns.
The continued positive social interactions among neighbors are a notable asset, suggesting a resilient community spirit. However, the functionality and upkeep of essential amenities are significant factors that should weigh heavily in a prospective resident's decision. The reported sewer gas leak poses a serious health risk and requires immediate and effective remediation. The prolonged closure of the pool and the unusable state of the hot tub detract significantly from the recreational value of the park, especially in the Arizona climate.
In conclusion, Paradise Valley Ranch in Phoenix, AZ, appears to be a community that once offered a pleasant living experience with helpful management and well-maintained amenities. However, recent feedback indicates a significant decline in the usability of key facilities and concerns about the current management's responsiveness. While the social aspect of the community remains a positive feature, prospective residents should carefully weigh the reported issues with amenities and management against their own needs and expectations. A thorough on-site inspection and direct communication with both management and current residents are essential steps before making a decision about living at Paradise Valley Ranch. When searching for "RV parks near me" or mobile home communities, it is vital to consider not only the location and initial impressions but also the ongoing maintenance and management of the property to ensure a comfortable and healthy living environment.

Paradise Valley Ranch Reviews
Update, February 2, 2024: last year I gave them five stars, this year two. The clubhouse is now unusable because of a sewer gas leak putting their senior citizen guests health at risk. The new manager keeps the door open and uses a lot of air fresheners to hide it. The pool has been closed since late December due to a heating/filter issue. We do still have use of the hot tub, however, it is full of gravel. And the laundry room credit card machine just gave up the ghost. You better have your quarters handy! The monthly rates went up this past fall even though the amenities have gone down. Fortunately, the neighbors are still very nice and social. And we look out for each other even though management does not.(March 2023) My husband and I just spent our first winter as snowbirds at Paradise Valley Ranch, and we loved it! The office manager, Karen, and her husband were helpful: backing in our 5th-wheel, where to find items in the local area and especially fun to chit-chat with. The pool, hot tub, reck room and laundry room were clean and the mix of RV’s and beautifully maintained vintage single wide mobile homes really made for a wonderful stay. It was fun to take evening walks and to say hi to, and visit with, the neighbors.

Jul 31, 2024 · kathleen mccrearyI've lived here since 2017. I love the area location to all neighborhood stores, Eateries and Transportation. It seems the ownership has changed hands more than twice. The on-site managers had not changed till this year. That was probably a good move or not. Since COVID they have started raising the lot fee seems like every year.?. I've always referred this Park to Seniors and friends even for short stays. That may be changing. Retirement is supposed to be easy. They are beginning to Trash it.... pun intended. This weekend needs a visit.
