Ingram Manor MH Community Introduce
If you are currently searching for "RV parks near me" in the Portage, Indiana area, Ingram Manor MH Community, located at 3801 County Line Rd, Portage, IN 46368, USA, presents itself as a potential option to consider. While primarily a mobile home community, and designated as 80% Housing for Older Persons Act (HOPA) housing, it offers certain amenities and a specific environment that might appeal to those seeking a long-term RV living situation within a community setting.
Several residents have expressed positive initial impressions of Ingram Manor. One reviewer stated, "Love this community, the grounds are well kept and beautifully landscaped. Staff is friendly, and always available to help solve issues when they arise." This suggests that the community takes pride in its appearance and that residents generally find the staff approachable and helpful in addressing concerns. The well-maintained landscaping contributes to a pleasant and welcoming environment, which can be a significant factor for those looking for an appealing place to live in their RV.
A notable feature of Ingram Manor is its "best club house, with table games and a complete work out rec center for seniors!" This amenity provides residents with opportunities for social interaction and physical activity, which can be particularly valuable for those seeking a sense of community and well-being in their living situation. The availability of a workout center specifically for seniors indicates a focus on the health and active lifestyle of its residents. Additionally, the community reportedly offers "activities in the summer at the outside pavilion such as movies, etc!" These social events can further enhance the sense of community and provide entertainment options for residents.
Another positive comment highlighted the affordability and quality of life, with one reviewer stating, "If you’re looking for a community that’s affordable and offers a great quality of life, I can’t recommend this community enough!" This suggests that Ingram Manor may offer a cost-effective living option without compromising on the overall quality of the environment and the lifestyle it provides, which could be attractive to those seeking budget-friendly "RV parks near me" for an extended stay.
However, it is crucial to consider some concerns raised by long-term residents. One individual who has lived in Ingram Manor for 6 1/2 years, and noted that Zeman Homes, a large company, purchased the park about four years ago, shared several points of concern. They mentioned that "In this amount of time they have raised lot rent 3 times," indicating a trend of increasing costs for residents over the past few years. This is a significant financial consideration for anyone contemplating a long-term stay, whether in a mobile home or potentially an RV, as it can impact the overall affordability.
The same long-term resident also highlighted a practice of "4 point inspections on every home" and the requirement for residents, including "senior citizens," to "fix issues in a short period of time or they will receive a fine." This level of strict enforcement of property maintenance standards, while potentially contributing to the well-kept appearance mentioned by another reviewer, could also be a source of stress and financial burden for some residents, particularly those on a fixed income. It would be important to understand the specific maintenance expectations and potential penalties for non-compliance if considering living in Ingram Manor.
Furthermore, the reviewer pointed out inconsistencies in maintenance across the park, stating that "the past 3 years the back half of the park was barely maintained over the last 3 winters, the maintenance staff was not salting and plowing until a group of residents took action, while the front park was clear." This suggests potential disparities in the level of service provided to different areas within the community, which could be a concern for those residing in or considering the back half of the park.
A more recent policy change mentioned is that "the office recently sent out an email stating they will chage $50 for throwing snow in the street for staff to come remove it." This indicates a potentially strict approach to even minor infractions and could lead to unexpected costs for residents. The reviewer also noted that "Zeman Homes receiced around $2.7 MILLION in lot rent just in 2024 but will fine or send notices on your door for anything that's not in conpliance," further emphasizing the focus on strict rule enforcement despite the significant revenue generated from lot rentals.
Despite these concerns, the long-term resident acknowledged a key benefit: "Ingram Manor is an 80% HOPA Housing for Older Persons Act. This is a safe quiet community that's the only perk i would recommend." The emphasis on safety and quietness could be a significant draw for seniors seeking a peaceful living environment. The reviewer also reiterated the niceness of the clubhouse, mentioning "all new equipment," but noted a limitation: "except it is closed after office house and on weekends." This restricted access to a key amenity might be a drawback for some residents who wish to use the facilities outside of regular business hours.
The long-term resident concluded with a critical question: "I am not sure what we are paying over $500 in lot rent for. We do pay low property taxes. Make sure you read the entire contract before you sign it." This underscores the importance of thoroughly reviewing all aspects of the lease agreement, including the lot rent, any additional fees, the rules and regulations, and the services provided, before committing to living in Ingram Manor.
For individuals specifically looking for "RV parks near me," it is crucial to contact Ingram Manor MH Community directly at (219) 338-4595 or +1 219-338-4595 to inquire about their policies regarding long-term RV stays. You will need to determine if RVs are permitted, what size restrictions might apply, what amenities are available for RV residents (such as hookups for water, electricity, and sewage), and the specific costs involved, including lot rent and any other fees. Given that it is primarily a mobile home community for older persons, the availability and suitability of RV sites may vary.
In conclusion, Ingram Manor MH Community in Portage, IN, offers a well-maintained environment with a friendly staff and appealing amenities like a clubhouse and fitness center for seniors. It is also described as a safe and quiet community. However, potential residents should be aware of the reported trend of increasing lot rent, strict property maintenance enforcement with potential fines, inconsistencies in park maintenance, and potentially limited access to the clubhouse. For those seeking "RV parks near me," direct communication with the management is essential to ascertain if Ingram Manor accommodates long-term RV stays and if its specific environment and policies align with your needs and preferences. A careful review of the contract is strongly advised before making any commitments.

Jan 23, 2025 · Sarah TracyI have multiple family members that live here and have lived here for years. It is and has always been a quiet and great place to live.It is clear that the past couple years since the new owners took over things have completely changed. In the worst way. Before, they cared about their residents. Now? They only care about the curb appeal and their $100k+ trailers. I’m okay with obvious everyday maintenance. However, telling elderly (all over 70 years old and widows) they have 2 weeks to get a list of things done and will be charged everyday after it’s not done is sickening.Again, I understand some requests they have but things like new updated house numbers, painting a side garage door (middle of property), clear out under a covered porch… we’re not even sure how they got that request considering they would have to walk around the property, fresh paint on trim and porch, etc.You can’t even live here if you’re younger than 55, these people are on disability and fixed incomes. Open your eyes a little and have some grace. Just another profit over ethics company.Shame on you. Do better.
May 24, 2024 · Jacquelyn BrownBeen here two years, asked about fixing the driveway and the concrete work. Told me they would put me on a list, about a year later they told me the same thing. Last time I asked they told me I could fix it myself if I want they're not fixing any driveways. But they right around on the golf cart and right up violations if you're home needs to be pressure washed or if you got torn screens or your grass isn't cut. But totally oblivious to any of their responsibility to maintain the property
