Based on the available reviews from residents, Pleasant Valley Manufactured Home Community presents a mixed picture with both positive aspects and areas of concern. These firsthand accounts can be valuable for prospective residents, including those who might be searching under the category of "RV parks near me" and considering various forms of community living.
One reviewer noted that while the "park has been a scam for years," there seems to have been "better maintenance of the park and pool" in the last couple of years. This suggests a potential positive trend in the upkeep of communal areas. However, this positive note is contrasted with significant issues related to parking. The reviewer highlights that residents who pay to add a driveway may not receive any tangible benefit. Furthermore, parking in front of one's own trailer, even for homeowners renting the lot, is not guaranteed, with some trailers having multiple non-moving vehicles occupying spaces while others struggle to park even one car. Complaints to the office regarding parking are reportedly met with a "first come first serve" policy, which the reviewer finds unsatisfactory, arguing that homeowners should have parking included in their lot rent, similar to apartment complexes.
The same reviewer also expresses concern about the safety of parking in the front lot due to the potential for break-ins or theft, suggesting the need for more open parking in less visible areas of the park.
Another resident provided a more detailed, "not sugar coated" perspective. They mentioned that the rent is relatively low if you own your home, but significantly higher if renting from the park. A notable change is that residents now pay their own water bills, which was not the case previously. Additionally, there is an annual rent increase of $10-25 every January.
This reviewer also pointed out infrastructure issues, such as sidewalks being too narrow for comfortable walking, often leading to people walking in the street. A significant concern raised was the behavior of children who have moved into the park recently, described as having "no respect for others or their property," with management seemingly indifferent to their actions. This was described as "pretty bad at times."
On the positive side, this reviewer noted that the park has a "community pool, nice playground & small basketball court" for residents. They also mentioned that "hoilday parties & events are often held," which can foster a sense of community. Storage units are available for rent, and residents can use the office parking lot for guest parking during parties to avoid inconveniencing neighbors.
Considering the category "RV parks near me," neither review explicitly mentions whether Pleasant Valley Manufactured Home Community accommodates RVs. Pleasant Valley Manufactured Home Community Reviews
Park has been a scam for years, but the last couple of years seem to have better maintenance of the park and pool. You can pay to add a driveway and get nothing in return for it, which I would destroy upon leaving myself if that's the case. You are not guaranteed parking in front of your trailer even if you own the trailer and rent the lot. There are trailers with 4 cars 2 of which never move and some people can not even park one car in front of their house. If you bring complaints to the office they do not care they say it's first come first serve. I mean people who own their trailers should have parking included in what they pay, apartment buildings do it for crying out loud and they have less land. Just sad. The park has had to of made enough money to solve such a silly problem. Put more open parking lots in the back of the park or around. Who wants to park their car in the front lot where it has the potential to be broken into or stolen out of sight? No One. Hopefully, they can clean up the park and fix such silly problems.
Mar 27, 2025 · Brittany Grindey(Not sugar coated) This park is not as great as it may seem. It is cheap in rent if you own your home, but if you rent from the park you'll pay a lot more. Plus you have to pay your own water now, where before you didn't have too. There is also a $10-25 increase in rent every January. The sidewalks are too small to walk on and you'll often see people walking in the street for that reason. The children who have moved in to the park within the last few years are something else. No respect for others or their property. And the management seems to not care about them or what they do. It's pretty bad at times. On the upside this park has a community pool, nice playground & small basketball court for residents to use. Hoilday parties & events are often held, which is nice at times. They have storage units available for rent, if you need one. They also allow you use the office parking lot when having parties or a lot of guest over, that way you will not take up your neighbors parking places. Other than that there is no more to say about this park.
Apr 22, 2025 · Ms. RoseThis place is racist. I had an extremely poor experience here. I’m pretty sure the workers broke into our home when I was on maternity leave staying with family members. We were verbally harassed by Kristy the leasing manager. When I attempted to talk with cooperate they were no help at all. We were quiet respectful residents never caused any issues. Even referred people to the park and i couldn’t regret it more. I’ve made sure to reach back out to retract those statements because our experience was so poor. We were referred to the park and they even began to treat that family disrespectfully when they were moving out. They were very unprofessional as well calling me regarding neighbors business. Etc. I have proof of everything because they deny it all. 0/10000000000000. DO NOT RECOMMEND! And you can deny it all you want. I have proof of everything and there’s other comments saying you and Kristy did the same to them. Horrible horrible place to live.

Mar 07, 2025 · Joel RodemeyerAmazing community. Pleasant (HAHA GET IT) neighbors who always look out for you. Great management, always responsive and helpful with community needs. The maintenance staff are always attentive and ready to help. The playground, clubhouse, and pool make the community fun for my family. So many events that bring the community together I can hardly keep track. Super convenient storage units on site, multiple different sizes and with resident discounts!?!? Why live anywhere else when I can be here!*Edited because I genuinely love where I live. It's affordable and the neighborhood is actually neighborly, I've left keys in my door more times than I can count, random stuff left on my porch, car doors unlocked, and never had my items messed with or at least the people on my street are respectable. I saw Liz was upset that I'm happy with my living situation so I just need to let people know not only myself and my infant non-working daughter and boyfriend who works for a different company than I do are equally happy. But thanks for attempting to slander me Liz.
