Kentwood MHC Introduce
Kentwood MHC, located at 6122 Division Ave S, Grand Rapids, MI 49548, USA, presents itself as a mobile home park offering a long-term residential option in the Grand Rapids area. While the platform category is "RV parks near me," it's important to understand that Kentwood MHC primarily operates as a manufactured home community where residents typically own their homes and lease the land. Individuals searching for "RV parks near me" who are considering a more permanent living situation or a community that might accommodate long-term RV stays should explore the information available about Kentwood MHC to determine if it aligns with their needs.
Kentwood MHC can be contacted at (616) 537-2220 or via mobile phone at +1 616-537-2220 for inquiries regarding residency, availability, and specific services. As a mobile home park, the environment is likely characterized by individual lots for manufactured homes, roadways throughout the community, and potentially some common areas. However, based on recent customer reviews, the presence and quality of amenities appear to be a point of concern for some residents.
One long-term resident of five years noted that the community has been slowly improving and now features a small community center that hosts events like movie nights with hot chocolate. This suggests an effort to foster a sense of community within Kentwood MHC. This reviewer also mentioned that the office is proactive in working with rescues and shelters regarding feral cats in the area, indicating a level of community responsibility. However, this same reviewer pointed out a significant annual increase in lot rent, which has reached an average of $1,200, a price they feel is high compared to other parks with more extensive amenities in the vicinity. On a positive note, this resident reported no issues with parking, neighbors, or management regarding minor infractions, and praised the promptness of maintenance requests.
In contrast, another resident who has owned a trailer in Kentwood MHC for nearly three years provides a more critical perspective. They highlight frequent changes in management and property owners. This reviewer states that there is no community center and no playground for children, contradicting the previous review's mention of a small community center. They also point out the lack of sidewalks and guest parking. This resident indicates widespread dissatisfaction among their neighbors regarding the park's management and operation, suggesting that many of the positive online reviews might be misleading.
This critical review further details that each lot has a driveway suitable for only one vehicle, with limited off-street parking now incurring a monthly fee per registered vehicle, in addition to the rising lot rent. The reviewer questions the rationale for this fee, especially considering the deteriorating condition of driveways and the fact that off-street parking often encroaches onto the street. They also describe the lots as extremely small for the rental price and note the absence of clearly defined property lines. The presence of a barbed wire fence separating Kentwood MHC from an adjacent park, Green Meadow, is described as giving a "jailyard" feel to some lots. Concerns are raised about numerous dead trees posing a potential hazard during storms. The reviewer also distinguishes between the front and back sections of the park, describing the latter as cluttered and rough, with significant crime and frequent police presence, including the execution of search warrants. Issues with drug users and public intoxication due to a nearby liquor store are also mentioned, leading the reviewer to install security cameras due to theft. The management's primary advice for dealing with problems is to contact the police.
Furthermore, this review details ongoing utility construction that has disrupted residents' yards with minimal communication. The plan for restoration involves residents being responsible for watering grass seed sown in September. The reviewer characterizes the management as impersonal and notes that community newsletters primarily focus on new rules rather than fostering a sense of community. They express concern for elderly residents who are reportedly fined quickly instead of receiving assistance.
Considering these contrasting reviews, the features of Kentwood MHC appear to be basic, primarily focusing on providing individual lots with utility hookups for manufactured homes. While one resident mentions a small, developing community center, another denies its existence. The availability and quality of amenities like playgrounds and guest parking seem limited or non-existent according to one review. The presence of driveways for single vehicles and limited off-street parking, now with associated fees, are notable features. The varying conditions within the park, with the back area described as less desirable, and the reported issues with crime and safety, are significant factors to consider.
Promotional information is not explicitly provided. However, given the concerns raised in the reviews, potential residents are strongly advised to conduct thorough due diligence. This includes visiting the park, speaking with current residents (beyond those potentially affiliated with management), and carefully reviewing the lease agreement, particularly regarding the escalating lot rent and additional fees.
For individuals searching within the "RV parks near me" category, Kentwood MHC might offer a long-term site, but it's crucial to understand the community's primary focus on manufactured homes and the potential limitations in amenities and services typically found in dedicated RV parks catering to shorter stays. The significant discrepancies between the two provided reviews underscore the importance of firsthand investigation to gain an accurate understanding of the environment, management, and overall living experience at Kentwood MHC.
In conclusion, while Kentwood MHC in Grand Rapids, MI, offers a location for long-term residency, potential residents should be aware of the mixed feedback regarding management, amenities, safety, and community atmosphere. The reported annual increases in lot rent and additional parking fees are also important financial considerations. It is highly recommended to contact the management at (616) 537-2220 to schedule a visit and gather current information, but equally important to seek out and speak with a diverse group of current residents to obtain a balanced perspective before making any decisions.

Kentwood MHC Reviews
I've lived here for 5yrs now, during that time I have seen the community improve slowly there is still plenty of room for improvement but things like this don't happen overnight and many of the people who own the trailers aren't willing to put in the work to make the community look better. They do have a community center now although it is small they have been doing wonderful things with it, such as movie nights with hot chocolate! The rumor about the cats being taken and dumped isn't true, I know the office is working with Rescues/Shelters to try to get the feral cats properly placed, we had a feral in the area needing help and the office was quick to give numbers and resources they had on hand, they even called around themselves and attempted to assist in finding the kitty a place to go. I wish I had known before moving in here that the price of renting would go up yearly by around $50-$100 , my rent is now avg $1,200 which I don't feel is completely out of line but it is higher than many other parks in the area that have bigger/better amenities. I've never had any issues with parking, never had any issues with neighbors other than minor things that were easily worked out, never had them nit pick or nag me with infractions, and they have always fixed anything that needed fixed almost immediately (within the week) Overall living here hasn't been a bad experience, Its given our family stability and a stepping stone to move forward in life and I am grateful for that.
Dec 17, 2024 · Heather MerrickWe have owned a trailer in Kentwood MHP almost 3 years now and thought it could use an honest review. Since we have lived here there has been numerous different managers and property owners. There is no community center, no playground for kids, very little to no sidewalks, and no extra parking for guests. All of our surrounding neighbors are not happy with the park or the way its ran. Most of the 5 star reviews are made up from the Manger and the assistant managers. Each trailer has a driveway that fits just one car, the rest is off street (and there is very little off street) and they are now charging a $3/per car per month - on top of the constantly raising lot rent- for each vehicle you have registered to your lot (Why? No clue - Driveways are falling apart and off street parking is IN the street) Lots are EXTREMELY small for the price of lot rent and manager says there are no property lines so no idea where our neighbors yard ends & ours begins. There is a fence with barbwire at the top of it separating Green Meadow and Kentwood MHP - making it feel like a jailyard if you have a lot that backs up to the other park. Lots of dead trees they need to take care that could be a hazard during a storm (one actually took out a trailer down the road from us during a bad storm). We got lucky with a lot towards the beginning of the park - however towards the back of the park it gets pretty cluttered and rough. Lots of crime and police in and out of the park all the time. Lots of drug users. We have seen search warrants being performed on multiple occasions. Drunks roam the streets basically all day (liquor store is right across the street). We had to put up cameras due to theft. Managements advice is to contact the police 99% of the time with any problems - which is understandable but you'd think they'd also want to note whats going on in THEIR community.Currently, there is utility construction going on at every lot and they tore up everyone's entire front yard and large chunks of our side yards (each side) and there was VERY little communication on what they'd be doing and where they'd be working and when we needed to plan for them to be there. The parks plan to fix what they tore up is to lay grass seed in September and its OUR responsibility to water it to make sure it grows back.Management is not personable at all and there is no real "community" feel - newsletters are typically just full of new rules. I feel bad for the elderly in our community as they are quick to fine them instead of offer assistance. All and all, if you're going to spend $ on a brand new trailer or plan on finding a community to live in for awhile - Kentwood MHP and GreenMeadow (same owner and manger) is probably not the park for you and your family.
Sep 01, 2020 · Kaylee BuitenhuisI think someone here really needs to take an education class on how to properly handle and address animals. Just because you have no compassion and respect for those around you does not mean you break the law! There are proper methods and procedures to handle feral animals and those that take their animals outside. There are resources not only provided by Michigan, but multiple groups that volunteer to help out in situations like these. Your call to action shows the public how very little educated you are in your position of power. You do not jump take people and the outside wild life and dump it in a new location. That's not providing proper living conditions and is also putting the "problem" onto others hands. I'm pretty sure a orange cat that only comes with 2 braincells could formulate a more educated action plan than this.If this is how your location handles something as trivial as animals, I cannot imagine how many other areas you choose to ignore Michigan and federal laws to hurt your tenants. Just wow.
Jul 30, 2024 · Ken CouturierThose that run this location has 0 respect for animals owned by tenants and those that are unfortunate to be feral. To come in and catch animals owned and unowned and continue to dump said animals in a different location is HIGHLY ILLEGAL AND I RECOMMEND YOU STOP THIS PRACTICE.MCL - Section 750.50 please read the law, I don't think you'd feel happy if someone came and snatched your 2 yr old out of the yard and dumped them out in the wild. Each life, whether human or animal deserves respect. You, on the other hand, participating in such disgusting practices, do not.
Jul 30, 2024 · Gameop7Your new management SUCKS. Get it together.Stealing cats and illegally relocating them? Towing cars for zero reason with zero notice? Suddenly giving eviction notices for zero reason even when rent was already paid? Do y'all even read your mail? Discriminatory practices, hates children and people who have children, NO street lights.
