I'm quite sure the evicted people probably needed to be evicted. I've stayed here off and on for extended periods (4 - 10 months at a time) for the past 5 years for work. The office staff is always kind, courteous, and helpful. The park is clean and always quiet. I've stayed at all three parks and never had a bad experience. The comment about the rent increasing annually by $50 each year is false. In the past 5 years the rent went up once by $50 which is comparable to all parks I've checked in the area that I would feel safe staying at. The metered electricity seems reasonable. I stayed at another park nearby the first time I was up there and had to pay all electricity which was about $90 - $100 a month. This park credits the first $50 to your electricity. My power bill at the park runs $45 - $50 a month which would be inline with the previous park with no credit. Not sure why someone would complain about other people getting up and leaving early. This happens at any park. I stay in parks around the country for fishing trips. I hear people leaving from 5 AM till 8 AM all morning every morning so this complaint isn't legit either. There's actually less noise in the early morning hours here. They're strict about the water in the winter for good reason. It freezes up there people. If your connection hoses aren't insulated and heat traced they'll disconnect your water hose. They actually will put a note on your door 3-4 days prior to a freeze event as a reminder. This isn't mean or rude, it's a NECESSITY!!! people. Grow up. Even an insulated line at low teens to single digit temps will freeze if it's not heat traced. Spend the $30 and get a heat trace line and quit complaining. I would be thankful if they disconnected mine. I had an older hose go bad on me just before a freeze, disconnected it and hooked up a new one. Left the old one laying next to the new one. When I got back to the RV that evening they had gone around checking everyone's hose for insulation and heat tracing kindly rolled up my old hose and placed it under the RV. I'd say that's pretty dang courteous. You're 10 minutes from major grocery chains, restaurants, auto parts stores, Tractor supply (for propane), Cabela's (for therapy), and only about 25 - 30 minutes from Dallas. For an RV park I'd say that's pretty convenient. - Redneck Flyfisherman

Lafon's RV Parks Introduce

For local users in the Princeton, Texas, area searching for "RV parks near me," Lafon's RV Parks, located at 5144 Co Rd 437, Princeton, TX 75407, USA, with phone number (972) 736-3316 and mobile phone +1 972-736-3316, presents a complex picture based on the available online reviews. It's crucial for potential residents to consider all perspectives before making a decision.

One reviewer shares a positive long-term experience, stating they have stayed at Lafon's RV Parks "off and on for extended periods (4 - 10 months at a time) for the past 5 years for work." This reviewer praises the "office staff" as "always kind, courteous, and helpful" and describes the park as "clean and always quiet." They also mention having stayed at all three of Lafon's parks without a bad experience. This positive feedback highlights potential strengths of the RV park, such as helpful management and a peaceful environment.

Furthermore, this reviewer addresses specific concerns raised by others. They dispute the claim of annual $50 rent increases, stating that in their five years, the rent only increased once by $50, which they found "comparable to all parks I've checked in the area that I would feel safe staying at." Regarding electricity, the reviewer finds the metered system reasonable, noting a $50 credit and a personal bill of around $45 - $50 per month, which they compare favorably to a nearby park with no credit where their bill was $90 - $100. The reviewer also dismisses complaints about early departures as common in RV parks and finds the early morning noise level at Lafon's to be lower.

The park's winter water policy, which involves disconnecting non-insulated and non-heat-traced hoses with prior notice, is defended by this reviewer as a "NECESSITY" due to freezing temperatures. They recount an instance where park staff courteously handled an old hose left near a new connection, interpreting this as "pretty dang courteous." Finally, the reviewer notes the convenience of the location, being "10 minutes from major grocery chains, restaurants, auto parts stores, Tractor supply (for propane), Cabela's (for therapy), and only about 25 - 30 minutes from Dallas." This suggests a location that balances a quieter setting with accessibility to essential amenities and urban centers.

However, a starkly contrasting review presents very serious allegations. This reviewer claims, "Owners are racial prejudice and do not follow the laws when it comes to evictions. They sneakily force people out in 4 days on a holiday weekend rather than 30 days after the tenants were fully paid up and lived there for 2 years simply bc the owners didn’t like them." These are grave accusations of discriminatory practices and unlawful eviction procedures, which, if true, would be significant concerns for any potential resident.

The same negative review further alleges severe misconduct, stating, "They also break into people’s homes and destroy them forcing family’s into the Texas heat unsheltered ." This describes highly illegal and unethical behavior that would create an extremely unsafe and hostile living environment. The reviewer concludes with a strong warning: "If you’re looking for a safe shelter that behaves within the confines of the law, DO NOT COME HERE or you two could end up homeless and your rv destroyed beyond use within a weekend. RUN FOR YOUR LIFE unless your a white wealthy family." This statement explicitly accuses the owners of racial prejudice and suggests a discriminatory environment where non-white and potentially less affluent individuals are at risk.

Given these diametrically opposed reviews, local users considering Lafon's RV Parks face a challenging situation. The positive review highlights aspects such as helpful staff, a clean and quiet environment, reasonable utility costs, and a convenient location. However, the negative review raises extremely serious allegations of racial prejudice, unlawful evictions, and property destruction. These are accusations that cannot be ignored and should be thoroughly investigated by any potential resident.

In the absence of further information or responses from the park management regarding these allegations, it is impossible to definitively assess the overall environment, services, and features of Lafon's RV Parks objectively. Local users must weigh the positive experiences reported by one long-term visitor against the severe accusations made by another.

For local users considering Lafon's RV Parks, the following steps are strongly recommended:

  • Contact the Management Directly: Reach out to the park at (972) 736-3316 or +1 972-736-3316 to inquire about their policies, procedures, and to directly address the serious allegations found in the reviews. Seek clarification on their eviction processes and their commitment to fair and legal practices.
  • Visit the Park: If possible, schedule a visit to Lafon's RV Parks to observe the environment and facilities firsthand. Pay attention to the general atmosphere and the condition of the park.
  • Speak with Current Residents (If Possible): Try to speak with multiple current residents to get a broader range of perspectives on living at Lafon's RV Parks. Inquire about their experiences with management, park rules, and the overall community.
  • Request Documentation: Ask for written documentation regarding park rules, lease agreements, and eviction procedures to ensure they comply with Texas state law.

Due to the conflicting and serious nature of the online feedback, local users should exercise extreme caution and conduct thorough due diligence before making any decisions about residing at Lafon's RV Parks. The significant allegations of racial prejudice and unlawful actions warrant careful consideration and investigation to ensure a safe and legally sound living environment.

Currently, there is no information available regarding any specific promotional offers at Lafon's RV Parks. Potential residents should inquire directly with the management about any current specials or incentives.

In conclusion, Lafon's RV Parks in Princeton, TX, presents a mixed and concerning picture for local users searching for "rv parks near me." While one review highlights positive aspects like helpful staff, a clean environment, and convenient location, another review makes very serious allegations of racial prejudice and unlawful actions. Local users must approach with caution, conduct thorough personal investigation, and seek direct clarification from the management regarding these conflicting accounts before considering Lafon's RV Parks as their residence.
